This two-storey boutique hotel is small, compact, cosy and well presented.

Location
The hotel is situated on a corner with one side facing a canal and the other a narrow street (most streets in Venice are narrow!). It is located in the relatively quieter area of the Dorsoduro district of Venice. The hotel can be reached by water bus (vaporetto) 5.1 and disembarking at Spirito Santo. You then have to walk and drag suitcases over flagged streets and over one bridge to reach the hotel. Check in was good and efficient. However, the hotel does not have an escalator and has steep stairs with a poor handrail. There was no help to get the luggage to our first floor room. We wouldn't have liked to have a second floor room! The hotel was close to shops and trattoria's. You could cross the Grand Canal by walking to the Accademia bridge (Ponte dell Accademia), catching a water bus from Spirito Santo or or a small boat (traghetto).

Room
The room was small but clean. There was just enough room between the bed and the wall to do a 'side shuffle' into or out of bed (the wall showed wear where many people had been doing just that). Otherwise you got into or out of bed by crawling from or to the end of the bed. The bathroom was small but modern. It had a shower-in-the bath with one safety rail near the taps. You had to hold onto the sink to get out of the bath. There was complimentary water but no tea or coffee making facilities. However, a member of the night staff did bring us some hot water for making tea at our request. The bed was springy and the bed linen was clean and fresh. The woollen blanket wasn't the best, was itchy, and didn't look all that nice. The staff arranged for us to have an extra sheet to reduce the itchiness of the blanket. The air conditioning couldn't be controlled and we could only control the speed of the fan.
Wifi was not very good, the signal was low, and kept dropping out.

Staff
Friendly, helpful, and efficient staff. In particular, Maria at the reception was a smiling, bubbly, and very helpful person. She helped us with some excellent suggestions for local trattoria's and good restaurants. She also tried to help me learn a bit more Italian but with limited success (I am a poor student).

Food
Breakfast was included in the price of the hotel and was held in a cosy and nicely presented dining room. However, it could get very crowded and it was hard to navigate around each other when more than about six people were at breakfast. Breakfast was basic but nicely presented on a breakfast bar and consisted of cold meats, fruit, cereals, cheeses, pastries, and bread. A staff member was also ready to serve you tea or coffee from a machine in the very small kitchen behind the breakfast bar.

Problems
Our sleep was disturbed a few times as the floors are wooden and we heard the guests above us walking around and having 'fun' about 1am!
The steep stairs - especially if you have mobility problems
There is no non-slip surface in the shower/bath or safety rail to exit the bath.
There is very little room to get into or out of the bed from the side (although other rooms may be larger)
There are many mosquitoes so take precautions.
Wifi not good.

Overall a nice stay in the city of canals.

Room tip: Higher floor so you don't hear people above you but be prepared to haul your luggage up the steep staircase.

Dear customer
Thank you for the congratulations on the accommodation, sorry that you did not find the escalator or elevator but in Venice you would find them only in 5 star hotels. Ours is an original Venetian touristic accommodation with steep stairs, classical for Venice, but comfortable: as a small accommodation, there is no figure dedicated to luggage transport but our staff is always available with our customers.
The room is comfortable and stylish, the bathroom is completely new and the blanket, as fire-retardant as provided by fire regulations, cannot be as soft as wool.
The WI-FI had no problem and in case you could just have reported to reception staff to have it immediately settled.
We do not have wooden floors, in the room above there is the carpet: if there was a trouble it was enough to alert the reception, which would promptly settle the matter.
Thanks for the suggestion regarding the float in the bathtub.
Hoping to have you in the future as a welcome guest, you will also have the chance to enjoy once more the bridges, the narrow and characteristic “calli”, the steep stairs typical of the original houses, the ferries and gondolas that make UNIQUE the city of Venice.

Helpful, fantastic staff. Clean room with comfortable bed! Would stay again! Quiet area yet location was good for all the tours we did. Breakfast had good variety of choices from cereal to meats and cheeses.

Loved the stay. Very close to everthing. Situated near canal and the public boat stop as well as church of the solute. Staff friendly and professional. MARIA was very nice and welcoming. Hotel is always clean. Stayed there for 3 days and loved every momen.t

Nice lication slightly out from the overcrowded area. Decorated very venice like for an authentic stay. Sufficent breakfast and friendly helpful staff. Only fault would be the stairs to the top rooms, but we were silly enough to have excessive luggague. Happy with our 2 night stay

Such a lovely fancy little hotel in the southern area of the Venice main islands. It's a bit of a walk there from the train or bus station, but the journey is lovely through the little lanes and over the bridges. It's about 40 minutes on the water bus from the train station. The hotel is super quaint, very clean, and the service is excellent. It's very clean and breakfast is great too. A great find.
