good directions by the staff we communicated with prior to going led us to their doorstep, even with so many shops and doors along the street. their location made us feel right at the heart of venice, with the sea behind the hotel. there was the smell of the sea from our bathroom (not too pleasant!) which we reported- but i guess that was the natural smell of the area. getting a gondola was convenient too as well as the walk to st marks.

First of all we got off the boat from the airport and to walk less than two blocks no bridges to walk thru with our luggage is wonderful. The hotel is located right off the main path therefore it is very quiet and private. We got there and was met by a very friendly front desk staff showed us to our room. Luckily our room was on the 1st floor, and off the patio courtyard were we enjoyed our breakfast the next day. The room had a great a/c coming from the US that something we look for. Breakfast was good and very attentive staff. They recommended several outstanding restaurants nearby (will review later). As mentioned by the front staff we went to St. Marks square by walking the streets rather than on the water busses again quicker. Great Experience. Will stay here again if in Venice.

This hotel is much like a small pension or gasthaus, aka B&B, with much of what you would expect in a small European hotel. I think that they just missed the mark in a few areas which if improved would really set them on top. Great location a short walk from the tourist areas but near the train and a main drag. Large rooms & nice breakfast that caters to both light American style eating as we'll as various European foods. Each Person receives a wonderful sugar topped croissant and an automated espresso machine fills your coffee needs. Rooms were adequate but black mold on the bathroom ceilings needs cleaning. The hotel has a 2nd entrance for upper rooms and we learned that during high water they open a door to allow upper guests direct access to the lobby. It's should be open at all times rather than forcing your guests to go outside just to come back in. All in all a nice stay but some areas of opportunity.

Brilliant simple continental Hotel. Friendly - new owners know Venice and recommended non tourist restaurants we already knew - and places we did not. Good breakfasts in the Courtyard. Great place to stay in an interesting area with really helpful owners.

Very friendly and helpful staff. Great location to transportation. WiFi was spotty but they are working on it. Breakfast courtyard was lovely. The staff gave us great information for must see sites. Note to guests: if you leave your window open, do so only briefly there are mosquitoes and they will come in quickly.

This hotel is great, especially for the price. The hotel staff are fabulous give direction on where eat and what to see. Close the main parts of Venice and easy walk from train station. I would definitely return.

Breakfast was a disappointment: croissants where delicious, but the rest was poor (bitter machinecoffee, hard bread, no meat products, watery juice).
Room was spacious, but the only 'windows' where glass doors that opened to the public area so you couldn't leave them open at night. Noisy airco. Douche water was cold. WiFi not always available. Beds where good and room was clean.
Don't expect a top hotel and forget the breakfast, but the price is very reasonable and the location is good.
