This was our second visit to Venice and out first at the Foresteri Levi. We has a really lovey stay here, absolutely perfect location, right near the Academia bridge, less than 10 mins walk to St Marc’s.
We had quad room which was huge especially for Venice rooms, it was a mezzanine with 2 single beds down stairs and a double upstairs. Really nice bathroom and good hair dryer. Room was clean and comfortable. We did visit in August so room was a little warm of an evening but hotel supplied fans. We didn’t experience any problems with mosquitos like others have mentioned but hotel supplied plug in repellents.
Good lift, big for Venice.
Helpful, friendly staff.
Good free wifi.
Breakfast was a little disappointing as I like to have some fruit and there wasn't even a banana a on offer. However there was fruit juice, coffees, cereals, breads, jams etc.
Overall we had an excellent stay, an ideal place for families and we would stay again.

Please beware that this property has a ridiculous cancellation policy. I cancelled a reservation for 3 rooms more than a week in advance and they slapped a cancellation charge of Euro 1080 and categorically refused to entertain any complaints. Most galling is that I made the reservation via Booking.com where they had in bold letters "Free Cancellation" and "Pay when you stay". This is so misleading. The actual cancellation policy was buried 3 pages deep inside the booking confirmation. I cancelled 3 days after I made the booking and got charged a ridiculous amount. I just want to make sure that no one goes through the experience I had with this property and their absolutely insensitive customer service.

Stayed here early August 2013, got a 56% reduced rate which was excellent. Rooms were clean although no aircon but a fan was supplied. Location is very good. Would stay again but in the cooler months :)

Stayed one night with my family in late July and it was a nightmare. No air con at all, fans completely ineffective, and temperature in the room 30 degrees + all night. Avoid this place in the summer, particularly if travelling with children. Breakfast basic and staff surly. Undeniably great location, but poor overall given the fact this place is not dirt cheap.

We stayed at this hotel in July-2013, and the temperature was >32 degrees everyday, so my comments regarding air conditioning is mainly relevant if you visit in the summer months. Otherwise skip the airconditioning comments.
1) Lack of air conditioning: Do NOT stay at this hotel in the summer periods or at least in the hottest part of summer. The lack of airconditioning means that it is hot and humid in the room the entire day and night and sleeping is impossible. The room is furnished with a very noisy fan, which can't be kept on the whole night due to the noise. Further more, due to the windows being opened to have any coolness, you are eaten alive by mosquitoes. None of the windows have any netting to keep mosquitoes or insects out.

2) Location is superb. It is located near the Accademia bridge, one of only 3 bridges across the Grand Canal, which allows you to explore other areas of Venice easily. San Marco's square and Rialto bridge are ~ 10mins walk from the hotel, and everything is well signed so well we didn't get lost at all. There are plenty of good restaurants and shops close to hotel too. The vaporetto stop (water bus stop) - is 2 minutes away and goes directly to the main train and bus terminal of Venice. The hotel is easy to locate if you follow the instructions they have on their website. You have to be buzzed in at the front door, rather than the conventional 'manned' door of a normal hotel.
3) Helpful and friendly staff: We found the staff to be very helpful, conversant in English and even offered a 45 min boat ride around the more unusual canals of Venice.
4) Room is basic, and rather dated but oddly the bathroom is very modern. Soap/shampoo is provided but not great quality so bring your own. Beds are firm. So apart from my comment 1 (above), the room 'does the job' so to speak. They have lifts, so no dragging luggage upstairs.

Overall, stay in this hotel but not in the summer months. If you visit Venice in the summer, find a hotel that has air conditioning.

I was at Foresteria on the occasion of a business trip. The price policy was a primary concern (together with availability in July in Venice!). The rooms are sober, clean with average comfort. The hotel is nicely situated near the Ponte del'Academia and Piazza Santo Stefano.

A great location to visit Venice. Easy to get there since the vaporetto stops just on the other side of the canal. Noise free and clean rooms. Interesting mezzanine solution with the bed upstairs. Lots of mosquitos but the hotel provides repellents.
