This place is steps from Via Condotti(most famous tourist street in Rome)adjacent to PiazzadiSpagna, Trinita die Monti, Via del Corso and walking distance to Piazza die Popolo and others. It has a small awkward but functional elevator that does the trick.
The facilities are done In a modern decor with limited public areas including the breakfast area although with good facilities in the rooms specially those with jacuzzies. Rooms are clean and some of them spacious for Rome standards. There is only one very good penthouse suite with a balcony/terrace which overlooks the street scape with private seating area outside the room.
Negative is that it is central ventilation system No A/C during winter only general heating and the climate control in your room turns out to be a nightmare. Even though it says non-smoking the truth is that you end up so king a pack trough the ventilation system because everyone from service to hostess and attendants all smoke like chimneys and it is impregnated in the fabrics of the rooms. So if you are sensitive to so king smoking like we are be prepared to cope with this or have a back-up plan place in mind. We had to cut our vacation short last Christmas because we ended up catching bronchitis due to smoke inhalation and of opening and closing of the windows in 30 degrees temperatures at night to breath fresh air. The web site looks great and if you do not mind putting up with cigarette smoke not only in the street but also in your staying facilities you can say this is a pretty good place with nice decor BUT nothing is perfect in life or Rome.

Room Tip: Choose rooms away from the reception area or the breakfast room. Rooftop suite is very nice special...

We stayed at this establishment for our last night in Rome having stayed at the Via Veneto earlier....the location is much better, right next to the via Condotti and Via Corso. The room was large enough, comfortable and staff helpful. We enjoyed exploring the many interesting streets on either side of the Via Corso leading to the Piazza Navona....could walk everywhere.
The lift was tiny but big enough for our bags though...
All in all, great value and great location. We'd stay here again..

Location was great. Cab driver had a little difficulty locating it as a lot of the roads (which were one way) leading to it, were closed.

We got a junior suite. Spacious and with tasteful decor. The furniture and fittings (especially in the bathroom) were a little worn and could do with a touch up, but overall room was lovely.
Staff were attentive, helpful and accomodating.

Totally recommend this.

We had a suite and it was large for Rome standards. Recently renovated and in good condition. The small team of staff were really good and helpful, ESP the young lady during the day was very good looking after are us. Breakfast food was lovely and they make a nice coffee. But the location is hard to beat in a great spot near everything it's great. I will stay there again with pleasure. And i look forward to staying again.

In a side street of some of the most busy and luxurious streets of Rome - not to forget just 5 min away from the Spanish steps - you will find this little hotel with only 6 rooms. We were so lucky to be upgraded to the top floor room with a lovely terrace. Fairly spacious room and well equipped. The breakfast room is small, but you will get good service from a kind and friendly waiter.

The hotel is perfectly located and both luxurious shopping and several important sites are within short walking distance.

We would definitely stay here again.

Reason for stars: Super clean, big rooms, and exceptional service

Rooms: Clean and modern. Free Wifi. TV with comfortable couch,

Location: Close to high end shopping and close to Spanish Steps.

Value: The staff was amazing. From the gentleman who prepares the breakfast to the concierge, they were all great. The place was only 2 rooms per floor so it was quite small but the units were very nice. When we pass through Rome again, we will definitely be staying here again.
