A beautiful hotel in a perfect location. Been to Venice many times and this hotel is one of the best. The rooms are gorgeous and a lovely big size compared with many ive stayed in. The breakfast was lovely and included bacon and eggs which is also not usual. Friendly helpful and pleasant staff too. Would definitely recommend.

My partner and I stayed in this hotel for 5 days. It is located in a perfect location walking distance from St Mark's Square and also the vaporetto water bus stop. The breakfast was really nice it is a continental breakfast so more cold options than hot. The rooms were extremely clean and decorated in a venetian style and the bathroom was clean also. Customer service was impeccable, we had a very early morning flight so they allowed us to have a packed lunch breakfast. The downsides are that the rooms are off the corridor which is the breakfast hall so you can hear them preparing breakfast at 7am which can be disturbing and you feel as if you can not talk as loud in your room as the breakfast hall and reception are literally outside our room. The wifi was not that great but that was probably due to my phone, I would not say it is a major concern and lastly you have to buzz anytime you want to enter back in the hotel - I guess is good because it is safe but you feel as if you're disturbing if you decide to come back in late after an evening stroll.

Stayed at this hotel for a long weekend. We stayed in the hotel with the main reception. Is situated down a little alley, but is in an excellent location. Was lovely and quiet location whilst being in a good walking distance from the popular spots to visit! The staff were extremely helpful! Breakfast was simple but tasty and great way to start the day. Would definitely return to this hotel apron our return to Venice!

Palazzo Guardi is in Dorsoduro, which is a very pleasant and quiet area. The Alilaguna boat stops 5 minutes away from the hotel, in Zattere, outside Gesuati church. There are also vaporetto stops there. Very convenient! Though I mostly walked everywhere.

The hotel is very close to Punta Della Dogana and the Church of Madonna della Salute. The walk along Zattere is very nice, you can also go for a morning jog around there. There is a school nearby and also some buildings that belong to Venice's university so you will see students around, which make the area more lively, but not noisy. There is a taverna/bar restaurant below the rooms (very nice food!!) and a club around the corner but I never noticed any late noise.

I stayed in a canal view suite in the building in Fondamenta Priuli. It did not feel like staying at a hotel. This building does not have a reception, you get a key to the main door and it's like having your own flat in Venice for a few days. The room is quite ample and the bathroom is very nice too. Venetian decor, very clean and in great condition.

The wifi in the building is amazing. These days, this is a big issue in many modern hotels. This one worked great for me. The room also has a modern tv. Loved to have MTV to have music on while I was in the room.

There is a mini bar in a little fridge, which comes in quite handy if you want to go to a nearby supermarket and keep there something to eat. There are also nice bars/restaurants on the way to Campo Santa Margherita, which is about a ten min walk. Also, the area around the Accademia, Campo San Maurizio and Campo Santo Stefano has nice shops and restaurants and it is not as busy as San Marco or San Polo.

The breakfast is more than what I would have expected. I was more than satisfied. Croissants, salami, cheese, ham, boiled/scrambled eggs, bacon, toast, crackers, nutella, jams, juices, coffee, teas of all flavours, yogurt, even cheesecake and panettone.

I also saw the main building, when I went to check out. I left my luggage there as my flight was not till 8pm. The left luggage service is a great advantage! I saw people commenting about the lift in other reviews. It's a small lift but better than nothing. You can't ask for much in old buildings like these!

All the members of staff I met were very kind and helpful and I would definitely stay again at this hotel.

Room Tip: I stayed at Bucintoro. The green room with canal view

Palazzo Guardi is a great choice to visit Venice. Sometimes it was loud at night, but still acceptable. You should stay in the building without the reception, that has a nice view and mood. the othet building, where you have to check in is not that pretty.

Very nice place to stay, in the quiet Dorsoduro neighborhood and not far from L'Accademia. Lots of students around, plus some nice places for cheap eats. Staff were very helpful and friendly, and the room was lovely.

We were quite happy with our decision to stay here; it's fairly good value (especially for Venice!). The location is great (and we had no problems finding it); it's in a quieter part of town, but still close to the grand canal and walking distance to St. Mark's Square. The room was quite well looked after and nicely decorated (very quaint). The bed was okay, but could have been more comfortable. Breakfast was pretty good. We were in a separate building around the corner from the main building, but this didn't really cause too many issues and they provided breakfast in this other building as well which was good (I was worried we'd have to go back to the main building for breakfast).
