Definitely a great location as its close to all the shops and main sites. The rooms were beautiful, nice bathroom and it was pretty clean too. Had a fruitful breakfast and the staffs was all very welcoming :) can't wait to stay there again on my next visit!

Lovely stylish and simple room in a atmospheric old building with iron lift with a great view of a glamorous Roman street, really well located near the Spanish Steps and beautiful Villa Borghesi gallery and gardens. The breakfast was basic continental but we found if you asked the lovely woman in the kitchen nicely she made great cappuccinos and replenished the delicious Danish pastries and there was a massive tub of Nutella, jams and yoghurts. I think they were just wary of some guests piling lots of rolls and pastries onto their plates - it looked like they were ordered in fresh from a local bakery, so obviously they didn't want people taking the mick, which some did. All the staff were helpful, especially Cesare the concierge. There is a 16 euro city tax per room that you pay in cash at the end, but that's for Rome not the hotel. It's hard to find - a very elegant old door halfway up the road, you have to find the bell. But we liked that too. It was just different, quirky and basic in a good way with loads of charm. Will happily go back.

We booked and pre-paid this "hotel" - it is not even a B&B - using LateRooms back in October. When arrived they said we had no reservation. After 30 minutes and a lot of stress they sent us to a sister location called Residenza Borguese 10 minute-walk away. Although the room was large (we booked a quadruple) and modern, there is no comfort at all. There was not shower door and beds were very uncomfortable. My reservation included breakfast but at Borguese they call breakfast some cookies, and a coffee machine. After complaining a lot they agreed we had breakfast at Ludovisi which is also very poorly served but a little better. Overall was a terrible experience and you should avoid all 3 locations run by them Ludovisi, Borguese and Stylish. Very unprofessional staff and rude, specially the gentleman at the reception at Ludovisi. Every guest we met had some kind of issue. NEVER AGAIN.

Room Tip: None of the rooms are recommended. AVOID

Note: I take the time to write reviews on most places I stay and eat etc., this one less than 12 hours from my arrival back home I couldn't wait to write to help those subjected to this scam.

StaY AwaY! – I originally booked this property without doing the proper background checks, as it was New Year’s Eve and the price was reasonable for the area and the pictures seemed perfectly fine. I wish I would have looked before I clicked book, and took the advice of the few who have stayed there previously. After reviewing, I called our provider right away to confirm with the hotel and to confirm that we, in fact, do have a confirmation and we will be staying at the listed property. This was confirmed. Upon arrival, the building was a bit odd and the elevator was not clearly identified where to press to get to the RL floor. Upon arrival, we were hardly even welcomed, let alone acknowledged and seemed like we were bothering him as the very least. At first, he could not find our reservation and then once found on his “other list”, we were told that there was a problem with our room and we would have to stay at the sister property. This is exactly what I wanted to avoid, as I called and confirmed prior and sadly we fell subject to this scam, yet again. After some heated discussions with the RL and about an hour on the phone with our provider, we finally got re-booked into to another and fully legitimate hotel. Meanwhile, during the length of our time in the “lobby”, another couple arrived with the same situation. Sadly, they booked directly with the property and were forced to the other property or they would lose out on their 6 day booking. I can understand hotels during the high season increase their prices, due to demand, but taking advantage of people and during the holidays is sad and pathetic to those who profit from this behavior. Being a seasoned traveler, I have seen my share of scams etc., this just flips me off, shame on you. Even if the price was right, I would suggest not staying with this property and book somewhere you know will be legitimate. StaY AwaY!

Room Tip: Do not book here, find another hotel.

Me and my uncle arrived at this hotel at 11 a.m. The room wasn't ready for us so we let our baggage at the hotel and walk away in Rome. When we return at 5p.m the room was ready and like in pictures. The room was very cleaned, the bathroom also. It was a problem with the internet at 2nd floor, it was only cable internet. Only at 3rd floor is wi-fi. The breakfast was very good, there was a nice lady wich prepared us coffe or capuccino. The bedding was changed in the 2nd day. The personal was nice,the room for beakfast was also nice and cleaned.
The hotel is about 5 minutes from Spanish Steps and Metro Spagna.
I think that it was a nice hotel experience.

Our original hotel was changed by the European Destination last minute to this one. It was stressful but we kept hoping this new hotel would be as nice and comfortable as the previously 4 star hotel we had paid for in the package - only to be disappointed!. The taxi we rented had a hard time looking for the location of the hotel because there were no signs at all outside When we finally arrived, to our dismay, the hidden hotel is in one of the floors of a very small old building! There was no Reception desk on the ground floor, we had to ask people coming out of the building. Our spirit was more dampened , when we were pointed to a very old ugly, small, and scary looking elevator to take us to the front desk in the 3rd floor - it was in a sort of a landing of the floor , a desk and a big artificial plant! As.we walked in the narrow dimly lit hallway to our room, we were bracing ourselves as to what we will see. The room was stylish as they had named it, but the hard wood floor was very dusty, do not walk around with wet feet from the shower! The wáshroom , although modern, smell bad ! You can smell it as you are lying in bed, which by the way are two single beds put together to appear like a queen bed! You can feel the hump in the middle. And do not look out the window or you'll see shabby buildings around! In short, don't go here! It is a vacation damper!!!

Room Tip: When checking in websites, check hotel sign outside , hotel lobby. But then, if your reservation is...

I'm really sorry for inconvenience regarding problem that you had with your agency, but we are not a 4* hotel, we are a guest house and we opened on September, 2012 so we are working to improve all our services.

We're sorry that you had problems to find our Reception Desk but at the entrance is wrote that Reception is on the 3rd floor.

When you wish to do a reservation we suggest to contact us directly to avoid this kind of problem with agencies.

I stayed at this hotel in October- my boyfriend and I were booked into the hotel for a week. We had booked everything online so just expected the hotel to look as it does on trip advisor and on it's own website- which is lovely, clean, luxurious and well priced. Unfortunately, when we arrived it was a totally different story! I will start by saying it was fairly difficult to find, there is no sign or any indication that t is a hotel at all. Once you do find it, you are required to 'buzz' (like you would to a flat or apartment) up to the actual part of the building that is the hotel, the rest of the block is either residential or businesses.

So already before seeing the room we were a bit concerned that this might not be the place we had previously thought it was. When we were shown the room and an instant sense of dread over came us. I think the most alarming thing is that it felt like someone's house, and not an official hotel. It is modern and it looks O.K (though still miles away from the pictures we had initially seen online), but we got the sense that maybe they had just set up this hotel facade in their own home.

I have stayed in many hostels, and budget motels in the past so it's not that i am opposed to staying somewhere less luxurious, but I think the worst thing about this hotel is that they advertise as a 3 star- and this couldn't be further from the truth, I would swap a mini bar for security when staying in a foreign country, any day!

Needless to say we left the same day as arriving and moved to a nice little place round the block called Caprice- which we stayed the full week in!

What I will say is that the old man who runs Residenza Ludovisi is actually very chirpy and friendly, had we been aware of what this place actually was, we might have stayed because trying to tell him that "sorry we have to go" made us both feel very guilty!
