Stayed here with my mom last month. It was a good deal for being in the san marco area. very good location- right off the square, and walking distance to anything we needed, including restaurants, nightlife, and different neighborhoods of venice. The hotel itself was small, as are most Italian hotels. The door to our room was very difficult to close, but the bathroom was very large. we didn't have any problems, and would stay here again if i ever decide to spend the night this magical city.

Stayed here in February right in the middle of Carnivale and it was only £60 a night! It's right at the back of St Mark's Square, so perfect location and we couldn't believe our luck on the price! The rooms are a bit tired, but they're clean and comfortable. Breakfast wasn't included, but in that location, so we took ourselves off to Florian's for brekkie! Later on we took advantage of the very stylish bar, which looks out across a wide canal, so in warmer weather it would be an ideal location for a drink, whether you're staying here or not.

The only real downside to the hotel is that the lift only goes to the second floor and we were on the fifth! We had to cross an internal bridge to another building and then we seemed to just keep climbing stairs, to the point where the porter turned to us and apologised!

Nevertheless, the location and the price make this hotel a winner, no matter the oxygen requirement!

the only good thing is the location. desk staff unfriendly. first room was to be a non smoking, it was on the canal side, stunk. found cigarette butt in drawer...obviously not well cleaned. unable to switch room till the next day. staff moved our luggage into new room, left door open. new room was a little better, but not much. think they use indoor/outdoor carpeting in rooms. breakfast mediocre. would not recommend, except for price and location

Stayed for 3 nights. The staff were very friendly and polite, the location is excellent-right on the Piazza-but tiny rooms with peeling wallpaper and thin doors with no soundproofing. I wouldn't recommend the hotel to others.

Finding a hotel in Venice with a location that does not require you to drag your luggage over the steps of multiple canal bridges is not easy. What this hotel lacks in view it makes up for with ease of location. My sisters (both who over pack) and I found it easy to go from the airport water taxi to the hotel, even with 2 suitcases each and jet lag. This hotel would not be a good choice if you are arriving from the train station unless you have very light luggage. We found the staff to be charming and helpful I have stayed here twice now and would say again

Before I begin to review this hotel, let me say that if you're going to Venice, it's better to pay a little extra & get a hotel at one of the several waterfronts - either lagoon side or along the grand canal. You'll read the reason for this below.

The good:

Located on Saint Mark's square - hence gives easy access to the main waterfront by the lagoon, the Rialto bridge & of course the square itself. The hotel is located amidst the main walkways of Venice, which have many shops & restaurants which tourists like to frequent.

Rooms, decor - the rooms are fairly big & have a Victorian era decor. When I entered, I immediately thought of 'The Merchant of Venice' & the Shakespearean times.

Free Internet access - wifi is available in the hotel

The bad:

Transportation - although the hotel is located at St. Mark's square, it is a pain to get here from the Venezia San Lucia railway station. The hotel is a long walk (around 15 minutes) from the closest boat stations at the lagoon side or Rialto bridge. It becomes especially inconvenient if you are carrying a lot of luggage. Imagine if you have to haul your luggage through the narrow streets of Venice on a cold, rainy day. Not a pleasant thing to do.

Rooms, quality - Walls are thin so we could hear what was going on in the bathroom of an adjacent room. we had a leaky bathroom where the floor was mostly wet.

The ugly:

Service & Staff attitude - the staff are rude & impatient & have inadequate English speaking skills. I asked a receptionist about how to use the overly complicated Internet access (see more on Internet below) & he lost his patience trying to explain it. We had a bottle of water & a can of soda delivered to our doorstep, only to be told later that it was for stocking the mini bar & hence chargeable. The receptionists made faces at us when we told them that we thought it was complimentary because it was hand delivered to us on arrival. Hoteliers - If you want to stock the mini-bar, do it yourself. Don't just hand over stuff to the guests. It's not their job to do it. And even if you do, ensure that guests are told that it's not free. If you ask for directions at the reception, don't expect to get any useful information.

Wifi coverage - the wifi coverage was the worst of all the hotels we had stayed in so far. Also the Internet login system was overly complicated. They give you limited time Internet access which you are supposed to judiciously use by logging in & logging out. Now if you want to use the Internet through iPhone or iPad, you get the option to log in, but not to log out, which means your clock keeps running & you run out of Internet after a while. It's a long procedure to get the logout option for iPhone or iPad, so I won't mention it here. If you want to know it, just contact me.

Verdict:

Overall, this hotel is heavily loaded with cons, with not so many pros. Bad staff attitude is a big turnoff. I definitely wouldn't want to stay here again.

We were booked to stay for three nights shortly after our arrival we discovered we had no hot water in our room. We called and a service man came and told us that there was no hot water yesterday and knew about the problem yet we were still given the room. They firstly told us that they would fix it by the morning. After my husband disputed with them in Italian were were upgraded to the royal San Marco. The Italian came in very handy. The royal San Marco was beautiful.
