We stayed in the apartment, as the hotel was completely booked when we reserved. After getting off the station at 9:30 pm, it was almost 10:30 pm by the time we reached San Zaccaria vaporetta stop. The hotel is on a small lane near the stop, but it is quite hard to see at night. After reaching the hotel and slow check-in process, the front desk person took us to the apartment. We were told that the apartment is about 5 min from the hotel, but it turned out to be more than 10 min with luggage and kids. The front desk person was running ahead with one of our bags and it was hard to keep up with him through the narrow lanes of Venice. I wish he was a little more professional in handling the situation and staying with us, especially at close to 11 pm. We had already told the hotel about our late arrival couple of weeks in advance. Venice is quite different from other cities and does take a little longer to get used to. It turned out that he is the only person at the desk and was in a hurry to get back.
The apartment was spacious, clean and comfortable. There were two separate rooms, with attached bathroom. The phone and internet were not working. Internet is nice to have, but we think phone is absolutely essential. We were told as a matter-of-fact without any apology that the previous occupant had damaged the phone and it was not fixed during our stay.
The air-conditioning was on, but it did not cool down much.
The location, close to the Santa Maria Formosa square, was good, with about 10 min walks to St. Mark's square and Realto bridge. The S.M. Formosa square had a handful of restaurants. We especially liked the pizzeria across the bridge behind the left side of Santa Maria church. It is less touristy, with locals buying custom pizzas. There is also a convenient grocery shop couple of minutes from the pizzeria, although it closes a little early at 8:30 pm.
Overall, the apartment is ok, but needs to be better maintained. They also need a more professional person at the front desk.
