My husband and I were touring Italy and recently stayed at this B&B for two nights. This B&B is on the top floor of a building right off the Spanish Steps, we had an excellent view of the steps. The room was clean and comfortable. The bathroom was small (to be expected) but it only had a half glass door, meaning that when you took showers half the water ended up in the floor. Because of this, the wood was rotting at the bottom of the posts on the door - I would suggest asking for extra towels when checking in (you'll need them because of this). The location felt relatively safe considering there were three locks to access the room (main building, B&B hall, room). There was a mini-fridge but no safe. There was an elevator to the top level, however this was very small, really only a two person lift or for luggage. We did not get the breakfast so I can't attest to the selection, however, we did have difficulty finding a decent restaurant for brunch in the area so I would suggest taking up the breakfast offer.

We stayed at this particular B&B for the location, I had read in a travel journal that this area had a lot of shopping and the steps were popular. I was dissapointed in the area. Yes, it does have a lot of shopping but the stores weren't particularly in my price range (very high end) and even the little Italian made clothing shops were extremely overpriced - I am sure due to the high level of tourists. We also stayed near the Pantheon during our trip and found it much more friendly to pedestrians and had many more options for restaurants. Also, one evening we had our window open and were were just relaxing enjoying the street noise from the spanish steps when a kid starting shining a laser light into the room (vendors sell these green laser lights on the streets). We ended up having to shut the shutters, window and the blackout curtains to keep the laser out. I don't think this area is ideal for couples or families.

If this area is your preference, this is a nice B&B.

Had a room overlooking the Spanish Steps. Good clean accommodation. Wifi worked well in our room behind reception. Location was perfect for exploring all of Rome's sites. Metro stop is 2 mins walk away. Would definitely recommend this hotel

Location and view here are impossible to beat: all rooms look out directly onto the Spanish Steps. The hotel is a two-minute walk from the Spagna metro station and a ten-minute walk from the Trevi Fountain. We were very happy with the you're-grownups, left-alone vibe (the front desk is unstaffed a lot of the time and it can feel like you're the only ones there), but some might not like this. Breakfast was so-so (and too much sugar). The room was comfortable but not more than that, and the wi-fi signal was so weak we had to sit in the hallway to get online. We did get a good restaurant recommendation from the friendly woman at the desk, but this is really a place for travelers good at taking care of themselves and not looking for much in the way of service.

i choose that hotel for the view and this is the only thing that was good. the room was ''not bad'' . there was a problem with wi-fi , the connection was possible at the reception but not in the room. breakfast was low budget but the price wasn't. my opinion is that s not a value for money choice .

It was difficult to pick a hotel from the hundreds available in Rome. In the end, we selected the Piazza di Spagna View based the positive reviews, it's central location and the proximity to many attractions. We requested a view of the Spanish Steps and were not disappointed - the view is absolutely STUNNING!! You will never forget it. Every morning, without fail at the prescribed time we were greeted with a breakfast platter with toast, jam, croissants and choice of juice with either tea, coffee, espresso or cappuccino. Every evening, we sat at our window with a bottle of prosecco and watched people congregate on the steps - one night, there was a group with a guitar and we felt like they were singing just for us. There's a subway stop just around the corner from the hotel for easy access to the rest of Rome. Book this now - I promise you won't be disappointed either.

If you want to be in a great location then this is the place for you. This property is located at the spanish steps and close to all the designer shops and main attractions.
The rooms are of an average size and all overlook the steps.
The breakfasts are basic but are adequate. They consist of coffee or tea, pastries and dry toast. The reception staff are very helpful and friendly and advised us of the best routes to take in order to get to certain attractions quickly. Use the metro if you are short for time it is very easy to use.

It is the most central hotel in Rome!! You can see the Spanish steps from your balcony while you eat your breakfast inside your room! Very friendly staff and nice rooms. It was a little bit difficult to find it at the beggining. So pay attention because there is no any sign neither in the building nor inside the entrance of the building. The only small label is in the doorbell among the rest apartments of the building. The entrance of the hotel is next to the Furla boutique in piazza di spagna. Otherwise all the rest was excellent. It is our favorite accommodation by far!
