This is a great boutique hotel, very near the grand canal. It's far enough away for privacy and about 100 yards to the water taxi. You want the S. Samuele stop by water taxi. It's a small, but very clean hotel. All employees (a handful) speak Italian and English. They have a nice breakfast spread each morning with your choice of Expresso, Capuchino and cafe latte'. They only have 6 rooms, 4 of which are the high end, 1 superior and 1 standard. All are very reasonably priced. They can guide you to 3 or 4 nearby restaurants and all are good. I have only 2 small complaints - free Wifi in your room is nearly non exisitent - Walls are too thick. It's a very strong signal downstairs in the eating area or outside patio, and the bathtub /shower is very narrow. There is no shower curtain or glass door, so we sprayed water on the the floor a few times. I would recommmned this hotel for location, cleanliness, staff, breakfast and decor. I've stayed in much more expensive hotels in Venice which offered a lot less.

if you want to know how to spend your time in Venice, Lorne will give you an insight in to when and how to spend your time, what to eat where, where the locals shop and eat, the correct water ferries to catch.....she has an encyclopaedic knowledge of Venice and is enthusiastic and efficient beyond the call of duty. We felt happy, comfortable, inspired and at home in this wonderful little gem.

Luxury boutique hotel, 30 seconds walk to Grand Canal, with obviously no expenses spared. Fabric on the walls instead of wallpaper, antique furniture, Murano glass chandeliers, luxurious furnishings and swish bathroom. Felt like an emperor.

Breakfast was included and was much better than the average, with a nice array of pastries, coffee and tea made for you (not help yourself at a machine) and eggs cooked to your liking.

Staff were friendly and helpful. We had a personalised note left to congratulate us on our 1st Wedding Anniversary - so sweet.

However, we did experience a few niggles as well. When entering the room from the fresh air outside, it appears quite musty. This could have been coming from the air conditioning and I think it is not unusual in Venice. We soon got used to it each time, but mustiness could easily be addressed. There was also a big crack in the wall of the bathroom, with a measuring instrument placed into the said crack as if to measure seismic activity. Again, I think this is fairly typical of Venice, but I just wasn't expecting it.

One staff member in particular was almost too enthusiastic and while we found many points helpful, sometimes it's nice to not be bombarded with information when not asked and to discover things for oneself!

They have an "advanced" centrally computer controlled air conditioning system, which kept going haywire constantly turning on and off every few seconds. This drove me up the wall, as it causes a clicking on the electric circuit breaker on the wall. So in the end they just had to switch it off. One thing that seriously turned my frustration into anger was that, the same overly helpful staff member mentioned above, began insinuating blame for air conditioning problems, when I mentioned it. Come on Ca' Pagan, even if it was my fault (which how on earth could it be - I didn't install it), the customer is always right and should not be treated like an infant. The system really needs addressing.

Weighing everything up I was almost going to give an average rating due to the issues also experienced, however I am confident that the niggles are just a blip and can/will be very easily addressed by management. And apart from that the stay was excellent and although very expensive, apparently not for Venice in the height of the tourist season, especially for such a beautiful traditional Venetian room.




The staff were very friendly and helpful, although one in particular was almost too helpful to the point where it became a minor annoyance, as sometimes it's nice to find things out for yourself.

Romantic and friendly hotel - very courteous and friendly reception and comfortable rooms in the typical Italian/Venetian romantic style - well located near the Canal Grande but in a very quiet street - we got good advice on splendid restaurants in the area and on other essentials such as gelateria etc - breakfast not the very best quality in terms of pastries and croissants, such as you will see more often in Italy is only minus - in summer ask to have breakfast in the courtyard - I can definitely recommend this hotel and plan to stay there again at our next stay in Venice

amaizing hotel nice quite and clean, close to center, but not busy, the hoster was adoroble, give us all the information you need about restaurantes, places to go in venice, the breakfest always fresh nice, beautiful stay we had!

I have to agree with other people who reviewed this little gem in Venice. The minute we walked in we were blow away by the wonderful and grand interior. Laurna was wonderful providing the various interesting places to visit and must dos. Also we has a boat to Murano booked which was lovely. And one of the best parts It is very close to all the major attractions like St.Marks Square and others and the actv stations. Overall it was a wonderful experience.

This is a pleasant experience for anyone coming to Venice. Wonderful staff right from the beginning of our booking with a friendly confirm email and excellent directions. The front desk manager also gave us excellent tips for seeing the city in the 2 days we stayed including a wonderful restaurant and walking tour ideas. When we came back with some snacks for dinner , she kindly set up some plates and wine glasses for us in the cozy atrium. We had a very early check out and the evening manager made us a coffee and let us take some pastries to go.
Although not right in San Marco square, it is only a 15 minute walk to the big square which is a must to see in the evening. We found the bus ferry of the boutique guest house of San Samuel an excellent way of getting along the waters to the famous square, lido beach, all the stops. Best way to get around so this guest house became very convenient to us and less crowded which was good for us to avoid the noise and crowds. The rooms are quite beautiful. So for Venice, this really is a Gem!
