We stayed here for 5 nights in early September '13. Hotel is short walking distance from Termini Station located on the quiet street of Via Urbana. Room was clean and in excellent order, comfy bed, TV, towels changed daily. Great coffee machine in room to have with breakfast rolls and pastries hung on your door delivered for your breakfast each morning. Fridge in room also. En-suite was in great condition with plenty room throughout. Staff were friendly and very helpful with advice on where to go and what all to do in certain areas as well as the use of PC to order/print tickets online. Location is superb with Coliseum only minutes walk away, plenty good restaurants in the neighbourhood and Monti seems to be an up and coming area of Rome. This is a great place to base yourself for a trip to Rome.

It is an excellent location for sightseeing in Rome.The hotel not far from Termini-about 500 metres, but on quiet street. it's comfortable to traveling with suitcases. Collosseo about 7 minutes walking, fountain Trevi about 10-12 minutes walking. All staffs are friendly and helpfull. We was glad to meet Aenea's team, they gave us a lot of information about place of interest, bus and pedestrian routes and a map. Breakfast was simple but very tasty (many kind of croissants with espresso from coffee machine). The rooms are convenient, clean and homey. In the room was plates, cups,wine glasses, corkscrew,a lot of tea and coffee, all that was need. The view from my room was very nice, it was the ancient Basilica of Santa Pudenziana and green trees. I will return to this Hotel again.

This is a basic B&B tacked away in a quiet street in central Rome (Colosseum within walking distance). The room was spacious enough for a family of three and quite clean. Towels were changed daily and sheets were replaced regularly. The room had a nespresso machine together with a small fridge which came in handy. Also, there were amble tea/coffee bags as well as biscuits and marmalade/honey. In the morning they leave a basket of croissants and bread in front of the door which were delicious and fresh. Another nice touch was the cards with famous quotes and a small candy on each pillow every day! The service was very good as the receptionists weer available for every query we had. They even gave us a map on our first day and tips as to how to get around and where to go. Overall very good experience!

Stayed here for a few days during the summer for a city break to check out Rome. The inn is extremely clean and the staff are so so friendly. The one and only down point I would have is the signage outside I feel should be more prominent. We to a taxi to and from the hotel so at least he taxi knew where we were going. The location however is close to all local sites, within walking distance,once you have good walking shoes!! The staff at the inn could not do enough for us, helped us ind where the bus tours take off and offered to give the number of hotel to ring if we ever got lost etc. the breakfast was a nice surprise as I didn't know that was available when we booked it, along with a coffee before you leave for the day..is great..it's the extra little things that help. I would recommend to family and friends in future. The black out shutters on the windows help with a good night sleep and beds are comfy with clean showers, that's all you want and need when on a city break!

We had a whistle-stop 1 night tour of Rome and chose this hotel because of its proximity to the station and being central for most sights.
From check-in to departure we enjoyed every minute at this hotel set in a traditional Roman building.
The manager gave us a map and plotted the best route for us to take in all the sights - including some advice on how to avoid a 2 hour queue at the Coliseum by purchasing tickets at a little used entrance to the Roman Forum.
The room was very comfortable and airy with great air conditioning - very welcome in the July heat of Rome.
There were a number of small, traditional restaurants just down the road with great menus at reasonable prices - the one we tried was very filling after a long days walking.
The breakfast was hung on a hook on our door by 7.30 am and was a lovely continental breakfast of croissants, breads and preserves washed down with coffees from the included Nespresso machine. Perfect.
We had to check out by 10am and when we asked if we could leave our bags to do more sight-seeing before catching our train the manager not only said this was no problem but also gave us a key to get back in to pick the bags up.

Real customer service at a very comfortable, well located hotel. We loved it.

I booked 2 rooms apartements for my family of 5 people. First of all hotel has a great location: just about 3-4 minutes to metro station, 8-10 minutes walk to Collizeum, 10 minutes to Termini station, and about 20 minutes to Trevi fountain. Urbana street is very quite. Very hospitable staff, recommended us where to go for dinner, shopping and supermarket. Rooms are very clean, breakfast was Ok, fully equipped kitchen. Only problem is one toilet, not convinient for 4-5 people.

Nice hotel in the center of Rione Monti. The main place in Rome for food lovers, and people who likes go everywhere on foot. Nice breakfast with two types of bread and pastrie, some juice, coffee and tea. For us It was bearly enough.
For single and couple - very good deal.

Some nuanses:
Crazy birds in the church garden, not convinient bad and VERY little shower in the room.
