We had wanted to stay at B&B Smart after reading the good reviews, only to realise all the rooms were booked during our period of travel to Rome. I'd like to place on record my thanks to Isabella, who took it upon herself to recommend us to another B&B (C. Amicizia) managed by a friend and which shared the same central location. We had some hiccups on arrival which saw our schedule being set back by several hours and in spite of all, Isa and her friend were most accommodating and understanding of the situation, and took it in their stride to ensure we settled in comfortably. Excellent customer experience!

B&B Smart is not a luxury B&B by any means. It is what one might consider basic by American/Canadian standards, but everything one could ever need is provided - a private bathroom with a shower and tub, a comfortable bed, and a healthy portion of breakfast to get one started every morning. It is in a very charming apartment building within a short walk/metro/bus ride to all major sights in Rome and is about a 5-minute walk from the Termini Station. If you are looking for slippers, robes, and Egyptian cotton linen, look elsewhere. However, if what you are after is a place to stay in a very convenient location that is run by a most gracious, genuine, and hard-working host who pretty much treats you like family, let this be your B&B of choice.

Tip: From FCO airport, rather than taking Leonardo Express to Termini for 15 EUR, take the TAM bus for 4 EUR.

From being met at the 5th floor lift lobby at 22:00pm, to breakfast delivered with a smile next morning at 06:30 and, finally, being offered an umbrella as I left for the 5 minute walk to Roma Termini in a thunderstorm at 07:00, this cute, clean B&B (with large rooms) exceeded my expectations. After years of 4 and 5 star fake smiles and blandness, this place was a welcome, cheerful reality check. Loved it!

I booked this place expecting to share a bathroom and was pleasantly surprised to find they had renovated and my room now had its own bath, shiny and new. The room was cheerful and comfortable, Isa was very quick to help out and breakfast was a still hot hard boiled egg, warm pastry, yogurt, fruit, juice and a hot drink. I was walking to the train to get a ride to the airport when I passed the bus Isa had told me about. It was just leaving for Fumicino and was only 4 euros compared to 14 for the train. Took about 25 minutes longer but I was early. Payment for the B & B is only in cash. I had forgotten to factor that in so had to scramble for a bank machine. Was able to walk 20 minutes to the Centro Storico and see the Roman ruins etc.

We had a great introduction to Rome in the guise of Smart B&B. Isa was incredibly friendly and helpful. She even suggested a visit to the Borghese Museum and made reservations for us. Our room was always clean and the breakfast kept us satisfied for hours. As people not accustomed to staying in large cities we found staying with Isa welcoming and comfortable. It was a quiet haven in a busy place. The soundproof windows made staying in the city much easier. We walked to all sights and ate at nearby restaurants.

Just one word to describe the B&B and the owner Isa: Fantastic! B&B is 5 minutes walk from the Termini Station and from the subway. Near the police station so that you can feel safe. The Room was very clean and very spacious + brand new modern bathroom. One very good solution to stay a few days at Rome. Very good value for money! Breakfast is served in our room at the time we need, very comfortable!!!

B and B Smart is centrally located near the train/bus/subway station. It is very easy to walk there from the main termini station. The rooms and property are very clean and safe (several doors to get through). Isa, the host, was very helpful and accommodating. The breakfast was good (egg, fruit, yogurt, pastry, coffee, juice, water) and filling. As other reviews have mentioned, though, as of now there is no air conditioning, only fans. It was very warm a few nights and we had to have the fan blowing directly on us. Now, this might be changing because the property is being renovated (I hope she's adding air conditioning). The day we left they were beginning to add another bathroom to the apartment.
