I would recommend this Hotel to anyone staying in Rome who wants a very good quality yet budget place to stay. Bon, the hotel manager, is a pleasure to deal with and is most helpful. The location is a short walk to St Peters Square at the Vatican, great to wake up over a coffee in. It is also a short stroll down to the Trastavere area for awesome eating and night time fun. The bus 1 minute from the hotel front door is a few minutes away from the center of Rome. I would definitely stay here again. :)

Despite last November the weather was so so in Rome we had really good time. The B&B Alle Fornaci a San Pietro is a wonderful place to stay in Rome. A few footsteps to Vatican and reasonably close to the heart of historical town. Bedroom and bathroom were neat and clean, the staff was very friendly and helpful. Breakfast at Max Bar was excellent. Must go again soon. No lift (4th floor) but the price was very reasonable compared to people we talked to who had paid double what we paid in other apartments. Highly recommended.

Pros: Located very close to St Peter's and the Vatican; view of the Dome; air conditioning
Cons: Many...
1.) This is not a quaint B&B as one might expect from the advertising, but rather an apartment on the 5th floor, where the owner is renting out rooms. We had no access to any room in the apartment except our bedroom. Their was no living room, sitting room or dining room. No ambience.
2.) The owner/proprietor was not present when we arrived at 9am. There is a large door positioned between a restaurant and a gift shop. We rang the doorbell, but no answer. Fortunately a tenant in this apartment building was exiting as we rang, and he allowed us to enter.
3.) There was no elevator in the building. We had to climb ~100 steps in the heat and humidity with our heavy bags to the 4th floor where this apartment is located. Fortunately we had been working out at the gym regularly prior to this trip. We knocked and rang the bell, but again no answer. We did not have the owner's phone number, since we had booked on-line. We suggest getting his number in advance, as well as informing him as to your time of arrival.
4.) We took a chance by leaving our bags at the door, thinking no-one would climb ~100 steps to find them, until the owner arrived. We left the apartment and started sightseeing. We tracked down the owner through a female voice by phone, who said the owner would be there at 5pm. When we came back after sightseeing, the owner, "Bonn" said he had been there the whole time, and that we had not rung the bell. Can you imagine someone telling you that you hadn't rung the bell and banged on the door? How about an apology and let's move forward? No, instead he basically called us liars.
5.) Bon demanded payment up front in CASH. There was no advance notification that we had to pay in cash. Not that we minded, except if we had not changed our US dollars into Euros, then what? Fortunately we had done so. But then, he didn't have change. We paid $95 Euros for 1 night, we gave him $100 Euros and he didn't have $5 Euros to make change. He wanted exact change. We had to settle up the next morning.
6.) The hallway from the front door to our bedroom was always dark -- pitch black. the lights were supposed to go on automatically by way of a sensor that didn't seem to work.
7.) The bathroom was the smallest bathroom we have ever used. The shower was so small that we banged our elbows constantly. The water temp changed and could never seem to get warm enough for comfort. Fortunately it was so hot out that a cold shower was fine.
8.) Bonn did not serve breakfast. Instead, he gave us a voucher for a pastry and coffee at a local cafe nearby down the same street. His definition of B&B differed from ours.
9.) The air conditioning worked well enough, but barely. The room was small with modern decor, minimalist style, cheap plastic end tables and lights. No place to sit but the bed.
10.) Bonn was not very friendly, unlike most proprietors we have dealt with over the years. We had asked him if we could change our clothes since we had to wear long pants at the Vatican and it was so hot. He said no. So we began to change right there in the hallway outside his door. Then he agreed to let us come inside to change in the kitchen. On our way out, we had to lug our heavy bags down the steps and he had the nerve to tell us to leave quietly, so as not to wake the baby on the 2nd floor. Get an elevator!
We would never stay here again. We came back to Rome 2 weeks later and stayed elsewhere.

My girlfriend and I stayed at this bed and breakfast for two nights during a stay in Rome. The first night was perfectly fine, however the second night was a nightmare. Two of the other visitors came in at 3am, slamming doors left and right, using the bathroom 4 times between them (the light from their bathroom shined directly into our room), and generally making the type of racket you would expect at 3pm in a college dorm, certainly not at 3am in a bed and breakfast. The owners were completewly unsympathetic and downright rude, questioning my honesty about the story and refusing to waive a portion of the second night's price (I offered to pay half of the second night's stay). Finally the owner threatened to charge my credit card for the full amount and call the police if I didn't comply, so I just paid in full and immediately came here to voice my displeasure. I got four hours of sleep last night and my second day in Rome (half my stay in this wonderful city!) looks to be ruined as I will need an afternoon nap to feel human again. I would strongly recommend not giving Alle Fornaci any business, I strongly feel that the owners are rude hosts with little idea of customer satisfaction or how to run a business and do not deserve your patronage.

Excellent location, a few steps from St. Pieter's cathedral and the Vatican. Nice restaurants around the corner, reachable by public transport (bus!), directly form the train station (Termini). Breakfast is outdoors and typical Italian (so don't expect too much). We had the room with a view on the St. Pieter's dome: unforgettable! Modern room (including fridge (!) and flat screen TV and DVD). Prepare to walk some stairs: the B&B is on the fourth floor and there is no elevator! Oke, the price is a bit high but we thought it worth while!

This B&B suited our needs perfectly - we're in our late 50's, in good shape and love to walk, so the many stairs to our room and non-central location were no problem. We don't need a lot of hotel services so the lack of full time staff and extras were also no problem. We saved a ton of money compared to the ourtrageously overpriced Rome hotels and spent the savings on more enjoyable/important things like tours and good restaurants. Being in a residential neighborhood and very close to the Vatican was enjoyable. We walked everywhere - Castel St. Angelo, the Pantheon, Piazza Navona, and even the Spanish Steps. We thought the breakfast was excellent (nice job Anthony!) and it even included freshly cooked eggs - something we never saw again during our entire Italy trip. The room was clean, comfortable, good size, fairly modern, and had an ensuite bathroom (some had private bath, but across the hall). The only flaw we could find was the shower needed some maintenance - the shower head leaked and lacked pressure - but not a major problem. There were many good cafe's and restaurants within one block, and a big supermarket about 3 blocks away. If you're not in reasonably good shape, need lots of pampering and rely on hotel staff for much of your travel/tour information, this place probably isn't for you. Otherwise, it's a wonderful place. We highly recommend it. We will stay here again on future trips to Rome.

I would like to say that the Bed & Breakfast via delle Fornaci in Rome was a very convenient location, just steps away from the Vatican, very clean rooms. There are 4 double guest rooms available. We were 3 couples that stayed here. The manager Silvia was very pleasant and helpful with information.
I found the property through the Rome Bed and Breakfast Association on the internet and can highly recommend this website for anyone looking for a B&B in Rome. Correspondence was immediate when emails sent, all questions answered.
