Hotel was in a great locaton. It is very old and a bit grubby. Bed caused itching which was not good. Breakfast was sufficent but no choice. Staff were nice. Don't think we would stay here again.

We have just returned from this hotel after spending 3 days at Carnavale. It was a significant birthday for me which happened to coincide with an event I had always wanted to go to. As such I didn't want a 'chain' but something which was typically Venetian and in the city. This hotel is beautiful and yes we did have to take our luggage up the stairs because there isn't a lift, and yes there isn't a restaurant and your breakfast is brought to you in your room but this is part of its charm. Best of all there are no TV sets, radios, Wi Fi or internet - utter bliss. We stayed in room 7 which I have to say was very spacious and the bed was very, very comfortable. The bathroom had a shower which had loads of hot water (only slight criticism is that if you forgot to put down the mats then the ceramic floor could be a little cold). The location could only have been bettered if we had spent quadruple the money and stayed near or on the Grand Canal. It really is very close to the Rialto Bridge and easily found using the No.1 Vaparetto from the bus station. I had read that there could be a problem making yourself understood but this is not the case. There were varying degrees of adeptness with English but all of the people who manned reception were exceptionally helpful and nothing was too much trouble. Our room was cleaned every day and the maid brought our breakfast at the allotted time without fail. If you want a sanitised 'American' hotel don't stay here but if you want an authentic, friendly, welcoming hotel then I would recommend room 7 and can't wait to go back.

Room Tip: We stayed in Room 7 Marco Polo which was very spacious

This was the first stop on our European honeymoon and it was terrible! We had a tiny room that barely had room to house a double bed, and it was infested with black flies! I was bit on my hand the very first night and had a welt that lasted for 3 weeks. We did not have an attached bathroom, so we had to walk back and forth. The bathroom also had black flies, and the shower was in the middle of the room with no curtain or anything. The entire floor would flood - and the bathroom was only cleaned once in a 3-night stay. The only redeeming qualities are the location and the very nice lady at the front desk... I would absolutely not recommend this hotel to anyone. If you do stay here, make sure you bring bug spray!

Pictures of this hotel online are very decieving, don't be fooled by its grandness, our room was the size of a cupboard room only for a double bed, it had a awful smell as the only window overlooked an alley used for rubbish, the noise from workmen started at 6am and did not stop untill late, this particular room (room 3) did not have use of its own toilet/wash facilities, you had to cross the breakfast hall to a very small toilet/shower room, the shower had no enclosure was just a shower head in the corner with a drain. The toilet wasn't exactly what you would call soundproof so everyone at breakfast...well you can imagine!!!
Waste of money!! and quite honestly left our honeymoon lacking in things we would have expected!!!!!!!!!!!!!

Room Tip: Do not accept room 3!!! by far the worst room in the hotel!!

Locanda Novo was the best accommodation we had in the last years. Not the most luxurious, but certainly the most pleasant. I was a bit worried after reading some reviews but the reality far exceeded all my expectations. The room was very large, furnished with exquisite taste, nothing kitsch, nothing strident, absolutely impeccably clean, everything smelled fresh. The breakfast, though small, was delicious. The room was completely quiet and the bed very large and comfortable. I loved that bed :) We were in Venice at the end of August when was a suffocating heat. By contrast, the room was cool and and the air conditioning (with individual remote) extremely silent. From the rail station we reach the hotel very easily. The hotel is very conveniently located, within 3-4 minutes to Ca d'Oro and maximum 10 minutes to the Rialto Bridge. The staff was very helpful and friendly (hello Mrs. Maria, we wish you all the best). The owner was also very, very nice, she helped us to make our web check-in for departure flight to the reception's computer. At 3 min from the hotel you will find a supermarket and plenty of restaurants. If we'll return sometime to Venice we'll certainly choose again Locanda Novo. Thanx again for everything!

we were allocated the 2 rooms at the higher / top level of the hotel (they only have 2 levels). The last 2 flights of steps were very steep and high, so lugging our luggage into the rooms took a lot of effort. However, what greeted us were clean and rather spacious rooms, though the ceiling was rather low. There was air con facility in each room, but failed to cool the rooms fast enough. After we informed the hotel staff the next day (we just slept in stuffy rooms cos opening the windows would let the mosquitoes in), when we returned after a day of sightseeing, the aircons were already turned on and the rooms were pleasantly cool. For the next few days, the air cons worked. There was hot water for showering but after a while it would turn cold, or no water. We had to wait for a little while before the water came on again. This happened in one of the 4 nights we stayed.

The location of the hotel is good, as it is not as far from the railway station or bus interchange (about 5-6 water bus stops). It is also not far from the St marks square (7-8 stops). Rialto is within 10 min walking distance if you do not wish to take the water bus (vaporetto).

Overall, we had a pleasant stay at the hotel, and would love to come back for our next stay.

Very large room by European standards. Very clean with a decent sized bathroom with shower. Had air-conditioning (which was needed...Italy is very hot in July) but no TV or WiFi.

Breakfast was bought to the room at a negotiated time which was great.

Location was excellent, only a few minutes walk to the Rialto Bridge and St. Marks Square.
