A wonderful hotel in a great location. A short walk from Termini Station, but in a quiet area. Ten minutes walk to Colosseum and Forum Romanum. The room was great, the staff very friendly and helpful. A great breakfast buffe. I´m going to recomend all my friends who is going to Rome to stay at Raffaello!

Even though brief, your review was charged of an enthusiasm I was feeling the lack of, lately, therefore allow me to personally thank you for having waken me up from the letargy of the "tranquille" review, like Italians would say... :)

As others have mentioned, this hotel is a great location if you plan to see Rome on foot. Not only is it less than a mile from the Termini Station (and just a few easy turns, no crazy windy Roman streets), but you can walk in under 15 minutes to the Colosseum / Roman Forum, Capitol Hill (Campidoglio), Trevi Fountain, the Spanish Steps, Plaza Navarro.... It's not on a main street, so you don't feel as if you are staying in a "tourist" area (except for some of the local restaurants, which were not so great - ask first and check Trip Advisor).

Pros:
+ location
+ English spoken by everybody, all of whom were helpful (front desk, concierge Elena, breakfast staff)
+ hair dryer, toiletries provided (from what I gather, this is not common in Rome)
+ our room (312) had a large bathroom with bathtub & shower

Cautions:
- guests with limited mobility should be in contact with hotel before booking. From what we saw, all rooms required some use of stairs (we took elevator to 4, and walked down 6 stairs to our floor). Breakfast is up stairs, 24hr coffee down stairs. Our bathtub / shower was also very tall to get into.
- bed (two beds pushed together = double) very firm for American tastes - I fear I would have had back pain if I had slept there a full week
- room does not have temperature control, so while we were there was hot and stuffy
- room has no safe for those who use one

As for the final of your review, ...yes, Raffaello is a building of the 19th century, therefore there are some steps to be done once in a while, a thing we always let know of our guests prior their booking, there where asked...

the hotel is in an old quiet street, almost front of the Santa Pudenziana church which you must visit;
walking distance from the Termini railway station;
but without the usual station fauna around;
half of the rooms face inside, so from the window you see a wall;
half of them have a window on the street;
rooms are furnished "old style"; the bed (my bed) was large and comfortable (hard enough);
peculiarity; the offers a menu of different pillows that you can order before 9 p.m.;
the whole setting is confortable and has a certain class & flavour, although being a tree stars;
beakfast is just correct, nothing unforgettable; in line with the hotel category and price;
the breakfast area is a bit sacrificed (kind of narrow;
however, the service is professional, they pay attention to you;
personnel kind and hepful;
bathroom small but not tiny; had my shower less technology, and were just larger.... it would have been much better !!!!

YES, you may choose this hotel, you will like it, and take the defects without pain.

Thank you for such a detailed and honest review, we are more than happy to have been so kindly appreciated by an expert traveller like you! :)

Yes, we are a 3 stars hotel, but we have been doing all our best to satisfy our guests' needs, outgrowing ourselves every day, based on or guests' positive and negative feedback, that is why we take in high consideration our guests' needs and we try to act conformingly...

All the showers in the rooms have hydromassaging features, that is why they become slightly narrower, but just so you'd know the next time you come, ...we also have bathrooms with bathtubes, should it fit your needs better... :)

Hoping your return will be a soon one, ...we wish you all the best, and we thank you once again for having given us a little bit of your time!

we are a couple 28/35, romantic weekend:), didnt come to Rome to stay in the room

about hotel:

+ near center! 5-10 min walk from coliseum
+ cosy atmosphere
+ friendly crew
+ nice room
+ wifi

- not the nicest street, but ok
- no nice view in our room
- bed was not double, but 2 small bets stuck together
- breakfast just ok

Room Tip: ask for real double bed

Regarding to your opinion about the hotel's position, Via Urbana is a cobblestones antique street, situated in Monti neighborhood, the most ancient Roman neighborhood in Rome...

Via Urbana is full of boutiques, small handcraft shops or taverns and restaurants, it is a pity you haven't found the time to apprceiate it properly...

We do hope next time you will be back, you will tell us if you don't like the room during your staying, so we could actually do something about it... :)

I stayed in this hotel a couple of times. Location wise it's about 700m from Termini Station and about a km from the Colosseum. It is down one end of the city but you can walk pretty much anywhere in Rome if you have a basic fitness level. There are also train stations close by and plenty of restaurants. The first room I was in was an interior room on the bottom floor. The room was very hot and you couldn't get any fresh air. The temperature is controlled by the hotel. There was also limited mobile reception from the room. I was moved to a better room on the 2nd floor and on the following stay was upgraded to the top floor. The rooms are comfortable enough and have excellent free wi-fi. What I didn't like was the 2 single beds joined together and the pod like jacuzzi shower. If you're on the large side you'd struggle! There is also no safe in the room. Breakfast was pretty good with a decent variety of options and coffee made to order. I left before breakfast opened one day and the staff made up a take-away breakfast pack for me which was much appreciated. Overall for the rate I paid this hotel was a good option.

Thank you for such a detailed and honest review...

As about it, ...we have a variety of rooms at Raffaello : from the internal and quiet ones (requested by people who do not appreciate morning noise), to the ones with balconies, or the superior ones, that even have terraces..
The point is you have been initially given a room which you disliked, and we have immediately given you another one, which was prepared on the spot, just for you. It was an original twin room, but we made our best just to satisfy your need of a different room than theone we have originally assigned you, basing ourselves on the availability of the rooms at the time of your arrival...
About the safes, ...ALL OUR ROOMS have safe deposite boxes, it is enough you ask the key at the reception desk, it is FREE, no need to pay or give a deposit amount of money for it, like most of our services...
What I am trying to actually say is that our guests and their wellbeing is the thing we care about the most, so we have been always trying to outgrow ourselves for them, and we have renewed and added services continuously in order to satisfy their needs.
That being said, ...we hope we will have the opportunity to welcome you again soon. :)

Stayed 4 nights in late February/early March. Staff were friendly and helpful, Our room on the first floor front was spacious and comfortable. We were looking over the street and even haad a balcony, but this appeared to be the only one. Breakfast was excellent with plenty of choice and there is a small lounge where you can make your own tea and coffee, a much appreciated amenity after a day out. The hotel is conveniently located about 10 minutes walk from Termini station and the metro and is also walking distance to many of the main sights. It is located on a relatively quiet back road which also has a variety of shops and restaurants. We also appreciated having a choice of several types of pillows at no extra charge.

Room Tip: Our room had a shower but no bath, so if you prefer a bath you need to ask.

We so enjoyed our week at the Raffaello. We had a room on floor five, with a balcony we chilled out on, even in the shivery weather of February. Buy your wine and nibbles in the deli down the street, admire the roof of the church next door, and enjoy the clatter of an energetic community below you as it, unlike you for the moment, works for a living.

Our room? Fine. There was a kettle with coffees, teas and milk to cater for people like us who need caffeine first thing. The shower served up surprises as we learned how to fly it, and we would have liked the water to be warmer in the morning. On the other hand we can congratulate the hotel for its environmental awareness.

Breakfast was good with plenty of choice, catering for many tastes. OK, there was no bacon or grilled tomato to serve with the well-scrambled eggs, but cold ham, cold salami and cold cheese is cool. We had thought we would breakfast Italian style, learning to love colazione with cappuccino and cornetto in a downtown bar, but the Raffeollo Colazione was too good to miss. Great preparation for walking the byways of Rome, the best way, incidentally, for getting to know it.

The provision of coffee downstairs in the hotel was so good that we skipped coffee in the cafes at night and used that instead. It also gave us the chance to meet fellow-guests. In this way we could swap notes or even life-stories depending on our mood.

The hotel staff were so good. Without exception they were outgoing, cheerful and helpful, prepared to help us in any way including how to say room 506 in Italian (there are two ways at least) or get you breakfast toast and coffee fast.

To get the most out of your visit get to know and love Elena. This is not difficult. She has boundless enthusiasm for sharing what she knows and loves about Rome, and seems to get a kick out of putting smiles on the faces of her guests. She saved us so much time by knowing when to visit places, where and when not to use guides, and the best ways of seeing the city and getting a feel for it. For example, by not booking a guide and by going midday on a Monday, we did not queue for the Vatican at all!
