“Perfect Location--Hotel was great too!”

This is a wonderful boutique hotel. We stayed for four nights in February (from the 15th-19th), and wish it could have been 40. The location is fantastic--the building is at the Spanish steps and within walking distance of most major sights in the city (the building is shown in many of the postcards you see around Rome). It is "old word European" with extremely high ceilings and classic decor in the rooms. Access is provided by an antique, but perfecting functioning, elevator, or via steps. The rooms in the suites are spacious, and the kitchenette was totally equipped for our use. The beds were quite comfortable, and the rooms were quiet when the windows were closed. Everything was exceptionally clean, and the maid service was competent and quick each day. A high point of the hotel was the service provided by Daniele and Alex. They went out of their way to help us with airport transfers, private bus tours, and restaurant reservations. I have stayed at hotels in more than 15 European countries and have never had better concierge service. I highly recommend this hotel.

Our family took three apartments and one room. One of the apartments smelled of sewage; another had air quality problems that gave my brother intense respiratory or allergic problems; all were furnished cheaply; the bedspreads were stained; the walls were dirty; one couch smelled of urine. The photos on the website were not representative -- the Allegri, Botticelli, and Caravaggio apartments could in no way be deemed elegant, classic, or historical. In addition, the Botticelli apartment, which was advertised as having three bedrooms, has only one that is functional (there is a separate room with a very small trundle bed; the living room has a very uncomfortable sofabed). The staff was inflexible with the 30-day cancellation policy (even though it was not provided to us until after we confirmed our reservation and provided our credit card information), and we therefore were unable to stay one night and then find superior lodging, as we otherwise and with a normal one-day cancellation policy would have done.

The property's sole saving grace is that the staff ultimately did provide additional rooms on the first floor to those who, for health reasons, could not stay in the apartments. The rooms on the first floor, though they have no view, are cleaner and have more elegance and charm. This saving grace was, however, somewhat sullied insofar as the hotel gave no discount for the room changes, though the apartments that we vacated were more than 100 euros more expensive each night than the first floor rooms to which we moved.

Stay in the apartments only if you require a large amount of space, are not fussy about spending over 350 euros a night for a trundle bed and sleeper sofa, and have no sensitivity to odors. You will be rewarded with a fine location and very good views.

If no superior lodging in the area (Inn at the Spanish Steps, the Hassler, the Intercontinental de la Ville, etc) is available, provided that your expectations for a view and any reasonable breakfast are not high, a stay in the first floor hotel could be acceptable, and would not have the aforementioned problems of the apartments on the higher floor (including the sanitation issues and shoddy furnishings and decoration).

We stayed here in November 2006 for three nights, having read all the reviews posted on this page. The room we had was small, but spotless, extremely confortable bed, the reception desk service was excellent and our early morning breakfast was served with a smile and probably the best coffee we had in Rome. The hotel was all about location and value for money with no frills. I would recommend it to any Australian or UK/Irish traveller who prefers location and value over plush settings. American visitors would probably find it all too small for their liking. The location is perfect for visitors who want to get out and see the city on foot and is surrounded by good restaurants, shopping and all the beautiful churches and sights that Rome has to offer.

My husband and I, along with our 4 and 8 yr old daughters stayed in the Pierret apartment for 7 days in November and it was the best accomodation we've had in Europe, period. This was our 4th trip to Rome. This apartment was lovely, quiet thanks to the third floor location, spacious (2 beds, 2 baths + a huge living/dining room area) and had a kitchenette hidden in an armoire which was very useful for making breakfast. There was daily maid service. The cost, off season this time of year, was about 425USD per night, so it was not cheap, but well worth it, especially for a family (this particular apartment sleeps up to 7). But the best part was the location. The hotel is located smack in the middle of the Piazza di Spagna, literally across the square from the most sublime shopping in Rome (though just window shopping for us). The famous Spanish steps were right next to us and the people watching never disappointed. The metro stop was also literally out and around the corner from our doorstep, making sightseeing or train access very easy, though we did more walking than riding.

Great position for everything, shops, restaurants on doorstep, most attractions,places to visit etc all within short walking distance. Exellent quality accomodation. As a familly of 4 ie 2 adults& 2 children aged 11 & 9 we booked the 2 bed suite with 2 bathrooms overlooking main square. Although the accomodation is not cheap it was well worth the cost of €400 per night. Highly recommended.

We rented the apartment Allegri - bedroom, living room with sofa bed, bathroom and kitchen. Clean and airy and pleasantly decorated. Rooms cleaned and towels changed daily. Great location, easy to get to anywhere in central Rome, particularly for shopping. Bedroom window opens onto a side view of the Spanish steps. Very handy having an apartment as the kitchen is useful and you get more of a feeling of space, although with shared rooms and 1 bathroom it could be a little intimate for 4 people unless you know each other very well. With high ceilings and air-conditioning the rooms are very cool. It is pretty noisy with the windows open, which adds to the atmosphere but surprisingly quiet when the windows are shut considering what a busy location you are in.
The concierges were very helpful and friendly, and made us feel very welcome.
Would definitely go back.

Once you exit the Metro station, walk towards Piazza Spagna, and the hotel is smack, in the middle, overlooking the Piazza & Spanish Steps!

Some rooms have windows that open onto Spanish Steps; our room had a separate bedroom area, and kitchen/desk area

Kitchen has fridge (including some complimentary drinks like juice/water/milk), stove and cutlery. Rooms are large & bright with very high ceilings. Bathroom has shower only, and very clean.

Spanish Steps is downstairs (beat the crowds before 9am), Trevi is 10 mins away; Patheon maybe 20 mins, Colosseum 30 mins

Heck, we walked back from the Vatican in about 40 mins (with stops along the way for shopping/snacks)

If you're going to pay over EUR200 for a place in central rome, you might as well get a place that's in the middle of everything
