We recently booked this "hotel" last minute for our stay in Modena. Upon arrival the lady at reception spoke no English so we tried with our best Italian to explain we wanted to book a double room we'd seen on booking.com for 2 nights. I should have been wary when she tried to charge us more than booking.com however we negotiated and agreed the rate of 60 GDP per night + taxes (not super expensive but the rooms are not worth even a third of that in my opinion). We were shown to our room up the grotty staircase filled with bad graffiti drawings on every wall and electric cables hanging from the ceiling (again another sign we shouldn't have bothered), arriving to our room which looked absolutely nothing like the photos. The room was old and worn with a dirty scruffy feel. A quick check of the room lead to finding hairs in the bedding, & marks on the pillowcases. We complained straight away but were told we would not be getting a refund. The owner of the hotel was called by telephone and explained to my girlfriend that any money paid was non-refundable due to "Italian law"? She was very rude and argued with my girlfriend for over 30 minutes until she finally agreed to show us to another "better" room. Since this was now our only option we had to accept. The room was cleaner and slightly more modern in design but still nothing like advertised. The room was also right next door to the breakfast room so we had lots of noise at breakfast, plates clattering etc. The property is about 10 mins walk to the center of Modena and to the train station, however you'll find plenty of shifty looking characters hanging around the street of the hotel which is set back and quite dark. Personally I am sure you can find better hotels in the area, even if it means paying a little more. Modena on other hand is beautiful and well worth a visit.

With in walking distance from the train station and bus station, as well as the Ferrari museum and center of town - the location was fabulous. They were under renovation, but went out of their way to make sure it did not affect us. The owners were welcoming and very helpful. We got the hotel early and the room was not ready, but they took our bags and set up the room for us when it was ready. We booked through booking.com which forced us to get a triple room and a single room since we are a family a four and it didn't show a four person room. When the owner saw that we were a family with two small kids, she made arrangements for us to all be together, no extra charge, and we didn't even have to ask - she just did it. The room was clean and had plenty of room for all us. We had a really good experience here.

This hotel states it offers the following, amongst other things: elegantly furnished rooms, satellite tv, parquet flooring, city views, free wifi and air-conditioned rooms.

This should read: rag-rolled 1980s home diy paintwork, chipboard furniture, a computer monitor screen, wood laminate effect lino, views of the overpass/roundabout/slightly derelict buildings, intermittent wifi in short doses and air-conditioning that only goes down to 24 degrees because otherwise it stops working for 2-3 hrs.

I have no idea where the photos on the website were taken but not any room that we saw. The 'modern decor' is a poor attempt at graffiti all the way up the stairs.

At the 'bar' we asked for an Aperol Spritz and were given a warm glass of flat prosecco (who knows how long it had been lurking, open somewhere - not in the fridge) with a drizzle of Aperol. We were then met with incredulity when we dared to ask for some ice; we left it untouched.

Breakfast was awful - cheap stale rolls, warm burger cheese and meat that had clearly been left out for some time, not even decent coffee (a travesty in Italy).

The area is rough at best, my husband and I wouldn't walk in the local area at night as feels very unsafe. Modena city centre appears to have a desperate shortage of restaurants (despite it's culinary prowess, there is only one in the main centre and this was closed for a private party) so evenings were spent in our grotty room with our books.

Yes it's close to the station, well placed for the Ferrari museum and transfers to Ferrari Maranello, the room was at least clean and the lady in reception on our arrival was very friendly but that is it.

Unfortunately this hotel make you pay when you arrive so as a guest you are absolutely stuffed; we didn't trust what would happen if we complained. This is never 3 star and makes a UK Travelodge look like a 5 star palace.

All in all, the only answer is don't come here. We will be arguing with the company that we booked through that this hotel is falsely advertised.

This hotel is very nice, recently renovated and up the street from the Enzo Ferrari museum. We choose the hotel for that reason. Staff is very friendly. Downside is not much around in terms of restaurants especially in August when the few places surrounding the hotel are closed.

Quiet and quaint. Very attentive to your needs. Close to the train station. This place is very modern while making you feel like you are surrounded in history. Walk to many restaurants and interesting shops. Very nice and I love it here!!!!!
