Was a little apprehension about staying here as of some of the reviews and it being part of a bundle we purchased. We even discussed moving to a different location and just paying more money. I am so glad we didn't believe all of the reviews and stayed here though. It was a wonderful hotel that was a little bit away from the tourist area, but more authentic to me. We had to catch the bus or train everyday which was literally right down the street, and filled with working class Italians on their way to work. There a lot of local places within walking distance of the hotel, grocery stores, convenience stores, whatever you need. The staff was amazing and always willing to answer questions. The only complaint I would have is the hotel restaurant wasn't the greatest, the food was OK and easy to eat sometimes but go out as often as you can.
The people who complain about the graffitti are not lying there is some graffiti around here, but to be honest I saw a ton of graffitti all around Rome, just not around the hotel. It's pretty much all around the city. My other advice would be to make sure you empty your bladders before you leave, I cannot tell you how many times my wife went to use the restroom and couldn't/wouldn't because there were no toilet seats. It's a thing look it up.
