“Good apartment, service can be improved”

We stayed in the apartment, as the hotel was completely booked when we reserved. After getting off the station at 9:30 pm, it was almost 10:30 pm by the time we reached San Zaccaria vaporetta stop. The hotel is on a small lane near the stop, but it is quite hard to see at night. After reaching the hotel and slow check-in process, the front desk person took us to the apartment. We were told that the apartment is about 5 min from the hotel, but it turned out to be more than 10 min with luggage and kids. The front desk person was running ahead with one of our bags and it was hard to keep up with him through the narrow lanes of Venice. I wish he was a little more professional in handling the situation and staying with us, especially at close to 11 pm. We had already told the hotel about our late arrival couple of weeks in advance. Venice is quite different from other cities and does take a little longer to get used to. It turned out that he is the only person at the desk and was in a hurry to get back.

The apartment was spacious, clean and comfortable. There were two separate rooms, with attached bathroom. The phone and internet were not working. Internet is nice to have, but we think phone is absolutely essential. We were told as a matter-of-fact without any apology that the previous occupant had damaged the phone and it was not fixed during our stay.
The air-conditioning was on, but it did not cool down much.

The location, close to the Santa Maria Formosa square, was good, with about 10 min walks to St. Mark's square and Realto bridge. The S.M. Formosa square had a handful of restaurants. We especially liked the pizzeria across the bridge behind the left side of Santa Maria church. It is less touristy, with locals buying custom pizzas. There is also a convenient grocery shop couple of minutes from the pizzeria, although it closes a little early at 8:30 pm.

Overall, the apartment is ok, but needs to be better maintained. They also need a more professional person at the front desk.

We were a group of 4 people, and we had less than 2 days in Venice. We wanted to stay close enough to our top sights so we didn't waste time in transit. This hotel was perfect. They had enough rooms to accommodate our request, but it's small enough that the owners personally take care of everyone. We got an overview of where we should go and other insider tips from the owner upon checkin. All good advice. Even though small, they are professional. Rooms well renovated, modern baths and good size rooms. We asked the owner for his suggestion on a restaurant; his recommendation was the best meal we had in Venice. Definitely will go back when we are again in Venice.

Based on Rick Steves recommendation, I picked the Hotel Locanda Al Leon for my family's trip to Venice. The hotel itself was fully booked, but they had a 2-bedroom PINELLI apartment available for our dates. The apartment was a steal compared to booking two hotel rooms, so I was excited to find such a reasonably priced place in a great location (about a block from Santa Maria Formosa).

However, when we checked in, the receptionist wasn't able to show us to the apartment so she asked one of the cleaning ladies to walk us over instead. That would have been just fine if everything was in working order when we arrived -- unfortunately, it wasn't. The phone and air-conditioning were not working properly and the woman accompanying us wasn't able fix the problems. Since she didn't speak any English, she called the reception desk on her personal cell phone and let me speak to the desk manager who assured me that she'd send maintenance over that afternoon to resolve the issues.

We left to go tour the city and got back to the apartment after dinner around 10pm. No one had come to fix the AC. And the phone still wasn't working.

It's late, we're tired, and the apartment is sweltering hot. We found one electric fan in a storage room, but couldn't locate another one for the second bedroom (and there was too much street noise to open the windows). Since our personal US cell phones didn't have service in Italy and the apartment's phone/internet weren't working, we decided to walk to the hotel front desk (in our PJs no less) to try to get help. After getting lost for about 20-minutes on the walk to the hotel, the night manager apologized but the hotel did not have any more electric fans available to lend us -- and there were no staff available at that time to fix the AC. We'd have to sweat it out.

To give the hotel credit, a maintenance man was at our front door to repair the AC by 9am the following morning. The manager also sent over a repairman to try to fix the phone -- though, it still wasn't working by the time we left.

While our second night was much smoother (and cooler!!) than our first, staying at the hotel's apartment was a bit of a mixed bag: great location, unbeatable price, but a lot of headaches.

Last summer my family of five took a vacation trip to Venice, Italy. We booked our hotel/apartment arrangements with a well established international travel booking website. When we arrived in Venice, we found out that the apartment rental establishment where we booked the apartment actually did not exist at the address given by the website. Our family was basically left stranded in the middle of Venice with nowhere to stay and night approaching.
Luckily, we came upon a hotel, Locanda Al Leon. The manager of the hotel was very nice and extremely helpful. He kindly offered his phone for us to call the original apartment we were supposed to stay (and subsequently got no answer) and the emergency number of the website (in which we were put on hold for an extended period of time until we eventually hung up). Seeing our dilemma, he offered us a newly renovated apartment nearby the Piazza San Marco for a reasonable rate. The apartment was beautiful and well furnished. The only problem, since it was a last minute reservation, was that he was only able to offer the apartment for three of the four nights we were staying in Venice, because of a prior booking. On the morning of our last day in Venice, he helped us again by calling a number of hotels for us and was able to get us a booking for our family at a very nice hotel at the same reasonable rate for the last night. We would highly recommend anyone who goes to Venice to book a hotel room/apartment with Locanda Al Leon. Not only for the great rooms, but because of the fantastic service and help that they provide.

We have stayed several times in the Annex to the hotel, but this was the first time we stayed in the hotel itself. It is historic and thus has no elevator (the owners explain they are not allowed to add one) but they assisted us with our bags. Because of when we came we were fortunate to be upgraded to a junior suite, which was very nice. The owners and their staff are very helpful and friendly and saved us time and energy by assisting with gondola rides, vaporetto information, etc.
What also makes this hotel so special is that it is on a tiny street behind the place of the doges and very close to St. Mark's. It is also on a little campo that has a bar with panini sandwiches and a simple, but good restaurant, Conca D'Oro. The owners referred us to another restuarant, Al Giardinetto, which we really loved (get the gorgonzola gnocchi).
We will continue to stay here when we are in Venice.

Me and my wife stopped here recently for a long weekend and I can honestly say we were very pleased with our choice of hotel. The location of the hotel was fantastic being just 5 mins from the main square and is ideally located for the San Zaccaria Vaporetto stop. This made moving to and from the airport easy. The room was very clean, the reception staff were friendly and the breakfasts were better than we have previously had in Italian hotels.

The stairs to the upper floors are extremely steep so if you are not very mobile I would recomend getting a lower floor room.

The location was good, a bit hard to find but close to a Vaporetto stop and within walking distance of the major sights. The room was small but o.k. The mattresses were quite hard and there are lots of stairs to climb especially with luggage but we knew that in advance so no real complaint there. It was clean. The major complaint we had is that the lady in the very small breakfast room was so rude and unwelcoming we dreaded going to breakfast. We felt as if we were unwelcome, bad start to our day and we were there for 5 days! The front desk staff were pleasant however. We probably won't stay there again or recommend it to friends.
