“Caring people - great location”

Loved the location - only 20 minute walk to main sites but on the way we walked through back streets and canals, local piazza's and cafe's and saw the everyday life of Venice. Vaporetta's (water bus) at the end of the street so easy access to the islands, car parks and other parts of Venice.

Mario was really helpful providing information before we arrived on how to get from the car parks to the room. Made our arrival very smooth, no walking over canals (stairs). Mario and Anna were very welcoming with maps and local knowledge which helped us plan and enjoy our stay.

The room is a good size, it had everything we needed, and it was an easy place to relax. The breakfasts were also very good. If you don't like to be surrounded by crowds of tourist this is a fantastic place to stay. We would use it again. Thank you Mario and Anna.

The hosts are very welcoming, we had the best breakfast here during our 2 week stay in Italy including freshly brewed coffee and fresh croissants and pastries - it was served so nicely. Would suit mature couples or those wanting a quiet get-away. Very handy to the main vaporetta (water-buses) to access the islands and cafes and resturants. Great locality.

This B&B is very conveniently located. That is, most of Venice is conveniently located, since all the sights are 20 minutes away from most places. But this B&B is easier to locate because it's right at a waterbus stop -- a lifesaving fact on our first day before we were expert navigators.

Mario, the owner, was a quiet man, very accommodating and offered, with no prompting, directions and other information. He was quite kind, and set us up with everything on the first day. (We didn't pay for breakfast, so can't say much on that.) He provided us with a great map, even though we had our own -- we used it for all our navigating.

The room was small, but far from tiny and extremely clean and neat. It had plenty of room to walk around, even with full furnishings -- a bed, two nightstands, a desk and chair, and a dresser. One wall was built-in storage and had extra sheets and bedding.

The bathroom was narrow, but very manageable. All the fittings were practically new and worked perfectly. I appreciated all the little shelves and hooks for towels and toiletries. The shower is cosy (being European) but solid and enclosed (no fiddly curtain here!). The water temperature and pressure were consistent and had no surprises.

There were only a few snags -- they kept artificial scent plugs in the wardrobe, which might be a problem for sensitive noses, and our new comforter, which was changed on the second day, was a little dusty and gave my boyfriend an allergy attack. We didn't bother since we were leaving so soon, but I'm sure we could have brought in other bedding if we asked. His wife, who did the housekeeping, seemed very kind.

The most major problem I had was with the noise (which is not Mario's fault! He and his wife were completely unintrusive). The streets and alleys are tiny in Venice, and being only on the second storey, we could hear street noise perfectly, even with the shutters closed -- whether it's a loud family going home at night or early morning garbage pick-up. I haven't been in Venice before, but I strongly suspect this is true for most of the city. We stayed only a few days, so I don't know if I would have gotten used to it. I'd recommend ear plugs if you're a light sleeper. There's also a streetlight right outside one window, but you can just close a shutter at night.

Also noteworthy: I didn't see it the entire time we were there, but my boyfriend saw a cat on the first day. He's definitely allergic to cats but never had a problem (except with the bedding on the one day), so I don't think it's a problem for many. Ask if you're concerned.

We were given our own key to the room and also the house, which is a great trust. He never mentioned a curfew, but we got back by 11 PM at the very latest out of our few days, out of courtesy.

The price was quite reasonable for a private room and bath in Venice (70 euros a night in October), and I'd certainly rent again.
