“Excellent small hotel”

Like most small hotels in Venice this one is difficult to find but a friendly local took pity on us.
Strangely we were then confronted with a locked entrance door to the hotel and the owner then conversing with us via an intercom.
We were then let in remotely and picked up our keys which were on the reception desk and found our room again via the intercom instructions
Lovely room with fabric wall coverings and a stunning bathroom very quiet and close to all the normal tourist attractions.
We met the friendly owner the following morning when he delivered continental breakfast to the room as he explained that the normal area for breakfast was in a small courtyard outside but it was too cold to use.
We enjoyed our 2 nights at the hotel and would certainly recommend

everything perfect. Perhaps a bit hard to find, but finallly the location was perfect instead at first time looks a bit far from city centre.
We choosed a standard room but one of the suites was empty form that they so they assigned us the suite at the roof for the same price.
The breakfast is a bit light.
Is very clean and quiet.

My friend and I stayed here for three nights and wow!! It was a little difficult to find at first and it honestly doesn't look like much but it was excellent. First of all, Massimo was SO informative. He gave us maps and directions and tips about the waterbus. Not to mention he helped us get to Murano and Burano. Second, the breakfast. A hot cup of whatever (cafe latte, cappuccino, etc.) and packaged toasts and croissants with jams and stuff. Excellent way to start the day. Also, the breakfast area is outside but very quaint and cozy. And it's open 24 hours so you can go outside and read or whatever at night. The room was lovely. Tv, hairdryer, comfortable bed, and you can control your AC. The shower and tub were awesome (and so was the water pressure). The location was amazing. Close to St. Mark's square and pretty much everything. Lastly, the price was awesome. Very cheap but without losing out on quality. Definitely a great find!!!

Venice does not have many street signs, so it took us a while to find the address. The room was nice and the front desk staff (when he was there) was helpful. Location was great- in the center of everything. Our room happened to be somewhat below street level, which was a surprise, making it dark for lack of windows.

After reading some reports i decided to go there with my boyfriend and i would go again for sure!
They are very nice and kind, with a really worm welcome and they make you feel like home.
Everything really clean and nice, our room had a whirlpool inside and it was absolutely amazing. And we absolutely enjoyed it after the whole day walking!
They brought us breakfast everyday to our room, all we asked, fruit, and fresh backed croissants (still worm when they broth them!!) each sort of coffee we ordered…. Just great!!
Just tell them what you want to have and when and they bring it to you without any extra cost!
The place it’s a bit difficult to find first time, but they offer to pick you up for free if you want. It is really 5 min walking to St. Marco’s square…just worth it!! Really good price, excellent service, and amazing people working in there. They also gave us great tips where to eat and what to do!
I’m sure next time I’m going to Venice I will stay there again.
I will post some pictures as soon as I can. But you won’t fail if you go there! Don’t let you down with the outside impression… inside is like a little palace!

Stayed in room #1 ,the only room on the main floor and right across from the reception desk. There was no noise at all as there is a double door separating the room from the lobby. We paid 297 euros for 4 nights with a special buy 3 nights and get the 4th free. The room was very clean with two twin beds pushed together and a tacky yet cool murano glass chandelier hanging over the bed. There were two high windows that did not let in alot of light because of being on the lower floor and the buildings are so close together. But that did not matter, it was great for sleeping. The decor was pretty typical Italian style. The bathroom was fairly small and the toilet in an odd spot so you had to duck your knees under the sink but we managed fine. Breakfast is included with the room rate. Basically it is just packaged pastry, cookies and biscuits along with coffee, tea, cappucino and juice boxes. There is a kettle to boil water in the room. We bought some yogurt and fruit to go with it and it was all we needed to get us started and out into Venice for the real food! The room was cleaned daily, there was a mini fridge and air conditioning (great during the heat wave) but no safe.The couple things that I would have liked to be different were that the front desk person did not speak English at all when we arrived and after that we rarely saw anyone at the front desk. Apparently it is only manned during the day but even then we never saw anyone to ask questions and we ended up paying our bill in advance as we were worried that when the time came to leave there would be no one around. We left a note on the desk to get their attention. The key to the front door and our room was on a gigantic metal thing and it was so heavy we finally took the keys off and left it in the room. The best thing about it was the location. Just far enough from the madding crowds but only 10 minutes max walk to San Marco. Lots of good little restaurants close by as well as the Arsenale vaporetto. The hotel's directions were just fine and we found it without much problem, though keep in mind it is on a little dead end street and you must check for the hotel sign on the wall next to the iron grill door. If you want a clean, comfy bed to sleep in and a good location and don't want to pay alot then this could be the place for you. I would stay here again when on a budget conscious holiday. FYI: there did not appear to be an elevator. Their guest book had good reviews written in though a few comments about the hot water running out. Too many showering at the same time? We did experience that once over 4 days. Just waited a bit and tried again and it was fine.
