This little pension/ hotel is basic. We had a room in the building next door, on the first floor (no lifts) with a shared bathroom. The room was a decent size, with the. Basics, including a tv and towels. The double bed was comfortable but basic. We walked from Plaza Roma station, it took 45 minutes (and lots of bridges). The S Angelo water station is a 10 min walk and we caught a water taxi from there to the airport. We missed breakfast cause we had an early departure. For what we paid, this was ok and basic.

I don't understand the bad reviews. The location is great, its very clean, rooms are good and the staff is nice and helpfull. The bed is good, there is wifi and the rooms are airconditioned. The breakfast is very simple, but its not an expensive hotel, especially for Venice. Prices are very high in Venice and this hotel is good value for money.

Some reviews I read are really unfair with this hotel and staff: staff at front desk was very helpful and nice, specially the young man that stays over night. Room size excelent considering the city overall options and location simply wonderful, next to everything. Just had some trouble finding the hotel when we arrived because in their website the vaporetto stop indicated is wrong: we stopped at the Accademia and it was close, but hard to cross the bridge carrying heave luggage. On our return to the train station it was easier, because the sympathetic young man at the front desk told us to get the San Samuele, line 2 (which is faster) and this stop is very close to the hotel, crossing only one small bridge. Only difficult thing is to carry luggage up to the room when you arrive, because it's an old building with no elevator, but cost benefit and location is worth!

Room Tip: room number 6 is very quiet, but do have in mind lots of stairs to carry your luggage!

This hotel was not a hotel more an bed&breakfast.
Room was very dirty and dust floor was full of hair.
Matras was complete worn out.
Breakfast quality low as possible bread.
Airconditioning did not work properly
We did not get fresh towels.
Bath room smell bad and ventilation did not work.
Poor hotel never going back to that hotel again.

After reading some of the reviews we were reticent about following through with our reservation, however, we were pleasantly surprised with our visit last week. We booked a suite as we were traveling with our family. This is a historic hotel, hence the building itself is several hundred years old, which lends itself to the ambience of the experience. We have stayed in other areas of Europe and found this to be consistent with other historic hotels, so don't expect a contemporary hotel experience. We found the room to be very clean, bathroom smallish but impeccably clean with WC, bidet, shower, towel warmer. Master had flat screen TV but we didn't want to use it. Small refrigerator filled with drinks. Baby bed available at our request. Sheets were nice and heavy, beds clean and comfortable. This is centrally located to all the main Venice attractions, right across from Accademia and a five-minute walk from San Marcos square. My daughter and I walked about the area at 10 o'clock at night and felt very safe. Of course, we left our directions at home, so we simply called the front desk and they walked us through the directions from the train station, a beautiful and quick 10-minute walk. The staff was very pleasant and helpful during the whole stay. Breakfast was typical European fare, hard roll and crescent with coffee or tea. Would stay here again. Price was reasonable for the area.

I have never been to Venice and I am glad we picked the Arte. It was centally located to almost everything including public transport via the water taxis. San marco is close and countless cafes, shopping, and restauraunts are with 5 mins walk. The rooms had AC and a nice bathroom. Like many hotels in venice this was a former residence so it may not be the format you are expecting as far as layout and such. Low cielings are commong in many of these types of rooms. The staffs' english was poor and were no help with questions about anything. But its nothing you wont learn in the first day and besides who cares? your in Venice

Room Tip: Lower levels are cooler since the ACs will not run while you are gone because your room key activate...

This hotel is very well located, quite in the center and it is easy to find. The staff is very friendly although they don't speak perfect english, but I think it's pretty much like that everywhere in Venice. The bathroom was clean and good, a bit small but it is ok! The rooms are very cozy and well isolated, and they were cleaning them every day. Breakfast is good enough, they serve you the meal and don't be shy to ask another cup of coffe - they would gladly serve it. I would stay there again.
