“For the money you can do better”

Ok..let's start with the positives...nice older building (really older) that wants to remain a representative historical site. Rooms on upper floors with lake views offer a great view. Bar staff, especially Monica and Mateo are exceptionally friendly and very helpful. Rooms were at least clean but not necessarily well appointed.

Now the negatives. First and foremost this hotel is being run by two brothers Christian and Timothy whose personalities are as different as night and day. Hope that you deal with Timothy as opposed to Christian. Timothy is polite friendly and tries to make you comfortable. Christian is his polar opposite. Cold, distant, short with his responses and projecting an air of constant irritation.

The hotel has NO air conditioning this may not be an issue for mild weather but in hot weather, as was the case during our stay, it is unbearable as the rooms for the most part absorb the solar heat and reflect the heat internally. Think of sitting next to a wall of hot stones. Even worse is that as there is no air you can't close the windows which means that you hear all of the street noise (this includes psychotic scooter drivers who rip through the village with banshee engines; think chainsaws all day and evening, the packs of tourists calling their children and spouses names aloud, the ferry boats blowing their whistles every fifteen to twenty minutes, the church tower bells early morning through evening and my personal favorite the town disco which plays really loud music OUTDOORS Thursday, Friday and Saturday until 3:30 AM, oh and then the drunks howl at the moon for another hour). Oh...you can ask for a fan but you might be told no more fans today like we were. Reminds me of the episode of Seinfield where Elaine asks for soup that isn't on the menu.

Internet access is free...but it is only available in the hotel lobby..no where else in the hotel...it is 2012. I guess Christian isn't aware of the fact that he can put a small wireless repeater throughout the hotel without major complication or expense.....meanwhile you can get a signal from the adjacent hotels which of course you can't use. Really underscores the management philosophy of the hotel owners.

Finally the breakfast is as unspirational and bare bones as is possible ... Again reflecting managements operating focus of high cost lodging and budget amenities.

Best of all though has to be the bathrooms. No showers. Instead they have a hand held faucet that sits in a crade like an upside down telephone handset from the 1930's. You have to either sit in the tub to shower or stand and wash the floor in the process. All they need to do is to put a simple handheld faucet on a pole, as many hotels do, with a shower curtain. Not a major expense and much safer than a wet tile floor.

So in summary this hotel is over rated at three stars, lacking the basic creature comforts required to keep guests comfortable in 23 degree plus celsius summer days and with prices that can not and do not justify the lack of courtesy,service or hospitality provided.

Would I stay here again? No. Read the reviews of others (and managements responses) and you'll find a pattern.

We stayed here two nights with several couples. This hotel is in a great location – right on the small waterfront street. The spacious lobby has beamed ceilings and beautiful woodwork, with plenty of space to read or join friends in conversation. There is also wifi available. There are tables outside under a covered porch to relax, and a very nice terrace right on beautiful Lake Como. They also have a great bar off the front of the building which opens to a patio and incredible views of the lake and surrounding mountains, with friendly staff. The rooms are clean, comfortable, and nicely appointed, but on the small side – which is fine, because we did not spend much time in them anyway. Our bathroom did not have a shower, but that was only a minor inconvenience. Shops and restaurants are just steps away. We would stay here on our next visit, and would highly recommend to others.

Room Tip: See if you can get one of the rooms with a view of the lake.

We stayed at this hotel for 4 nights and found it one of the most welcoming and friendly hotels we had encountered. The Hotel has been owned by the same family for many years and is run by two brothers and a cousin. The location in Bellagio is excellent. We booked a room with a lake view and balcony and would recommend a similar choice. The room was very large with an extra small sitting area/bedroom and also provided en-suite facilities. The hotel decoration is one of splendour for the age of the building, filled with period furniture that was more than suitable and adequate for a relaxing and very pleasant stay. The hotel enjoys a cool sheltered garden dining area across the road at the side of the lake which make a very pleasant setting. The food was superb, especially the veal which was so tender it melted in the mouth. We have dined in Bellagio before but enjoyed the food selection and setting so much that we dined at the hotel each night. The staff were very attentive and so helpful and friendly, nothing was a problem. After 4 days we were very sad to leave this hotel.

I think rating hotels in Italy might be a bit relative. This is not a 5 star hotel like you'd find in many big cities, but considering the area, it's very nice. The location is amazing as it's right on the waterfront in downtown Bellagio - close to all the shopping, restaurants and the ferries. The hotel staff is nice and is happy to help with arrangements and information. The room was comfortable, a bit old, but clean. We stayed in room #4, which has a nice balcony overlooking the lake. The room is air conditioned, which was helpful in July. There is a tub with a handheld shower. The service is a bit inconsistent - we didn't always get replacement soap and shampoo and for some reason our top bed linens (comforter and extra pillows) were removed the first day and never brought back?? Breakfast is included, which is nice and there was a lot of variety to eat.

Would highly recommend their restaurant across the street - great food, reasonable prices and you can't beat the location.

Another tip - spring for the pick up/drop off service from the airport - parking looked like a nightmare in Bellagio and we didn't feel any need to have a car with us.

Room Tip: If you're two couples, ask for rooms 4 and 5, which share a balcony. We had a lot of fun playing...

During our trip to Italy we stayed at the Hotel Florence in Bellagio. The staff is outstanding. They anticipate your every need and are quick to offer suggestions, They were professional and friendly and made you feel as though your were their only guests. We have recommended this hotel to friends and they thanked us profusely. The restaurant is superb. You can't go wrong at this hotel.

Room Tip: The lake view rooms are fantastic- We especially like room 154-

My family needed 2 rooms in July and we were lucky to get rooms 4 & 5. These rooms are connected by a large private terrace that we made full use of. The rooms themselves are large and clean, as were the bathrooms. My only complaints would be the be bed and pillow. Both were rock-hard. While I can certainly live with a hard mattress, the pillow was about 1 1/2 inches thick, and registered at about the middle of Mohs Scale of Hardness, right below calcite.

But the terrace outside made up for it. We enjoyed a bottle of prosecco and some bread, cheese and prosciutto one night, and some relaxing family time the other nights. The terrace is on the second floor overlooking the lake. Beautiful.

The location couldn't be better. It is right on the street across from the lake and ferry piers, and next to restaurants and shopping. Bellagio was a wonderful place to spend vacation.

We have travelled to Italy 6 times, so we are not without experience. Hotel Florence has staff that is obviously well trained to accomodate any travelers. Reception desk empoyees were always helpful and happy. Bartender couldn't have been more accomodating,including travel tips to more easily get to Malpensa. We left at 5AM and they made special arrangements to provide breakfast. A visit with the current family (Ketzlar) manager was a special way to return to the US. These memories will last.
