My Wife and I booked 2 rooms at the Lisbona 11 months in advance for arrival Oct 10th,2013 for 2 nights.. First the location is really really good...Hotel facility is Good..HERE'S the BUT..When you book they
DO NOT TELL YOU YOU HAVE TO BEE YOUR OWN BELLMAN !!! carrying Suitcases up as much as 60 (YES SIXTY) Steps!!
WE booked 11 months out and they gave us 2 3rd floor rooms and NO HELP With Suitcases... I asked the "BE YOUR OWN BELLMAN DISCOUNT RATE and they COULD NOT ACCOMMODATE..
I was deeply disappointed they the Management Mr. Christiani could not have a strong highschool student on board to carry luggage..
So When you Book the LISBONA ask them to email you the
"BE YOUR OWN BELLMAN DISCOUNT RATE APPLICATION" you should be able to save 30% on the room rates !!!!! Mr Christiani should install a narrow electric chair lift...UNTIL HE DOES TRAVEL LIGHT

We are sorry the client did not pay attention during the booking process, and was thus so disappointed by some of the unusual situations that Venice can impose as an area first constructed many centuries ago and with little possibility for expansion or modification of centuries old building layouts and structures.
We would like to note, however, that at no time in the 11 months prior to arrival did the guest ever contact us requesting a lower floor, even though on the booking portal used it is clearly stated that we do not, and cannot have an elevator.
The guest is also dramatically exaggerating the entire situation, as it is also not correct that the two rooms were on the 3rd floor. Upon arrival, one was on the second floor with a free upgrade to a superior category room, and the other, upon request of the guest, was moved to the second floor for the second night with an upgrade as well at no extra charge (it was impossible the first night as there were no remaining rooms available on any lower floor).
We often receive requests for rooms on a lower floor (as the hotel is located in an historic palazzo more than 300 years old that can accommodate neither an elevator, nor even a chair lift as the guest suggests, seemingly having discovered the “invention of hot water” – there is no possibility to widen or otherwise modify the stairs to a width that a chair lift would require for fire and building codes). Believe it or not, some people also do specifically request a room on a higher floor, fully aware that there is no elevator, so if no request is advanced, we have no way to magically know that the guest prefers a lower floor just because they booked far in advance.
Whenever we do receive such a request, particularly more than several months in advance, we can and willingly do accommodate guests on a lower floor, even being able to guarantee the first floor with sufficient advance notice (as 11 months would certainly provide). We also normally are able to, and do assist clients with luggage, but the receptionist on duty that day was unfortunately injured just a couple days prior and could not carry weight, such as the guest’s overloaded suitcases. The proposed solution for a student assistant would also violate the local work codes, so is unfortunately not possible.

We spent 3 nights in this hotel during our stay in Venice. The staff were very friendly. Our room were big enough and the canal view from room - AMAZING. I liked the singing gondoliers under our windows. Location = excellent - only a few steps from San Marco square and vaporetto station.
breakfast tasty, rooms clean. Overall rating - SUPER! Worth to visit!

Room Tip: It's worth paying extra for rooms with Canal View.

Couldn't have asked for a better location. The hotel is next to some very 5* hotels and expensive shops and just a bridge or two away from saint mark's square.

We got a room on the 3rd floor with a window overlooking San Moise canal. It was a treat to listen to gondoliers singing and entertaining passengers during peak times and whiling and chatting during afternoons.

Breakfast was very good, probably the best among the hotels we stayed in Italy. They however had limited capacity so had to wait for a while, but sitting beside a window and observing the gondoliers while eating was a bonus.

Tip: We were on the topmost floor, but I saw stairs leading up, although the stairs were blocked with some storage boxes, we were able to get past and up to a small terrace from where you can look at the many roof tops and the pigeons:)

Room Tip: Canal view. Try to get to the roof if not blocked to get a view of sunrise/sunset.

We spent 3 nights in January and thought we had made a great choice. Friendly and helpful staff and very conveniently located a short walk from the vaporetto at Vallaresso San Marco. Much easier to find than Google maps suggest, just turn left straight after the bridge! Well worth paying a little extra for a room looking out onto the canal. A glimpse of the Grand canal and fascinating gathering place for gondoliers just below. Our winter deal was excellent value with a good continental breakfast thrown in. Very small room but this is Venice!

Lovely hotel and friendly staff, especially James who was always friendly and helpful.

Central location so easy walking to everywhere, check coffee prices before you go in - we only got ripped off once at 4.50 a cup but so easy to do when you think a little tiny cosy looking cafe looks inviting!
Want the loo - 1.50 !!! yes I know scandalous ! However there is a mcdonalds that do a lovely coffee for 95 cents and the wee is free :-) halfway between the hotel and the bus station about 15 minute walk.
Antonios Ristorante "da Stefano" - Castello 5306 - 30122 is a lovely man and very reasonable. 15 euros for two courses and a free glass of wine or beer. Food was delicious, wish we had found it before our last night. He will give you a 15% off card for a second night.
This was our third visit to Venice and I will definitely be back - love it.
Oh yes - if you want a `prada' bag from the dozens of men trying to sell you one for 100 euros !!! I gave them 70 euros for 4! and the still made a profit! and the little wirly things that they shoot up into the air and they light up? 5 euros for 6!

Perfect location, perfect beds, perfect staff. Just minutes from Piazza San Marco, easy to find from Vaporetto Giglio stop. Front desk staff was absolutely amazing and will set up a tour of Murano glass blowing for you at no charge. WELL WORTH IT! That was my favorite part of the whole trip, a must-see, especially if you are interested in art and sculpture. Outside of the hotel is the Gondolier station, and you can hear them banter in the morning, but when you close the windows it's very quiet. Ask for a room overlooking the canal. Breakfast is wonderful. Quaint little rooms that are very clean. No elevator, but we were on the first floor so this wasn't a problem. Front desk person also helped with our bags to our room and will hold them in the front lobby for you if you check out, but are still spending the day in Venice and want to pick them up later. Would definitely stay here again if I return to Venice!

The hotel is situated very near vapareto station "San Marco". Easy to get to from d airport on the Ali Laguna ferry service. Our room was overlooking the gondola station and in the evening we could hear the gondoliers singing below. The staff were very helpful as well. One thing to note is that there is no lift, so if your room is in situated higher up, be prepared to lug your baggage.
