What an awful experience in the city I was most looking forward to visiting.
Normally I go with at least a top 10 rated hotel on trip advisor, but as I left it late & it was the w'end, I had to go MUCH further down the list.
Mind you, this hotel is still rated highly & I've no idea why...there must be better rooms than the one I got?!
I read a few negative comments, but on the whole, positive, so against my better judgement, booked it, but only for 2 nts not my intended 3.
The ONLY redeeming features of this hotel is the location & the rooftop terrace, which had a nice view.
The room I had was tiny, had no window, just a skylight, was decorated from what looked like the 60's, smelt of sewerage (they put the rubbish bin in the bathroom over the drain & the sink plug was closed...it didn't take long to work out why), was grimy & the bed like a rock. The dust on the ancient aircon was disgusting.
The shower nozzle didn't work properly & 1/2 way through my shower I had to turn it off until it could drain so as not to overflow...it leaked anyway.
The porter/receptionist was like Basil Fawlty...clunking my luggage up the stairs & muttering to himself.
So far on this trip I've used trip advisor for my hotel choices in London, Paris, Madrid & Barcelona, all fantastic. This hotel is the most expensive (yes, I know it's Venice on a w'end in peak season) yet the most hideous.

THis place was horrible. not only were the rooms small and cramped, they were straight out of the sixties. the worst part, however was the fact that the sewer kept backing up and filled our bathroom with the smell of other peoples fecies. if the stopper on the sink is not down all the way, beware!!!!!! also, no windows, and staff was very rude. Avoid this place!!!!!!! not a good value for the amount we paid.

The hotel rating is average , only good thing is its location , very close to Santa Maria square , the room was just average , the bath tub area was too small. Just Ok hotel

Our family of 4 stayed here in July in 2 double superior rooms. I wouldn't want to stay in a regular double room if these were superior. I don't know what could have been superior about them. They were tiny with tiny bathrooms. All bathrooms in Italy are small but this hotel had the tiniest of our entire 3 weeks in Italy. The breakfast and the service almost made up for it though. The staff is generally very helpful and accommodating. We asked to move to a bigger room which they did but it just wasn't much bigger and the bathroom was the exact same. We were only there for 2 days though and spent most of our time sightseeing anyway. The breakfast was fantastic. It had everything -cereal, pastries, eggs, sausage, fruit, fruit tarts, yogurt, sliced meats and cheeses, on and on. It was included in the price of the room so that was a big bargain. The location is great. It's a short walk to anywhere important in Venice and there's a water taxi available right out the back door of the hotel which was extremely convenient for our early morning departure. I would recommend this place as long as you know you'll be cramped.

The hotel is in an old palazzo on a nice piazza. We had very clean rooms. Some of the rooms were with a nice view, some with no view at all. Air condition was a little tedious at night. Friendly service, superior breakfast. The breakfast rooms was not big enough for all guest, so sometimes you had to wait for a table. The hotel bar is open until midnight, on weekends until one. Good drinks, even good wine (preferred the Chianti). Just five minutes from San Marco, close to the vaporetto station. All in all - although not very reasonable - worth the money for a relaxing trip to venice.
