The apartment itself is as pictured. Nice-sized rooms, air conditioned, clean, well-located. Walking will get you to most places you want to see. There are two very good restaurants within a half-block (one closed Sunday, the other closed Saturday & Sunday). These details are the sole determination of the 3-star rating.
When we arrived, there was no one there to greet us. When we called the manager, we got a "number not in service" message. Turns out the wrong number was printed in the Trip Advisor materials. Her number is 39 3486 5 19471 (that 5 in the middle is different from the printout; I include it in case Trip Advisor has not been updated). Fortunately, there was a cafe open on the corner, and the proprietor was able to call someone who knew the manager to get the correct number for her. It seems whoever she sent to welcome us left before we arrived. Someone else came to let us in about 15 minutes later, but I shudder to think what would have happened if it wasn't for that very kind man in the cafe.
Be aware that none of the usual supplies you expect from a rental like this were provided: no pods for the coffee maker, no bath soap, not a bottle of cold water. When I complained about that, the manager had our greeter go out to get us some coffee pods, but we discovered in the morning that they did not work in her coffee maker. We could not find pods in two different stores, so we ended up buying a Moka pot for ourselves. (On the bright side: cute souvenir; very good coffee.)
To be fair, the manager refunded 200 euros of our rental fee, even though we didn't ask for it.

This apartment is in a great location - so close to the Duomo and easy to walk to many of Milan's attractions and to public transport. The apartment is huge - three bedrooms with two bathrooms and three toilets, and a large lounge/dining room and separate kitchen. That's the positive out of the way. However, while we were staying there the power suddenly went out in our apartment. It was a Sunday and the concierge isn't on site on the weekend. We tried to look for the fuse box to see if we could remedy it ourselves, but couldn't locate it. We needed to be at a sports event that afternoon so had to leave the apartment. I sent numerous messages to the apartment manager (Helene) over the Trip Advisor inbox, SMS to her mobile, by email and also tried phoning her mobile (no answer). When hours went by with no response, I phoned the concierge's mobile and left a voicemail in my very poor Italian (he doesn't speak any English). He rang me straight back and we had a strange conversation in which I couldn't determine whether he understood me or was able to fix the problem. Eventually I got a message back from Helene who advised it would all be fixed by the time we returned to the apartment and to try not to turn on too many things! This was at least 6 hours later and I had spent most of the sports event messaging, phoning and checking for responses. From that point we were very careful not to turn on many lights and appliances at once (which is a bit ridiculous in an apartment that can accommodate 6 people). However, the power went out again on the Monday. Luckily the concierge was on site that day and could reset the fuse box. For this reason alone, I wouldn't recommend this apartment. Too much hassle. If you do decide to stay here, please note that the fuse box is behind the door in the main bedroom. You will probably need that switch!
Loved the apartment and it's spaces. Plenty of room for 3 couple. Great location to walk to everywhere in the Old City. Helene, the manager, was extremely helpful in rescheduling an excursion and setting up transportation to the airport at the end of our stay. We had a couple small problems with the apartment that were resolved quickly. On weekdays the doorman arrives early and is quite loud early in the morning, but peacefully quite on the weekend.
These reviews are always subjective and depend wholly on your expectations, so I can only report on our own personal experience.
Prior to arrival we contacted Helene who responded swiftly to our emails answering our pre arrival queries. On arrival we met with Helene who was delightful and both helpful with the property details and invaluable with local knowledge.
Pictures of this property do not do it justice. It has a mix of modern and tradition. The lounge area is like taking a step back in time to a great hall with it's high ceiling, but the bathrooms and kitchen are modern and well furnished. (Although - and I know it's coffee drinking territory in Italy !!! as a British traveller a kettle would be a nice addition.) In the bustle of being in a city this apartment has a feeling of calm as soon as you walk in and it was always good to return to a quiet haven after a busy day sight seeing.
Despite being a very short walk from all places of interest this apartment is situated in a street just far enough away from all the noise. The large lounge (pictured) is on the road side of the property (again not a busy road) and the bedrooms face a cobbled court yard at the back. There is a very small lift enabling you to get your luggage up to the apartment but when in and out best to use the stairs. If you are travelling with small children I think you would have to be very watchful of the balconies but for adults they are a nice feature.
The apartment was clean and tidy and bed linen and towels freshly laundered.
Opposite the apartment is Café "B" just the job for any type of Italian coffee you like and their panini are delicious. There are places to eat in the street the apartment is on, all serving good Italian cuisine, but again in no time at all you can be in the more tourist areas with a plethora of eateries to choose from.
A special mention to "Jose" the gentleman at the gate, although we didn't need to request anything from him during our stay Helene told us he knew everything about the apartments and would be there to help us if we needed anything. He was however always there with a friendly wave as we exited and entered the courtyard although his time on site is more limited at weekends.
In a four day stay on our first visit to Milan we covered most of the "top ten sites to see" plus more. We were lucky enough to see a performance at the Teatro alla Scala which was worth it just to see the theatre ( Personal note to Helene - Sadly Roberto Bolle was not dancing that day !! disappointing but gives us another reason to return to Milan???!!)
If we were to return to Milan again we would stay in this apartment.
