There are lots of adjetives I could use to summarize this hotel but to be kind I will keep it to "minimal and basic". I believe that is what the owners are striving for and have succeeded but unfortunately at the expense, and most certainly, comfort of their guests. Our room was adequate at best. The carpet is quite disgusting throughout, especially in the hallways and stairs but they provide complimentary slippers so I guess that makes it acceptable. The bathroom is a joke. The lighting is so poor if you don't crack your head open on the hanging antique fixture over the sink, then you'll trip on the step up going in. Everything has the "antique" theme so the mirrors are scratched up so much they're hardly worth trying to use. There are no towels racks, just a single hook on the wall in the shower, no toilet paper holder, no place to put your toiletries or hang anything to dry. They want you to be eco friendly and reuse your towels but once they're wet, you have nowhere to dry them. There is no elevator/lift in the place and you have to hike up several flights of stairs with your luggage. Wifi was good and bad. We had two devices that could connect and two more that could not...very frustrating. Breakfast was organized chaos to say the least. The little room had seating for 10 people. If you weren't lucky enough to score a table, then you had to wait and watch others who probably felt guilty taking up the space. There is a huge sofa in the breakfast room that could easily be replaced by three or more tables but again, it's the minimalist look that they seem to be striving for rather than the comfort of the guest. I do have to commend the women who worked extremely hard to serve the hungry breakfast clients. They did a terrific job in a very tiny space, hence the "organized chaos". Quite simply put, this hotel is in a terrific location in the heart of Modena and that is pretty much what you are paying for.

Location is super, very central: ideal place to start your visit. Parking is made easy as the hotel grants you free access to the traffic restricted zone (still not easy to find one, but you can get in front of the hotel to offload the car).
Rooms are nice, even if a bit small. Staff was very kind. Suggestion: please change the room doors :) they are really not in style with the rest of the building

I cannot rate this little hotel highly enough.Fantastic customer service, beautiful bedroom and bathroom, delicious breakfast and unbeatable location. There can't be anywhere better to stay in beautiful Modena!

This hotel is the best 3 star I have ever stayed in because they have really given it a personal touch and with great quirky taste they have made the basic things seem ever so cute and just wonderful. The location is devine. We came back our hotel room to drop shopping off 5 times during the day because it is so close to everything. The receptionist are so welcoming and everything is a Yes from them. The breakfast is so so cute and the fact that things are set out in small bowls ready for you to pick up is a fab idea. The laate I had was extremely nice and outstandingly served. Can not fault the hotel to be honest.

We loved our short stay here. It's located in the center and puts you in walking distance to everything. There is parking. The hotel is well decorated and well appointed. The room was more spacious than many others in Italy. Breakfast selection was good. Very friendly staff.
