First off, this location was perfect! We didn't want to stay in an overrun touristy area and this was quiet and right off a canal with a private dock for the water taxi (we splurged and took one back to the airport and it was so fun and convenient -- the front desk arranged everything for us). It's also super close to a vaparetto stop. The room had coffee and teas and a kettle, a modern bathroom, excellent A/C (much needed in June 2019 travel). Their breakfast was top notch as well, with an adorable outdoor patio. Would definitely stay here again when I return!

Great location close to San Stae waterbus stop and stop for the airport. Very quiet location a short walk or waterbus ride to everywhere in Venice. If you come by water taxi from the airport you can be dropped directly at reception- what a way to arrive in Venice!!! The welcome at reception was warm and we were shown to our very spacious, Clean and comfortable room which directly viewed onto a small canal.Nothing was too much trouble.
We were NOT charged for coffee at breakfast(mentioned by another reviewer) and the breakfast was great. (I did not find the breakfast area too small at all).
If you want a hotel away from the crowds but in a great location you could not do better.
I would strongly recommend obtaining a water bus 1,2 or 3 day pass which gives you tremendous freedom.
Travel to San Giogio island and get a lift to the top of the bell tower. This has a great view of Venice and it is often almost empty, so you are not rushed.Also try visiting Giudecca island (Palanca stop) and stop at the cafe near Harry's Bar, where you can sit by the water overlooking Venice for a very reasonable drink and snack.
Finally do visit Cantina Do Spade restaurant for a drink/Tapas or a wonderful cheap seafood meal which is buzzing with atmosphere

Absolutely beautiful hotel rooms, quiet location but within an easy walk to the all the touristy bits of Venice. Exceptionally friendly and helpful reception staff, nothing was too much to ask. Breakfasts were delicious too. We hope to be able to visit again and certainly highly recommend it to anyone.

Room tip: This is Venice - so lots of steps and stairs everywhere

My wife and I visited Venice for three days on our 25th wedding anniversary. The location is great. We took the river bus from Marco Polo airport to the 'San Stae' stop which takes around 45 minutes and costs 15 Euros single or 27:50 euros for a 30 day return (June 2019). The hotel is about 2 minutes walk from the San Stae stop so even with heavy suitcases it would be easy (Venice is not somewhere you want to drag big cases around as there are lots of bridges to climb up!).
We arrived very early (11:00am) but the staff allowed us to drop our bags so we could wander around the city until it was ready (about 13:30). Our room was in their 'dependency' hotel about 8 metres from the main hotel and access is through a separate locked door that you buzz to get access to (answered very quickly every time we went back). Staff were very friendly and carried my wifes' bag all the way to our room. The room included a small ante/entrance room with a wardrobe, safe, small TV, chaise longue and tea/coffee making facilities with a separate door to the bedroom. The bedroom (also with Smart TV) was reasonably sized with a fridge bar, and small table. The room was quiet despite overlooking the street and only being on the first floor so we got a good nights' sleep. The hotel had also added some chocolates for my wife on our anniversary (had the request in advance and pay of course but they had wrapped them and left them on the bed which was a nice touch).
In the morning we had to walk out the entrance and back into the main hotel and there was a small breakfast area with outside courtyard which was cool even in the hot June 2019 morning. There was ample choice, including continental, cereals, etc and the tea/coffee was made to order.
I would definitely recommend this hotel, I rarely give a 5 rating but had no hesitation for this hotel.

The best kept hotel secret in Venice. We found it originally in the RS Venice book and then did our own research to be sure it was okay - WOW the reviews were correct!

Great location - 10 minutes walk to the Rialto Bridge, 20 to St. Mark's Square, and an easy ride on the Alilauna orange line to San Stae if you are coming from the Airport. Authentic neighborhood that feels very safe.

We were in room 45 in the Annex, which is on the first floor, and it was absolutely perfect. Very comfortable, spacious, and with a great bathroom. No elevator, which wasn't a problem for us.

Staff is wonderful and so helpful, breakfast a delightful smorgasbord of delicious delicacies. Eggs, cereal, bacon, pastries, fruits, cheese and the list goes on. Perfect place to retreat back to each night - we will definitely stay here when we are back in Venice!
