we used Amex points to get this location - rates are pretty high though not out of the norm for what you get: a true 5 star hotel on the Venice lagoon, 3 blocks from St Marks, large and comfortable rooms - well appointed, very large bath, very nice staff, very good selection in the breakfast room.
It is difficult to keep this review short - but if you do select this hotel do try to book room #206.
It has the most fantastic and ENTERTAINING view ever - and I travel a lot! Picture yourself IN your room ON the lagoon, facing its wide expanse, dozens of water craft - water taxis, ambulances, large sailboat, river cruises, meduim sized cruise ships all playing a game of chicken - all day. You can also see down to where the Grand Canal empties into the lagoon, as well as straight down into another small but fairly bustling canal (hotel has a ramp for water taxi arriving guests). Non-stop water action; and then there are the crowds. From your room if anywhere outside and not interior (206 has 4 windows facing the lagoon, 2 facing toward St Marks/Grand Canal, and another in the bath) you can watch joggers in the morning until about 10am when thousands upon thousands of tourists assault Venizia from the ferries. I watched several street entertainers change into the costumes just under our window about 9:30 each day.
We are a peace and quiet couple - but this was great theater! You are to minutes from great restaurants off the beaten path or less than 10 minutes to St Marks, 25 minutes to Rialto bridge.
Staff were very good - though one night clerk was surly
We had one issue - realized the first night that the AC in our room was not working. The quickly moved us down to 106 (lucky it was not booked) and next day informed us that the AC may not be fixed for days. We thought the room so special we stayed anyway - the days were sunny and high 80s but the night were cool and there was a great breeze - worth it to see the show in the morning

I'm very sorry for the trouble with the air conditioning. I personally drive 80 miles that day to try to find the parts we needed to fix it but it has been impossible. I'm very happy for your comprehension about the issue, THANK YOU!!!

Spectacular location! The Grand Canal right outside your window and only two bridges walk from St Mark's Square, this hotel's location rivals the luxury hotels. The rooms are big for Venice and the staff is friendly and professional. The restaurant on the rooftop has a breathtaking view and food to match. Wonderful jewel!!

How beautiful is Venice! From the moment we arrived on the island followed by our arrival to this beautiful hotel we were captivated. Locanda Vivaldi was a very beautiful hotel. We had the two bedroom canal view room with the little terrace for our family of four adults. This room was very spacious with two bathrooms and lovely decor throughout. We enjoyed a drink or two on our little terrace. . We spent four magical nights here and loved every moment. The roof terrace amazing for a drink and a beautiful home cooked meal. What a fantastic view watching the big ships pass by. We will definitely return if we are ever lucky enough to return to Venice. Thank you, to all the lovely staff for helping us with our on going questions.

This hotel is in a perfect location, you will not be disappointed! It is close to the water bus stops and close to all the action and sights. Our room overlooked the water and the views were just breathtaking. Even though you were close to all the action, once you closed the shutters the room was dark and quiet.

The terrace is amazing. We enjoyed our welcome bellini there while taking in the incredible view and also enjoyed a great dinner at the restaurant on our last night.

The hotel is clean and breakfast was plentiful with many choices. The only reason I gave it four stars instead of 5 is because for some reason with us, the staff didnt seem as helpful and friendly. We just always felt like we were bothering them if we had a question and we rarely saw any of them smile….with the exception of Matteo. (Matteo, who works in the restaurant, was extremely friendly and very helpful). Even with that said, due to the location and views I would recommend this hotel and would stay there again.

Room Tip: Spend the extra money and get a room with a water view. You will not regret it!

We only had 2 nights in this amazing hotel but they were fantastic... The suite was very nice and the views over the water was breathtaking. We LOVE Venice and will be back to stay in this gem. The breakfast was set out very well. The staff are amazing. Could not do enough to help us. It was so nice to walk out of the foyer and be in the middle of the action...

We arrived late in the evening by water taxi from the airport. We were ushered up into our room with its gracious high ceiling, comfortable bed and well appointed no nonsense bathroom. I had slept like a log and woke and decided to through back the shutters. It was like looking down on a film set people taking the Vaporetto the beautiful water of the lagoon and in the distance the Giudicca magical but once the shutters and windows closed not intrusive.

The break fast was simple and perfectly adequate, the staff helpful on bookings and restaurant reservations and the real gem which we love is the roof top restaurant magnificent views and super food a beautiful romantic experience.

I love the sister hotel Stern on the Dorsoduro but every location has an advantage. On a Sunday morning you take a stroll up to St Marks and walk into the church early in the morning and enjoy a quite thoughtful viewing with out the platoons of guided tours. it is also well placed for walking north and exploring the Canneragio district. From the Nuovo you can then hop straight across to Murano and make your way round with your own shopping agenda.

We spent 3 nights at Locanda Vivaldi during a very special holiday in Italy. In no way were we disappointed. This is a lovely hotel in probably the best location. We loved the antique furniture and traditional décor throughout. Our standard room overlooked the canal (and the carabiniere) - always something interesting going on, and not too noisy. The staff were all consistently helpful and courteous. The rooftop restaurant is great with a fine view of the lagoon and reasonable prices for good food. Nothing is cheap in Venice but Locanda Vivaldi is great value compared with many pretentious places with outrageous prices.
