We booked Happy Holiday for 3days and 3nights recently. When we arrived the lady at the front desk spoke no english (not that big of deal we were in Rome). She had no idea we were coming. Once the younger lady who spoke some english showed up she gave us a room with three beds (for just me and my boyfriend) and asked us to pay. Well we had already payed! I had to tell her that. Then she asked 3more times for us to pay. Needless to say I didn't pay again. I had pre-paid for the room!! Once we sat down in the room we noticed the a/c wasnt working. The older man who came on shift tried it and said it was fixed. We came back 7 hours later it was even hotter!! So we slept with the windows open for 3nights in a row. 2 of the nights there was a band/festival in the square across from us. It was so loud I had to shut the windows and it of course was even hotter!! The last night we stayed here a family of four was in the room next to us and came out of their room asking how to work the a/c. Turns out theirs was broke too! The hotel didnt want to do anything about it. There was never anyone around to even ask a question. The only thing I can say nice is the old man who helped us that very first day was so informative on info and so sweet. Thats it!

We stayed at this B&B for 2 nights in June. When we arrved the staff were very cheerful and helpful. She showed us to our room which wasnt ready yet as we had arrived early and she allowed us to drop our bags off. We quickly realised that the B&B was just an apartment within other residential apartments, on the 6th floor. Not unusual as i've stayed in similar places before.
On leaving the room we were asked to go to reception to book in. Reception was on the 2nd floor of the ajoining block, very odd set up. we payed the amount due in full in cash. we were told that breakfast was actually served in a bar around the corner, no worries I thought.
On leaving the B&B we found that it was in a great location, the metro was 5 minutes away and from the top of one of the roads we could see the collosseum.
once we had been out and about and returned to the B&B we realised how nasty the place was. the room itself was basic, bed, wardrobe and aircon. the shared bathrooms however were horrible. One of the toilets didnt flush, and the temp on the shower was fiddley. from our room we could hear the other guests coming in, showering and een using the toilet. the second toilet was then blocked making it very difficult to use either. having said that the bed was comfy enough and the aircon was a god send as it was red hot in Rome.
the following morning we found the bar to have our breafast. it was only a very short walk from the B&B. it was a tiny cafe of sorts and breafast was croissant and a coffee, not great.
All in all this was possibly the worse place i've every stayed and i've stayed in some horrible places on stag do's, rugby tours and lads holidays.
the only good thing about this place is the location as we did see the Pope as we walked back to the B&B

We slept three nights.
When we arrived at the hotel gave us a room didn't cleaned up after last client. I asked for another room and we received. 
The room was clean but the windows doesn't close at night and was very noise.

I booked the accommodation online for friends arriving from Australia and received a confirmation. I booked a further room directly with the owner, Damiano, by email, which he confirmed. I tried contacting the owner over 2 weeks to confirm the bookings, leaving numerous voice messages and emails, none of which were returned. I eventually went to meet Damiano on the day of the guests arrival and he confirmed the booking verbally, although hesitantly. A few hours later, he sent a text to say that 4 rooms were unusable and my reservations were cancelled. No offer to find other accommodation was made. Not professional or fair. Luckily I was able to find accommodation elsewhere, but for someone coming to Rome who does not know it well; it would be a nightmare. Stay Away!

This was one of the cheapest rooms we could find in Rome and I was a little worried about what we would get. But we were pleased to find friendly staff, clean rooms and a good location.

They gave us a a huge and nice double. Damiano explained us very well where to go and what to do. the kitchen facilities are great, as you can just help yourself with the breakfast and you could even cook if you wanted to. the place is right in the centre, a 5 minutes walk from the colosseum and all in all we had a fantastic stay. i would recommend this bed and breakfast to everyone who is looking for a cozy and quiet place in rome which is not expensive at all.

This B&B is located within a traditional apartment complex opposite Basilica Square and Rome's highest obelisk. Rooms are located on the first floor on each end of the building, with the reception on left (Staircase A 4th floor).

Our room was very clean with multiple towels provided and a very comfy queen size bed (advertised as a double bed). The room was cleaned every day. It contained a wardrobe, split airconditioner and wfi connection.

Your room view and the amount of noise depends on where you are placed in the building. We got room #8 which was facing a traditional italian courtyard which is part of the complex and it was dead silent at night apart from the emergency vehicle sirens that pass every so often. Other reviewers here were placed in rooms facing the square which gives you a fantastic view but with street noise that comes with it.

we really reccomend this place.
