We stayed 2 days in these hotel in Venice. I have to say that the price is really cheap for the services it offers; it stays 10 minute walking from Piazza S.Marco, but in a quiet part of the city, where is possible to live in the middle of local people. The place is good for whom like no turistic places. The room was very clean and confortable and the breakfast is served in a delicious room upstair at 1st floor. Really reccomended.

We stayed during January 2013 and couldn't imagine a better hotel with such service adequate to price offered around the corner! Good facilities in room beside mentioned on their website, the shower was great; strong hair dryer, make-up mirror, towel heating shelf, comfort bed and pillows, windows are enough high to catch sunlight in the morning. Staff at breakfast restaurant very attentive! We had early check-out and eventhough there still an hour to breakfast time, we still had hot breads, coffee and milk ready before we left. The only disadvantage that makes me rate 4 star is no elevator, this would make the hotel not recommended for senior with carrying luggage. A device for disable person available and only up to first floor. The hotel is 15 minutes walk from St Marks Square. If arriving from Santa Lucia Train Station you can take water bus line No. 1; No. 5.1 or 5.2 (I recommend line 5.1 as they have less stop and take 30 minutes instead of line No. 1 - 45 minutes), the nearest water bus stop is Giardini

Reading some of the reviews on here then finding the Hotel tucked away down a dingy side alley with only buzzed in access, initially we feared the worst. But we couldnt be more wrong. This place is great. Yes it's a basic room that has seen better days and it is not the epitomy of luxury. But it is comfortable and clean and I would defy anyone to knock the service here (rooms cleaned/beds made daily, friendly staff, decent breakfast), or the shower which was possibily the best shower ever, or the location! The Hotel is ideally located. Situated on Venice Island itself it is only 15 minutes walk from St Marks Square and 5 minutes walk from a waterbus stop, you couldnt get any better located without paying through the nose. When you consider that you visit Venice for the sights, not to sit in your Hotel Room all day, then it makes perfect sense to stay somewhere that is decent and well located, but still sensibly priced. The absolute acid test is that we would stay here again : a handy tip is to get the Blue Line WaterBus from Marco Polo to the Arsenale stop and then the Hotel is only an easy 5minutes walk down the road.

Room Tip: If you get the Blue Line WaterBus from Marco Polo to the Arsenale stop (1hr) the Hotel is an easy 5 minutes walk down the road to the right (via Garibaldi) and then down a sidestreet next to the Church (which is lovely).

I was really pleasantly surprised by this hotel. It is 3 stars, but premises, rooms, staff and breakfast is going towards 4!

We had a lovely spacious room, with air conditioning, very clean, bathroom like brand new, room cleaned and towels changed every day. Has a mini bar with very reasonable prices for both soft and alcoholic drinks! Room is a bit on a darker side, but you don't come to Venice to stay in a hotel room, so who cares! (The are bedside lamps for reading and lighting is great in bathroom if you need to do makeup). Also, bed on a bit harder side (for me) but my friend was absolutely fine with it so really a personal preference! But rooms are very quiet as area is not too noisy.

Breakfast in the hotel is great as well, as good coffee is available, as well as good continental breakfast. Ladies in the breakfast room very attentive and friendly. My friend was ill so they got her plenty of tea and honey - very sweet!

Receptionists were all polite, friendly and helpful. When there was a little of flood happening, they even arranged some bin bags to put over our shoes so they don't get wet straight away! Also, trip to Murano island and glass factory is available for free from reception - just ask on the day! Even tho our room was accessible through back door and receptionist had to come wit us every time to open it in the evening, that is not an issue at all, because you need to pass through the main reception anyway on your way to the back door, so really - not an issue!

Location of the hotel is great as well. It is 15-20 minutes walk from St Marco square, but a walk in a beautiful Venice is a pleasure (even in the rain and flood - adventure!) :) There are also a couple of waterbus stops just 2-3 min walk away, so very easy to get to any part of Venice. It is about 30 min by water bus (lines 5.1 or 5.2) away from train station or Troncetto where Eurolines bus from Treviso airport stops (line 1 will take longer as locals call it 'tourists' line). #TIP - if you are under 30 years-old, get a young person's card for 4 euros, then 72 hours waterbus pass will cost only 18 euros instead of 35! Other discounts available with the pass as well.

Also, hotel is in a higher part of the city, so flood doesn't get so high there :)

In overall, hotel is of a great standard and would definitely recommend it to someone who is going to Venice!

Hotel small but friendly. Room adequate in size and traditionally furnished giving a feeling of being in Venice and not a travel-lodge. Breakfast room nicely decorated and staffed by friendly maids happy to help with a simple yet sufficient breakfast of bread & meats with cheese and croissants. only downside to room was the small bathroom had a slight smell of drains.

Hotel is situated south of the grand canal and takes a good 15 min walk but is in a very quiet part of town so sleep was never disturbed.
