Didn't stay as one week before arrival we learned that our 2 confirmed rooms (done 6 mos earlier) were, mistakenly, not entered in the book. The owner, Giancarlo, accepted responsibility, finding us more costly accomodations (confirmed)and bearing the additional cost personally. Although we didn't stay with him, he also made dinner reservations for us. We were not happy about his mistake, but he handled it so graciously that we looked him up once we got to Rome. He greeted us loke we were lost relatives, spending a pleasant 30 minutes with him. His accomodations are good, well located and reasonable. As for Giancarlo, you won't find a better host

We spent 7 nights at this Bed & Breakfast. Great Location - Giancarlo (owner) was very helpful. Room cleaned daily. Internet service available 24/7. It was great being able to email family.
I would recommend All'Obelisco to anyone who needs to be in the heart of Rome. A few hills to climb but we enjoyed being able to "people watch" on top of the Spanish Steps.

Used buses and Metro to get around. And of course, our FEET.

Hope to return to Rome again and would definately use this Bed & Breakfast again.

We had a great stay at the All' Obelisco bed and breakfast. The owner, Giancarlo, was a perfect host. He lives on the third floor of the building, so is accessible if you need him.

Located directly across from the famous (and very expensive) Hassler Hotel, the location is perfect right by the Spanish Steps. You are about a minute away from the Metro stop.

At present, the building is being renovated on the outside so it isn't very attractive. We didn't have any problems with noise from the workers outside (at least not early in the morning).

After entering the huge door, there is a lovely foyer for the building (not sure how many people live on the upper floors). There are only three steps up and the B and B is located on the first floor. Entering through another door into the reception area where Giancarlo's desk, couch, chair and laptop for guests to use 24/7. There are only three rooms and it is very private. Our room had a private door leading to a small hallway, bathroom and bedroom. The bedroom was quite large with a desk, dresser, TV and large window with shutters (which made it very dark during the day). Normally you could electronically open the shutters outside, but because of the construction work we never opened. Then there is a window with a solid pair of shutters on the inside that you could close. The TV has a satellite hook up but we only found BBC and one other channel in English. In the hallway is an armoire for hanging clothes with only about eight hangers. The bathroom was Italian small and the shower was the smallest we had while in Italy. Don't plan on shaving your legs in the shower (I used the bidet)!

Breakfast is served upstairs right off the reception area and was your basic juice, croissant, yogurt, fruit and you choice of espresso, cappuccino, latte, etc. Giancarlo asked what time you would like it served (normally between 8 and 10) and Maria would help with breakfast. There were three tables in the breakfast area.

We even took a late lunch upstairs and had access to the kitchen any time we needed. He even provided bottles of water and juice and we could keep food in the refrigerator, if needed.

I was very please and would not hesitate to stay again at Giancarlo's All Obelisco. The price was very reasonable (book directly with his website - do a search on google or email me directly) and the location was perfect.

We used the Metro quite a few times so it was very handy. Also, during the day there is an elevator at this metro stop which was a lot easier to use then taking the Spanish Steps but found out it closes after 8 PM !

We loved staying at the All'obelicso B&B. Giancarlo and Maria were wonderful hosts and we absolutely came away from the stay with them very pleased with our choice.

The location was perfect - at the top of the Spanish Steps. Very close to everything, including lots of shopping (via Condotti and del Corso) and lovely restaurants (Restaurant 34). We couldn't have picked a better location, I think.

The B&B was spotless and very comfortable. Breakfast was very nice and everyone was so kind and helpful. Giancarlo was great and helped us so much, including organizing a taxi back to the airport.

We intend to stay again when (I say WHEN not IF) we make it back to Rome.

Having searched for ages to find a suitable location for three couples we found All'obelisco. Having read previous reviews on Tripadvisor we took the plunge and booked.

Well it turned out to be perfect - especially if there are 6 in your group as you then have the sole use of all the accommodation.

Ideally placed and very clean. Giancarlo was very welcoming. He arranged dinner bookings and return airport taxi.

Would definitely stay here again if visiting Rome. Why pay ridiculous hotel prices when you can pay less in a better location?
