I agree that the heating was terrible in one of the two rooms we rented for two nights -- The staff was friendly and helpful - Being close to the bus stop was nice. You get what you pay for; and I was happy to pay the lower price outside the Venice "proper"...

i know i paid 40 euros a night and shouldn't expect more, but don't call yourself a three star hotel, having a ''trip advisor'' sticker on the door while entering saying it is highly recommended..are you kidding???the room was so cold, i didnt take my jacket off not even once,the heating was terrible and closing after ten at night.the breakfast was so miserable, disgusting liquids coming out of machines, calling them juices and coffee like mud, at 10.30 the guy there really kicked us out of the breakfast room saying its enough you must leave now, while nervously he was packing up all discs and breads and croissants with his bare hands , serving them again the next day with a tong...so funny and ironic..
There was no wireless at the rooms, only at the reception, where we needed a whole ski equipment to stand the cold over there, and generally the atmosphere and the decoration was at least repulsive, like its left there from the 70's and just opened that day for us!!!!
Even the cover of the bed had stains on it..
if you really wanna have fun , just go to see the spectacle..but not to spend the night,,,trust me...i'm doing free camping all my life, i'm really easy going and cool with these stuff, i care so less about my accommodation , i can sleep under a tree with crocodiles strolling around, but this WAS OVER ANY EXPECTATIONS!!!!!

Room Tip: only if you are really desperate....

Myself and my wife stayed here on the 15th Sept 12 for three nights..(room 307).
We chose ths hotel because it was a bit cheaper than Venice central.
Great value for money, recently refurbished. Nice staff. Breakfast included, Free WiFi. Bus stop 100 meters from hotel (number 19 takes you to Venice and Venice Rail station).
A great tip for you is..buy a travel pass from the tabacconist near the hotel, they cost 35 Euros for 72 hours, then you can just hop on and off the buses when you like. The pass also allows you to travel on the "Water taxis"..so no waiting in long queues to pay.
You must visit the islands of "Murano" Burano" and Lido" they are all beautiful, ...just use your bus pass.
We never saw a ticket inspector at all, but the very first time you use your pass be sure to Zap/Barcode it when you get on the bus...you don't need to do it again after that.
The Island of Burano is the most beautiful place ever!

Good base location for visiting Venice: bus stops 100m from hotel and is a direct connection with Venice. Nice hotel personel, free wifi and parking. The breakfast is simple but is a mass kitchen, but acceptable. Good value for money.
Restaurant in the neighborhood are very, very limited!

This is a family hotel which is friendly, clean, affordable and value for money which ticked the boxes for us they had good breakfast spread which included cereal, yogurt, eggs, breads, jam, butter, cheeses, salami, ham, fruit juice, tea and coffee and free wireless internet access. We recommend this hotel, the buses to Venice and the airport are just a stone's throw from the hotel. Buses are regular. Bus fares to the airport and Venice were less than 2 euros. We were out till late at night and we got buses home.


We stayed for 4 nights 12 August to 16 August our daughter came to join us and it was no problem for the management to transfer us to a family room. We would stay in this place again.

I'll make it short. I had a reservation for this hotel for July 5th. Could not get a train ticket to Venice for that day so wrote to the manager asking to change my reservation for the next day. He did receive my message ok.
Me and my wife arrived a 10:00 am on July 6th and were told by the woman at the desk that the room was not ready and to come back at 2:00 pm. When we did, the owner of the place said he would charge us for the "no show day"!!
No towels in the room. Again the woman at the desk said the towels were not included in our price and so we had to pay €2 for each towel!!
When the bill came the owner charged another 5 % for some " tax" that was not in the billñ he gave us but he still charged the "tax" over the price agreed.
Bad manners, bad people!

Room Tip: Do not go there!!

This was a forest of a hotel...they never fixed/repaired unclogged the one and only bathroom in the room sink...It was filled with water from everything necessary to be completed in a bathroom sink. The breakfast was more than humble...they had very minimal air conditioning that only worked when your room key was inserted...hence you can't leave it in the room when departed. They turned the air off at night but the lack of air circulating from the outside made it very uncomfortable. We have traveled quick extensively throughout Europe and enjoy staying at neighborhood centric locations to get the feel of the area but this was a terrible pick...buyer beware...I have warned you!

Room Tip: choose another location.
