I have had to laugh at some reviews for this hotel (I would maybe class it more like a hostel really).
This is just about the cheapest place to stay on the island and some people seem to expect 5 stars! What you get for the price is good sized bedrooms, ok you have to share a bathroom with a couple of other rooms, but rather that than have small bedrooms!
Awesome air con in our room(it was 44°C outside when we stayed and we had to turn the air con off as we woke up freezing cold with it on.
Location is brilliant, especially if you are driving. Just 150 metres from main car parks and about 200 metres from Main waterbus (Vaporetto) stop and ticket office (there is a vaporetto stop right outside the hotel which only goes to certain stops so we just used the main one as there is a large supermarket on the way to get cheap food/drink.
The main thing with this hotel was the fact it was a monastry and there has been minimal interference with the original building. We had a roam around the place and found the conference/meeting rooms with stunning original ceilings.
We stayed for 3nights and saw several different members of staff, only one didnt speak great english, but how many english hotel staff can speak Italian?
And all the staff were excellent.
We will definately stay here again on our next trip to Venice. And recommend it as long as you arent looking for a luxury spa hotel!!

reachable only by feet, this refurbished hotel is located 200 meters from Bus station and 500 meteres from Train Station. The vaporetto is nearby. Also grocery store near. Wi-Fi included and nice breakfast. Nice staff, extremely clever.

We booked late and could only get into this hotel. It seems rather expensive for what you get. Maybe it is just that we were here over the new year period. We had to share a bathroom with about 5 other rooms which became a bit of a pain. Breakfast was a bit basic but I suppose this is what you get on a budget. Really accessible upon arrival but from here it is a long haul to any of the attractions. All in all not to bad.

Just to clarify, the prices in Venice are very high during the "New Year" period.
There are just 5 rooms that share 2 bathrooms, not 1, and we think is enough.
Comparing with the other reviews, we are trying to improve the breakfast.

I chose this hotel are we were visiting Venice on a budget!
The hotel is situated 5 minutes from the bus terminal, so we went straight to the hotel, left our bags in our room and then we were free to explore Venice within half an hour of arriving.
We were given a small bedroom but large bathroom. Both rooms were very clean. Nice towels and basic toiletries were provided. A buffet breakfast was included in our price (We paid £84 for 2 nights), so we could certainly not complain!
The reception is manned 24hrs. There isn't a lift, but this isn't unusual in the cheaper hotels.
There are a couple of waterbus stops 2 mins away.
One disadvantage is that you aren't right in the middle of the island, so have to walk or get a waterbus to wherever you want to go.
Having said that, I would certainly use this hotel again,

Based on a friends advice, we looked at hotels close to the carpark, as we had a hirecar. Looking at the 3 within close vicinity, this one looked the best & was thankfully very handy to the carpark - just down the stairs towards the waterfront. greeting was friendly & helpful.

No proper lift, but fortunately at least a small one for our bags. room was very cheap/basic, no fridge or TV. Bathroom an ok size, although plus sizes will have an issue with the shower cubicle smaller than most phoneboxes. On checking out, unfortunately the morning concierge didn't speak English & we were trying to determine whether we'd already paid or not (as Agoda bookings are usually pre-charged). Enter mid to late 20's italian guy who immediately & aggressively says "this happens all the time, you pay, you pay now!" flapping his arms about & not making eye contact or any attempt to listen to us. "I have never heard of Agoda, you have to pay us!"

I said that online it looks as if we'd paid, that I didn't mind paying though & sorting it out later if necessary...but was disappointed with his complete lack of customer service & was he not aware that people posted comments about their hotel stays? After going back & forward, trying to calm him down/discuss his attitude..."I don't care. you have to pay & anyway, I don't even start work for another 10 minutes!"

Yes, it was early Monday morning...but seriously, that guy should find another line of work. it's one thing to be rude in general customer service, but in the hotel/tourism industry...it's inexcusable. hopefully he'll not be treated as badly, once he travels himself.

Room Tip: As no lift, suggest lower floor room.

Dear Customer,
I apologize for the discussion. I tried to explain for five times that we received your reservation by Booking.com, that is in relationship with Agoda.com, and not pre-paid by credit card, so we did not received any money from them. But you persisted the contrary, wrong. So It is very difficult to maintain the patience in these cases. Usually I am not rude with my customers.
I tried to look our page at Agoda.com, and is well specified, before to book a room, that the credit card asked is only to guarantee the reservation, and the payment would be asked at the check-out.
Anyway, thank you for your stay.

Interesting building in a good location especially for Transport in and out of Venice and port.
Staff were especially accommodating and understanding when we were caught in the worst rain in Venice for 22 years and our cruise was held up.

Basic accommodation in excellent location. We chose it because we could walk from the train station and then walk to the cruise ship (well to the people mover anyway). We had booked a triple room with shared bathroom. We arrived before the room was ready and the nice receptionist not only found us a room that was ready but also gave us one with a private bathroom, maybe because we had a baby with us. The room certainly wasn't fancy but neat and clean and I enjoyed that it was an old monastery, gave it some character. Breakfast was again nothing fancy but perfectly fine for a budget accommodation. Recommended for pre and post cruise stays as long as you don't want all the frills. Also there is no lift if that is necessary for you.
