To start off positively I really liked the location though we would have completely missed it without help. However as our 2 week trek through italy continues it was by far the least "put together" hotel we've stayed at. The night concierge was short, rude, and completely unaccommodating. Also we realized after our last night that we were getting these strangers bumps/bites and realized we had bed bugs. Besides a few good staff and the location I would NOT recommend this place.

Great location in the heart of Venice, can walk easily to Piazza San Marco, and can people watch at café tables in front of hotel if you buy drinks from bar next door. Room was adequate, clean, air conditioned. Has an elevator. Staff was cool, unfriendly. Breakfast was included, good coffee.

Let's leave to one side the fact that Venice is ridiculously expensive and a short stay here will buy you a far better room elsewhere in Italy. As things go in this neck of the woods the hotel is fine. Plus points: ideally situated between Rialto Bridge and St Mark's Square; quiet at night, even on a ground floor room; free wifi. Negative points: breakfast was poor by Italian standards with the selection limited and the breakfast area cramped; tv reception poor; safe is locked with a key rather than electronically. Overall it was the poorest hotel we used and by far the most expensive but despite that it was okay and can be recommended.

Loved this little hotel. Perfectly located 5 minutes from St. Mark's Sq. Breakfast was good and staff were excellent serving us. Boungiorno! Cappuccino?
Front desk staff were exceptional in assisting us with travel and giving great advice. Looking forward to returning.

This was located very near San Marco square (less than 200 meters) so the location was really a plus for us. One would think that because of this, it would be quite noisy, but this was actually the advantage of the hotel. It was very quite in the night time since all the tourists would already take off from the square about 8 or 9 in the evening. You also have a lot of restaurants nearby, so looking for a late wine bar or snack place was not difficult at all. For example, we were still enjoying some wine past midnight right beside the hotel where they serve the breakfast.

The staff was very friendly and accommodating. The rooms were big enough and kept very clean. You have a safety deposit box, a closet for your clothes, HUGE toilet, minibar, very good lighting in the hotel that I would even consider this more than a 3 star hotel. Other than the quite hard pillows, which is of course relative to a person's preference, this was a really good hotel. I would definitely stay here again and will recommend to others.

This was the last leg of a 2 week tour of Rome to Florence to Venice. Honestly if they offered half stars this would be a 3 and a half star place. The hotel is in a great location.... four "blocks" off of San Marco Square. We had very little difficulty finding the hotel relative to everything else in Venice. Venice by its very nature makes finding any location an adventure. The rooms we had were located through the back entrance as a result of our staying in a city that was built 1600 years ago, and while they are small by US hotel standards, for this type of hotel they were about average in size. Clean, and from what I could see well maintained. My wife and I were constantly making cruise ship sized shower references. Air conditioning was right on and worked well. The beds were a little lumpy but I had absolutely no problems falling asleep on them and awoke the next morning refreshed. The breakfast offered was standard fare for a "Continental breakfast" in Italy (sometimes referred to as a "cold Breakfast"). An assortment of breakfast meats, cereal, rolls, yogurt juice, coffee and fruit just like every other hotel we stayed in during our trip. The staff was very helpful. Daniel, the day manager was always there to book a tour or make a reservation, The neighborhood that it was in was good. close to San Marco, with a good Café right across the walk. All the staff I interacted with spoke English, and were very patient with my crippled attempts at Italian. All in All I would happily recommend this hotel to any of my friends.

My family of 5 took two rooms for the two nights we were in Venice. The place is a little tricky to find the first time, but the reservation came with a very useful verbal description of how to find it. It is literally behind St Zulian church, which we came to refer to as 'our church'. The place is a little on the small side, but this is Venice - the whole city is a study in maximization of limited space! A very short walk from St Marks square, which is a magical place to be on a summer night. The staff is super friendly and was very patient and encouraging when we tried our very limited Italian. The rooms are comfortable and unique. Definitely a boutique hotel feel. I would not hesitate to recommend.
Tip: The rialto Vaporetto stop is actually a little closer than the St Marco one, but getting to the hotel from there is more tricky, but definitely doable, especially after you have some experience navigating the streets of Venice.
