This hotel is located in the perfect spot....within a couple of minutes walking distance to the bus stop, as well as the train station. We had a view of the canal, which was beautiful! The staff was very helpful, especially Francesco.....he helped us out with what to do in the area. He even called for a water taxi to pick us up right in front of the hotel to take us to Murano Island. The breakfast is great....everything is fresh and the best coffee I've ever had! Will definately stay there again on my next trip to Venice.

Room Tip: Definately ask for a room with a canal view.

This was our second time to Venice in one year. Both times we were taking a cruise. This was the perfect location for easy access to the pier (5-10 minute walk). Especially in Venice, where it is very difficult to maneuver the streets with luggage, this little gem was a lifesaver! The hotel itself was very nice, but small. Our room (3 people) was extremely small and crowded. We could barely move around in it. Staff was very nice and helpful. There was an elevator in the hotel. Breakfast was very good, with a wide assortment of foods, but again, the dining room was tiny, and many people had to wait for a seat.

The location is the selling point. There are many good restaurants in the immediate area, and it's an easy walk or boat ride to the center of Venice. Trains and buses to the mainland are close by.

I have no complaints except for the size of the rooms. I would highly recommend this hotel for cruise passengers who only plan to spend a night or two before their ship leaves.

We spent 5 nights here in mid march on a city break. The hotel is very close to both train and bus stations, maybe a 10 min walk away. Our first impression of the hotel was the reception area which is tiny , with guests suitcases lining the walls to be picked up later presumably. Check-in was efficient, the receptionist helpful. We had asked for a room with canal view, which we got. The room was fine, if a little dated, but there were no tea/coffee making facilities and the tv had only one english speaking station.
One odd thing was the shower had no enclosure or curtain so every time we had a shower the bathroom got soaked and the ceiling lights had a life of their own going on and off by themselves every few minutes.
The free WiFi signal was of very poor quality and kept dropping the connection. Breakfast was very good with a fair selection of food and beverages available. One thing light sleepers should note if in a canal view room, noisy boat traffic starts very early on the canals , 6.30am about. There is no restaurant or bar in the hotel which did'nt bother us as there are a huge number of eateries close by. To us it was more like a good Bed+Breakfast than a hotel, but adequate for our needs. Would we stay here again..... maybe !

We stayed here in March 2012. Chosen for proximity to train station. You can walk to almost anywhere in Venice in about 30-40 minutes from here (or catch the vaporetto!) Very good price for Venice and we were upgraded to a canal view room. The staff were very friendly. Breakfast room was small and not much room to move but the view of the canal as we ate breakfast gave it a wonderful atmosphere.Not a big range of foods for breakfast but no problem. We tend to stay in three star hotel type establishments so you need to view our rating in this context.

This was our second visit to this hotel and although we still love the hotel, the location and the excellent customer service given by the staff we were slightly disappointed in the room.
Firstly let me again praise the staff who were more than helpful, the continental breakfast was excellent and the breakfast room had been redecorated to a really good standard.
The only thing that disappointed us this time was our room, I'm sure that if we had asked at reception they would have done their best to help but we don't like making a fuss. We were on the top floor in an attic room, the room itself was very quirky looking and we liked its unusual design. The problems we had were that even though it was March the room was very hot even though we didn't have the heating on, because of this we had to open the balcony doors and were both bitten by mosquitoes during the night (mosquitoes are not the hotels fault). The second problem was on our 2nd night, well actually the early hours of the morning a new guest arrived in the next room, the bathroom of this room is directly at the other side of our bedroom wall. In the wall on our side are some metal heating vents, the new guest then had a shower at 3am and to be perfectly honest we both felt like we were in the shower with them. You can literally hear everything and I mean EVERYTHING they did in that bathroom and that wasn't a very pleasant thing. Luckily for us they only stayed that one night but maybe the hotel could look in to if there is anything that could be done to solve that problem. Please don't let this put you off staying at this hotel as apart from this we enjoyed our stay and would stay there again but we would ask for a different room.
