This was our third visit to Venice and this was our best hotel experience.
We arrived by water taxi at the hotel's "front door" and were met by a helpful member of staff who dealt with the luggage and provided a helpful hand in disembarking. Check in was quick and painless and although we were too early to check into our room we were shown, without having to ask, where the toilets were. We were then provided with maps so we could get our bearings and helped to find a suitable lunch venue.
Our bags were in our room when we eventually returned. Our room was well appointed although the choice of art, a life size nude, was not what we would have chosen. Hung as it was on a wall by the bed it was somewhat disconcerting first thing in the morning on opening ones eyes. The bathroom was large with good quality toiletries and a jacuzzi bath.
Breakfasts were of a good continental standard with a choice of fruits, breads, meats and cheeses. There was a hot choice of scrambled egg and bacon although the bacon was a bit soggy.
Whilst there is no bar a such, staff are happy to provide drinks in the public rooms the best of which is located on the second floor.
Location was excellent being about 10 minutes easy walk to St Mark's Square. Lots of good eating places nearby and the hotel staff are happy to provide impartial recommendations.
A great place to stay and we will not bother trying to find anywhere else to stay when we return.

We thought we may as well do Venice in comfort and style. Can't think of a better way, really. Anyway, this place is a part of the Small Luxury Hotels of the World chain, so there are additional benefits when booking through American Express.

We arrived from the airport by water taxi. Again, not cheap, but I couldn't think of a better way to arrive in Venice. The taxi brought us to the door (how romantic!). Reception could not have been more friendly. We learned the word "Prego" pretty quickly.

The location is great - only two canals from San Marco Piazza, so away from the crowds. We stayed during April, so I would hate to think what it was like in July. Our room looked over a side canal, and despite there being a restaurant directly opposite, there were no noise issues. I don't recall there being a lift, however, so that may pose a problem for some.

Our room was upstairs, and not huge, but nevertheless, we have been in much smaller rooms. The TV was a CRT - not sure when Italy goes digital, but hey, who is going to go to Venice to sit in their room to watch TV? The bed was comfortable, and there were enough blankets.

The only downside about this room was the shower. Intensely small - a flat half circle where you almost have to exit the cubicle to do the other side of your body. And we're not big by any means.

The buffet breakfast was in a little room downstairs with a couple of windows with a view to the side canal, so you had to be lucky or early to get one of those. The staff was efficient, without being officious, and the food was average - probably better to go out to any one of many nearby cafes for a breakfast.

The place is clean, and although there is no "bar" in the traditional sense, there is a lovely lounge area up stairs.

For location alone, we would return here. It is a little off the beaten track, yet close enough to not have to make too much effort. The vaporetto stop on the Grand Canal is a few minutes walk away. This is a joyful, Venice/Italian experience. Recommended.

Was treated to a surprise stay here with my girlfriend. Arrived at the hotel to greeted by a friendly receptionist and after a smooth check in, promptly shown to our room. The room was lovely and the bathroom was amazing!! Just a few little things though, dressing gowns would of been nice but not the end of the world!! The bath was a jacuzzi corner bath which was delightful but some bubble bath would be a nice touch. Only small factor.
Slept like a log and was ready for breakfast which was nice but maybe a little more selection on the hot side but a lovely little view overlooking the canal.
Overall great location once you get your bearings. Would return If we went back to Venice.

On arrival we was shown to our room on the ground floor, which turned out to be a room designed for disable people, ie wet room.
Being disappointed with a room without spa bathroom features as described I made my feelings clear to reception who informed we could move room to the second floor but it was a smaller room!!!
The room was ok (very hot) could not control the temperature, so had to open the windows to create a relaxing temperature in the room. The shower cubicle! Well let's hope you are not on the large size or you will not fit in or be able to shower with ease.
The breakfast was very nice, along with location, I would not recommend this hotel for future visitors to Venice

We stay there in January 2013 for 3 days, very clean and spacious room, friendly staff and fantastic breakfast service with exellent coffee.
Five minutes walking to grand canal, were you can get most of the public transport you need to visit Venice and ten minutes to San Marco.

Room Tip: Fourth floor rooms are less noise in the morning

The private water taxi is much better than the vaparetto to/from the airport - it entirely changed our impression of Venice. The hotel is situated right on the water, so the private water taxi experience makes it extra fun because the water taxi pulls up directly to the door (no lugging bags on and off the vaparetto and down small alleys).

Hotel was unexpectedly a little "gem". We can see why it's one of the Small Luxury Hotels. Rooms are nice. They have space. We were in a "loft" room, which was nice because it gave us a little more privacy. Centrally located, amazing how close everything is.

We had an open itinerary, and we loved Venice and the hotel so much, we kept extending our stay. ha ha. The staff actually responded to our moving check out requests really well - good thing it was low season or I doubt we could have been able to stay longer. Breakfast is good. Wifi was fast. Highly recommend, would definitely return in a heartbeat.

We stayed here in January and i was a bit worried about the low rate of 119 Euros per night which seemed too good to be true for a four star hotel in Venice, in the washup it would easily be the best value hotel i have ever stayed in when visiting venice and to be honest the service was just as good as the Gritti Palace which starts at 300 Euros more per night.

It is about a five minute walk to St Marks square and best of all easy to find your way back to (an essential in venice).

The rooms were Venice sized but very nicely appointed and comfortable (especially the bed) and there was some original (and very good) pop art on the wall of my room.

Breakfast was a good hot and cold buffett and was included in the rate.

The negatives were few and far between, the lack of the bar being open during the quiet time at the start of January the only one worth noting but they were happy to bring drinks that weren't covered by the minibar to the room.

Ask for a view overlooking the canal, the water based traffic doesn't make much noise and only the lightest of sleepers would be kept awake.

Room Tip: A canal view room reinforces the special place that you are visiting
