This small hotel was in the perfect location, right on the lagoon with an vaporetto stop only a few yards away and San Marco square just a short walk (3-5 minutes). Breakfast was great, having not only the custonary breads and yogurt, but a deli tray and fresh fruit as well. The room was quite a good size for Italy, with a modern bath room and a small balcony, and adequately clean.

We only had two complaints. First, there were ants in the bathroom, which staff did try to eridaicate, to no avail. (Probably due to the open balcony door.) The other complaint was the comfort of the bed...or I should say beds. Two twins were pushed together to make a double, which resulted in seperation if we moved. And the bed was quite firm, no pillow top here (although this was a problem throughout our trip).

Overall, I would recommend this hotel to others.

Room and hotel very clean. Staff were helpful. Breakfast was good plenty to eat but breakfast room was a little small. We were located in the annex, the bedroom was clean and well decorated, no tea or coffee in the room but coffee bars are very close. There was building work going on under the room which we should have been warned about but it did not disturb us too much The location of the hotel is perfect, a couple of minutes from St Marks and the Doges Palace. Good value for money I would stay there again. The water taxis are very expensive much cheaper to use the public transport and very easy, stops to and from airport directly outside hotel.

This hotel is in a fantastic location just a few minutes walk from all the major sights in Venice. The Alilaguna boat from the airport stopped right outside.
Our room was tastefully decorated but a bit on the small side. The bed was extremely hard and could have done with extra pillows. Breakfast was good for a continental city hotel....not sure why so many bad comments about the breakfasts.
The guy on reception (didn't think to get his name !) couldn't have been more friendlier and more helpful.
Would definately stay here again and would recommend it to anyone.

This little hotel is a charming place to stay in Venise. Less than 5min walking from the San Marco square and facing the big canal, the hotel is simply but very well decorated, the service is great, the rooms big enough & we had even a little private terrace. The breakfast is nice but very commercial, maybe they could have less variety and more quality (but is acceptable). They could just add a few more wifi spots since the signal at our room was very weak. I would highly recommend this place .

Room Tip: Ask for a room in the main building 2nd floor, all of the back ones have a little private terrace to...

Superb hotel for the price and star rating. Both met and exceeded our expectations with good front desk service & basic breakfast which could be a little more improved/simplified. Wifi was spotty but good in the lobby area. Very central to San Marco putting you in the middle of Venice and easy to get everywhere. Rooms were clean, well serviced, classically decorated, quiet & quaint. We strongly recommend the second floor rooms in the main building with terrace and garden views. A real value and would return again for the same experience.

We booked this hotel for 2 nights in Venice to be close to San Marco.
Lagoon view is perfect and you can get a real view of Venice buzz from the window.
Reception staff is very helpful and positive.
Breakfast is not of a wide variety, boiled eggs, yogurt, cereals, bread, ham, cheese, fruit etc (no vegetables or leaves), but everything is fresh and tasty.

Room Tip: Lagoon view room 206 is pefect, and wi fi signal was strong :)

Location of this hotel is great, right near St Marks Square and right opposite the water bus stops. It could not be any more convenient. The room was adequate however there were no tea and coffee making facilities (this I don't think is unusual for places like Italy so put in your travel kettle wherever you stay). Although the hotel advertises refreshments these were not easy to get and we ended up getting take away and taking to the room. Breakfast was chaotic as we had to wait at times as there was not enough space to get in if you went at 'rush hour'. If you got up early it was fine. The breakfast itself was a typical continental type breakfast and you couldn't complain about it. We did have some ants in the bathroom one evening however this was soon rectified. Just a point of note they do not have ironing facilities although they can arrange for this to be sent out. Although these comments seem negative the stay was really pleasant and the negatives were outweighed but the friendliness of most of the staff and the convenient location. The room had a good amount of power points.
