Out of the 8 hotels and b&b i stayed in while visiting Italy, this was the only one i can say i was very unhappy with. When we first checked in, the first thing i noticed was how dark the room was. There was also a tv in the room but of course, it did not work. When i asked for the wifi password the man working told me he did not know it. I had to wait until later that night to find out from another guest. Also, the only bar of soap in the bathroom was one that had already been used. Yuck! The bed was very uncomfortable since it was actually two mattresses put side by side. Also, the train seemed to pass by every 30 minutes or so and the rattling was enough to keep both of us awake for most of the night. The day to check out i handed the girl my credit card and she said they only accept cash. I had specifically double checked to make sure they accepted visa since i do not like carrying so much cash with me. After getting the cash, i was not given a receipt. I had to ask at least 5 times before i finally received one. To top it off, when i asked to have a taxi called the girl gave me attitude and instead of calling she tried to give me the number to call.
The only good thing about this b&b is that it is relatively close to the vatican. But you can easily find a hotel with much better service as well as cheaper. I ended up staying at the hotel regno for the remainder of my time in rome and it was not only cheaper, but an upgrade all together. I would not recommend this place at all.

It is possible that some errors were made but I would like to respond to some criticism. The customer arrived with a delay large enough compared to what he had planned until the day of arrival, generating some problems with the reception. The customer dissatisfaction originates probably for this reason. In the type of hotel a B&B usually does not have a doorman fixed, so a change of arrival time, right the day of arrival, can complicate things sometimes, although still do everything we can to resolve the situation. The customer says that as soon as he arrived he noticed that the room was dark. The windows are quite large and just open them to have enough light to illuminate the entire room. The lamps are not as powerful for a choice of the direction of creating a more soft ambient. All the tv are work: it can happen for example that a remote control battery is discharged or is poorly positioned. This does not mean that the TV does not work. The password of the line wifi is reported in a sign in every room. The beds are decent beds, as seen in the pictures, with new mattresses that no one before had no problems. Do not pass any train nearby. The B&B is located in the center of Rome and in the streets passing cars. With the windows closed the issue is resolved. Sorry, however, if the customer has encountered some discomfort...

Fantastic location near castel sant angelo, with very nice rooms.

The owner, Gabriela, was most exquisite. Not only she gave us advice on all the nice places to visit in Rome (apart from the main touristic attractions) ( the gardens with all the orange trees and the panoramic view of the city was fantastic!), but she was overall very nice and welcoming, making us breakfast every morning and simply chatting with us. It really felt like being at home :-)

A group of 5 of us stayed here, split between 2 rooms. Not far from the metro and Gabriella was very welcoming once we arrived, making sure we were all settled in.

The rooms, bathroom and communal kitchen were all very clean. Don't be afraid to ask how to work the air conditioning as we needed a little help in that department.

Gabriella was also very accommodating when one of our party asked for another room with no notice, going to some lengths to reach a solution that worked which was much appreciated.

I'd also highly recommend that you take her up on her offer of assistance with visiting tourist sites - she has large maps of the city on hand and her drawn on directions and suggestions for points of interest were extremely useful and prioritised very well.

It's not a hotel, but as long as you're happy without a permanent presence 'on-site' then we found it to be excellent value for money and would certainly return for future visits. As with most Rome hotels, you may want to bring earplugs - those of us that are light sleepers all did and had no trouble sleeping.

Annette B&B was "perfect" for my wife and I. We spent 6 days and loved it. We walked EVERYWHERE! and when we needed to take the Metro out to St Paul outside the wall, the METRO wasn't too far. Gabriela was awesome. Friendly, and a wonderful host. We really enjoyed our stay. If we ever get back to Rome, staying at the Annette is a given.

Good value for money but more of a hostel than a hotel. Shared bathrooms/toilets and kitchen - more like a breakfast bar, you can't really cook your own food (no kitchen equipment) as it is about 3m square and shared with the other occupants. Also no electric kettle. Seating for 4.
Full length mirror needed, should have one per room really. Rooms are large and good. Noisy road right outside window,

Annette B&B is my first choice for a good night's sleep while in Rome. It is a 10 min walk from Vatican City. An evening stroll along the river lands you in Piazza Trilussa...on the river bank there are tons of vendors, restaurants, and music. Great location! When the swarms of tourists get too much we escaped to Ladispoli (20 min train ride from Staz S.Pietro). Gabriella (our hostess) suggested her favorite restaurant for seafood...it was AMAZING! Hands down...great value...great location...great hostess! Home Away from Home!

Room Tip: Rooms with interior bathroom are nice feature to have if you don't like to share. ;-)

We spend 7 excellent day in Rome. Gabriela told us how to organize our trip to see more of Rome. In the morning we drink a wonderfull capucino made by Gabriela.
We find Annet B&B a quite place with nice room and nice Gabriela.
