I stayed here for a weekend earlier in October and was totally happy with the place. Previous reviews are correct in that it IS difficult to find, but Flavia organised a taxi from the airport and the driver took us straight up. You'd probably need a St Bernard to locate it otherwise. The area too seems to come under scrutiny, but its a big city and it didn't really feel or seem dodgy to us whether going out early or coming back late. Metro station is a pilum's throw from the place which will take you to all the big sites and sights but walking everywhere is entirely do-able. The room's were clean and staff friendly and helpful (planning journeys, organising taxis etc) It's good value for a place not far from all the big areas and I'd happily stay there again.

This is a lovely little place, a converted apartment made into 5 guest rooms. It's not the easiest to find but with a little preparation, a map and the hotels directions it's fine. The hotel is in Esquilino, one of the poorer parts of the city so the other reviews are right, it's not the nicest area. There were quite a few homeless people sleeping in the archways around the square but they never caused us any hassle. The hotel is very well located for the main station Termini and the Colosseum and the metro system. The historic centre is perfectly walkable, Piazza Navona being a 3km walk, but after a few days walking everywhere it's quite tiring. The metro unfortunately doesn't go to this part of town.
The rooms were lovely and spacious, very clean too. There is no air-con, only a ceiling fan so I certainly wouldn't stay here in the height of summer. We stayed in mid-September and it was pretty hot at night. The street can be very noisy so leaving the windows open is probably unadvisable. Bathroom was compact but lovely and clean.
Breakfast is included at a cafe around the corner, it's only a croissant and drink but sets you up for the morning. There's mall fridge in the room to keep drinks in.
Overall this is a nice place to stay, friendly staff, maps and guide book provided if you don't have your own, luggage storage, help with bookings etc. They've thought about pretty much everything.

The staff was so nice! They didn’t mind helping us plan where to go, getting bikes, calling taxis, etc. I had lost the key to the lock that was on my suitcase and without a question they were on it to help me open it again. The room was so clean when we got there and ready for us. Bathroom clean as well. I had no problem with the room or staff.

The only negative review I have is the location. At night there is a weird atmosphere. I don’t recommend you arriving alone to the hotel at night. A few blocks down you can see the atmosphere change and get better. However, it is walking distance to the Coliseum.

We stayed here starting last Saturday, June 9th for four nights. We tried calling them all day to let them know we wouldn't be arriving till 8:00PM that night...no answer. We called the booking company we used to see if they could reach them...no luck either. Finally we decided we will just show up and hope for the best. The good thing is it is located very close to the Roma Termini station...about a 10 minute walk. Finding the place is another story...damn near impossible. There is no sign outside the building. The only thing that says "Domus Victoria" is a panel of door bells with their name on one of the buttons. Rang bell...no answer....as we are standing there I noticed a small sign taped to the wall..on other side of door ....that had more numbers to call to reach someone. Since we had no cell phone it didn't do us much good until we asked someone to call the numbers for us. No answer on first number...second number we get a message that they will call back in 10 minutes...had to beg the person who let us use her phone to stay till she called back...which she finally did. Sandra shows up about 15 minutes later and shows us to our room. She was helpful and told us of local places to eat and shop. So here is a run down of the good and bad:
1. Of the four days we were there...had hot water in shower only one day. The good news is the sink had hot water.
2. Had wi-fi available but had to go out into hallway to get strong enough reception.
3. The television was nice...but absolutely no English language channels.
4. Street noise was almost non stop...but it is expected in a city the size of Rome.
5. No air conditioning but had a nice ceiling fan.
6. Neighborhood felt safe but was absolutely filthy with trash everywhere along with beer and wine bottles.
7. Had a homeless guy sleeping on sidewalk in front of the door on street level...fortunately we only saw him urinating one time.
8. Maid service was good as we came back every night to a cleaned up room.
9. Breakfast vouchers could be used at two different places just down the street for a coffee and a pastry.
The bottom line is....would I return to this place? Absolutely not!

Is located in an extrategic point of Rome, walking distance from Stazione Termini (train station), the Colisseum (Colosseo) and the all historic places.
Nice and clean rooms and a very helpful staff.
This is my 3ert time in this hotel and I'll be coming again everytime that I decide to go to Rome.

I come to work in Rome often and so do my partner and we find this place very easy and perfect for us, is right next to the metro station and very close to Termin station, the room are big clean and with free wi fi
We become friend with the owner Flavia and she is like a friend now , always available to give us advice and because she also has a cooking school she always advice us with the best restaurant
I dont need to say we defently come back because she already know but is just to share this with more people even if is not so easy to find room in high season and after this maybe i will have problem !! So keep this advice but dont go when i go

I was travelling alone in Rome and I'm glad I chose Domus Vitoria for my stay. It is a very cosy B&B with only 5 rooms and private bathroom. Very clean and quiet, it is located on a building in the Piazza Victorio Emanuelle II (there is a metro station) very close to the Termini train station, Santa Maria Maggiore church and a walking distance to the Coloseum.
Elena and Sandra at the reception were very kind and helpful! Thank you for the great stay!
