Friendly staff, good breakfast, rooms big enough for all my family. (and warm too). They did a reservation for me and attend my (few) needs without hesitate. Nice place. Its located 10 minutes walk from the Colliseum.

It is a very nice hotel with good service and excellent location. It is ten minutes walk to FAO HQ and 15 minutes to Colosseum. WiFi connection was not good at my room but there was a public computer downstairs I used regularly. I would stay again in this hotel with great pleasure.

Writing this for English speakers. This hotel was recommended by a friend. Having been accustomed to staying in the central part of Rome, I had my doubts about moving to the slightly farther out Aventino. I must say that upon entering the Villa San Pio I was impressed by the elegant antique furnishings and the warm feeling at the reception. My room was beautifully decorated, nicely sized, and quiet. The glassed-in breakfast room was really pleasant and the breakfast itself abundant and good. The staff were efficient and friendly.
My doubts about the location - apart from being happy to be close Circus Maximus and major sites - were dispelled because it was quite easy to reach most places in the city.

Good service, clean, ample room, comfortable bed, fine buffet breakfast, around ?60 a night. Free, fast Internet was wired-only in the particular room in which I was staying. Decor isn't to my taste but, hey, I'm being picky now.

My partner and I stayed in this lovely little hotel in Aug 2012 for 3 nights. It was our first time overseas and first time to Italy and I am so happy we chose to stay here.
The staff were so helpful and accommodating. We got transfers from the airport with no hassles, and perfect timing, complimentary drink on arrival. Staff also arranged taxi at the end of our stay. When we arrived, we did have to wait a couple of hours for our room to be ready which was unfortunate after travelling for 36 hours from Australia - all we wanted was a shower and room to retreat too!! We just went out and explored while we waited.

But apart from that, the rest of the stay was great. The location was perfect, we walked to tourist spots everywhere (walking is the only way in Rome!!) and caught public bus to places that were a bit further away (Vatican city etc).

Aventine hill is beautiful with great views, parks, old churches and GELATO! just a couple of hundred metres walk from the hotel.

We really loved the included breakfast every day, there was plenty of food and it was a great way to start our long days. Room was spacious and clean, and serviced daily.

Thank you for making our first experience in Rome wonderful. We will be back one day :)

thank you for the comment you wrote after 5 months from your visit…it means you still remember us and our hotel! That’s great!!
The staff and I are glad to know you appreciated the services but sorry if you did wait for some hours before your check in. Your arrival was very early and as you probably know , because it’s the same in every hotel, check out time is 12, and some guests stay in their room until the last minute to enjoy the beauty and the comfort of our hotel. It would have been a pleasure for us to assign you a different room if we knew you needed an early check in …..anyway remember that for next time!
It’s nice to know you loved the rest of your stay and that you started to explore the Aventino area immediately even if you were tired.
Hope to see you next time in our beautiful city.

As a consultant of the FAO, I stayed at the Hotel Villa San Pio for 13 nights and it was most comfortable and accessible. The FAO Headquarters are about a 10 minute walk away, and the hotel is positioned enviably close to the main road but also nestled in a quiet neighborhood.

It is also close to some of the main attractions of Rome (most notably the Colloseum, Circo Massimo, and the Baths of Caracalla) but it's Rome after all and the best way to see the city is to walk, so you can also cover the Trevi Fountain as well as Piazza Venezia on foot.

The hotel is well-connected by Metro - I took the train from the Circo Massimo and reached the Vatican within 10 minutes. There are lots of restaurants close by that serve everything from Italian to Mexican food and sandwiches, and you can also buy what you want from the departmental stores on Via Aventino.

The breakfast is a fabulous spread of fruits (some from the hotel garden), cold meats, breads, yoghurt, croissants and donuts. There are also a delectable collection of cakes and breakfast cereal and it is perfect when you want to begin your day with a happy stomach! The staff is friendly and helpful and cater to your needs very well. The internet works well enough, I never had any issues with it and I am a heavy Internet user :-)

I will be going there again on work and will definitely stay here again, Would also recommend it strongly to everyone!

Long-time client of this hotel, it never stops making feel like at home. Either staying in a room or in a bungalow in a small and cosy garden, this hotel has a specific atmophere and character.
A more friendly staff than the one at Villa San Pio, you can't find. Extremely dedicated, smiling and helpful.
Rooms are so cosy and warm.
Too bad the restaurant is now closed, it was like heaven having his diner in the veranda or in the garden.
Located near Coloseo, near Piazza Vanezia, and at walking distance from the metro station, it is ideal for tourists and for businessmen.

Room Tip: Try to get a bungalow in the garden
