This hotel is great, especially for the price. The hotel staff are fabulous give direction on where eat and what to see. Close the main parts of Venice and easy walk from train station. I would definitely return.

Breakfast was a disappointment: croissants where delicious, but the rest was poor (bitter machinecoffee, hard bread, no meat products, watery juice).
Room was spacious, but the only 'windows' where glass doors that opened to the public area so you couldn't leave them open at night. Noisy airco. Douche water was cold. WiFi not always available. Beds where good and room was clean.
Don't expect a top hotel and forget the breakfast, but the price is very reasonable and the location is good.

the hotel is very central to 2 vaporetto stops, but tucked away from the huzzle and buzzle of a big city. room was clean and what we expected for the price. staff was friendly and helpful. highlight is the little court yard where we had breakfast every day.
would stay there again.

I stayed here with a friend for five nights in August and the service was lovely, the room was spacious and the bathroom was fantastic. The breakfast wasn't great but it didn't matter becasue the eating area was so nice. Good location, helpful staff and just a really great stay, especially for such low prices. Cannot reccommend enough.

We just spent a night at the hotel and found it was fantastic!

I've heard stories about people having to drag bags up and down stairs in Venice with luggage and this hotel doesn't really have that issue. We had 1 flight of stairs to go up and down from the train station and the stairs were very flat.

Total walk from the train station to this hotel was 10 minutes.

When we got there, we had no issues checking in and getting settled. The front desk clerk was very polite and helpful.

The door to our room was actually from outside which was quite nice and we had a little patio outside as well. Great bonus!!

The room itself was ok. I'm tall and had to bend down to take a shower as it was small and the room was really tiny. The pillows weren't grade A. On the other hand we got free internet in the room and the room was kept really clean.

Location was amazing. You are around the block from one of the main shopping roads and all of the fun Venice is within walking distance!

Breakfast is served every morning. Its a small continental but can fill you up.

Price was very reasonable when looking at Venice hotels. Better then most.

If you are a looking for a view of Venice you won't get that here. However you can just walk outside and around the block and see everything.

One final word of advice, you will need directions to get to this hotel. Ask around the St. Lucia train station.

I would stay here again if I was in Venice.

The hotel is a 5min walk from San Marcuola vaporetto stop and about 15min walk from Santa Lucia train station, of course that is if you don't get lost on the way. I would recommend the owners to put a large sign on top or next to the main door. Visitors should pay attention to the number on the address, that'll help you find it once you are on the right street.

The room we had was big and the bathroom was big too. Break fast is served in a pretty courtyard. Staff was nice to us. Plenty of shops around. Overall good location, good hotel and for us was good value too.

This hotel is exceptional value for money and exceeded our expectations by miles. The people running it are very helpful and friendly and the rooms are spotlessly clean and quiet. Very comfortable bed, great air conditioning and modern bathroom. There is a lovely patio area where you can sit and relax after a hard days sightseeing and the buffet breakfast is lovely. Location wise it's also perfect - a short walk from the bus/train station and a few steps from the main shopping street (with loads of restaurants) and only a short walk to several boat stops. The owners advised us where to find good restuarants at local prices and which places we should see to get the best out of our visit. Overall a wonderful experience of Venice - I would recommend this hotel wholeheartedly. Venice is beautiful in September, not smelly (dispite what I had heard) and not expensive by British standards (with the exception of drinks).
