If you want to be in the heart of Rome, within walking distance of just about everything, yet in a corner that is more "local" than most... this is the place. The hotel is clean and comfortable, we had a room into the courtyard so it was also relatively quiet (until breakfast preparations began). Its just a few hundred metres from Colosseum, but the street (via dei Serpenti) has a very local feel. There are loads of shops to grab a bite to eat, and the little square is really the place to experience a taste of Rome. Buy a bottle of wine, grab a few plastic cups, a slice of pizza and sit down with the locals by the fountain. They are sure to start chatting with you!!! If you're shy, try the restaurant Agnelloti on the corner for some special new flavours. For a first time visit to Rome, this hotel is perfect (if you don't require extra luxury, but do require an authentic feel and convenience).

We stayed in this b&b for 4 nights. It is a very small b&b with just 3-4 rooms in an apartment. The rooms are very clean and are fully equipped. The The balcony was nice and spacious to have a breakfast outside. The breakfast is a joke, we only got a few packaged sweet croissants picked up from a supermarket and a cup of coffee. The owner Emanuele was very helpfull in all aspects. He waited for us as we reached late in the B&b on the arrival night, explained all the attractions in Rome, the walking routes etc.

Room Tip: Get the Colliseum room.

If you are looking for a comfortable and a good 3*** hotel, keep looking. But if you are looking for a place to sleep after beeing on guided tours in Rome, this could be the Place.
We got a room on the 4:th floor in the main building. The room where small but had what we needed which where a bed, working A/C and a bathroom. Please be adviced that the safety key where on the keyring for the hotelroomkey and it needed to be delivered at the front desk if you left the hotel... The bed where rather hard and the showerkabin very small but we had a great stay anyway! The worst part where that it felt like a earthquake when the neighbours flushed their toilet and you could hear everything in the stairway! But when you closed the Windows, the noise from outside where not that bad. The A/C worked perfectly for us!
The hotel is really perfectly located and we could see Colusseum from our window! We used the hotel as a starting point and walked to both the Vaticans and the Trevi fountain.
The breakfast where typical French/Italian with just croissants and white, rather dry, breadslices with jam. There where also cerials and juice. I guess they put their effort into the coffee machine!
We sent an email with questions befor arrival but never got an answer. Other then that, we found the staff helpfull. They also fixed the shower that had a bad pressure.

I would stay there again, only because the location! I can live with a hard bed and eat out as long as it is clean and the location is Perfect!

Room Tip: Ask for a room in the main building. Our where on the 4:th floor.

Pros:
- good location - 4 minutes from the Metro and 7 minutes from the Colosseum, with a lot of bars and restaurants around;
- 24 hours reception with attentive service, room was cleaned daily.

Cons:
- very small rooms (although more expensive double rooms are bigger), with bad soundproofing - could hear everything happening in the next room ;
- bed was incredibly hard and uncomfortable;
- Rooms facing the street could be a bit noisy at night (in spite of the double-glazed windows) so not for the light sleeper.

Good hotel close to public transport. Friendly, helpful staff. Shower recess small. Just opposite the hotel is an excellent Gelataria . There is also a very good Pizza place a few blocks from the hotel.

I had booked months in advance thru my AAA travel agent to stay for 3 nights. I arrived and was informed they were full and my party of 4 family members had to stay across the street at an apartment building. The rooms had only double beds which was not good since I was traveling with my nephew, uncle and cousin (and we are not kissing cousins and did not want to share the same bed). I was told they have NO single beds (which I booked) by the manager. The manager then proceeded to show me some beyond awful room that is certainly not shown on the hotels website, needless to say I declined that room in the actual hotel itself and the 4 of us proceeded across the street to the apartment building. The mattresses were disgusting, stained with blood and ??? we asked for new linens- got the linens (which we had to put on the bed ourselves!). This apartment building required 3 separate "hard" keys to enter and the hotel manager wanted the keys returned each time we left the rooms??? We received only one set of keys per room so turning in the keys was beyond a ridiculous request. The shower was disgusting with the thickest black mold I had ever seen in my life and the shower area was so small you could not even wash your feet, let alone bend over if you dropped the soap- just gross and a terribly small shower. The night we arrived and were told they were booked up, we happen to walk in just as they finished checking in a couple who came in after us!?!?? We found this hotel management deceitful, misleading and the rooms, AKA the apartment rooms they put us in disgusting. We did not even have a working phone in either room, the hotel did not seem to think that should matter! Well it did, I had to call to confirm tours, I would have liked a wake up call and info without having to walk across the street to the actual hotel each time we had a question or request, not to mention the safety issue of not having working phones. I am in hotel management and I found these accomodations a nightmare and the manager very rude and defensive (even with a free bottle of $7 wine for our inconvenience- PLEASE!). What a waste of money this place was!

Wonderful, clean space in a PRIME location - 5 minute walk from the colloseum. Lots of shops nearby and everything within walking distance. We enjoyed our stay! The staff were kind and available around the clock.
