As others have stated, the location is amazing! You will be ideally situated to walk to many of the places you'll want to visit. And you have the added pleasure of being on the sweetest piazza with a lovely Bernini sculpture topped by an obelisk. My grown daughter still remembers her visit there 30 years ago. This time we visited with the same daughter and her family. The place still has the ability to charm young and old alike.

We took a suite and a delux room. The room (442)was spacious and lovely, but the carpet was soiled and the standard of care dissappointing. I found the room very clean except for the carpet, but the room was not made up until very late both days.

The hotel was very kind to acknowledge our prior visit with chocolates and wine in the rooms, and to honor our request that the suite look out upon the piazza. Too bad that they didn't capitalize on that kindness by offering up a kind word or smile when you are in their presence.

We all enjoyed the breakfast buffet, especially my husband for whom breakfast is all important. Plenty of choices for children, hearty eaters and those like myself that want fresh fruit and great coffee.

The major flaw here is service. The restaurant and front desk staff are disinterested and unhappy and seem to be nursing a generalized resentment. The glaring exception is Paul the doorman. As noted by others, if there is anything you need, speak with Paul. He's delightful, knowledgeable, gracious and generous. A man that makes your coming, going and staying a happy memory. Thank you, Paul!

Stayed here for four nights. The hotel was within a 10 minute walking distance of all the major sights. We are at the roof top restaurant which was superb for both food, views and impeccable service. We had a superior room, which was a little tired around the edges, but the linens, toiletries were changed every other day and the general standard of housekeeping was excellent. The porters were well informed, very courteous and friendly. Would recommend this hotel to anyone.

We had two deluxe rooms traveling with our two adult children. Both rooms were spacious, especially 449, and bathrooms were fine by European standards, maybe even on the larger side. Rooms were nicely appointed but simple. BUT, I totally agree with previous reviewers that housekeeping is not a strength. Dailey housekeeping was inconsistent at best. One day our room was not made up until after 3 pm; Floors seemed dirty; they only turned down our beds one of four nights, the other nights it looked like they practically threw two chocolates on the bed and ran; sheets are not all cotton and feel kind of "pilly"; Pillows are flat and hard. Not what you would expect from the rating of the hotel or the price. Overall space is a plus though.

i agree with previous reviews that the hotel is tired looking in the public spaces. The breakfast room is tucked away, cramped and with minimal windows. The lobby could be lovely with its marble columns but it is just not well done. The rooftop terrace is gorgeous but it is really sad the bar service is ridiculously slow. We have been up there three nights and each time service has been a huge issue. We will see what happens tonight. Overall the hotel is tired. It needs a facelift to realize its potential in such a great location.

But beyond the physical state of the hotel, it's the Service in general that we feel is the biggest downfall and will ultimately affect their success if they don't get it right soon. There is one person for whom this does not apply however and that is Paul at the front door. He is outstanding and understands customer service and how to treat people and to help out.

The rest of the staff from the reception desk, the concierge, the bartender on the lovely roof terrace, the waitstaff in the breakfast room and housekeeping are all sub-par, and borderline rude. It is as if they are just doing a job that they don't like and/ or have not been trained to do. You get the sense there is unrest or tension whenever you have an encounter with a staff member- except for Paul. It is rather disappointing and disconcerting.

If you are booked here you will be in a superb location so don't panic. But don't expect four or five star service. And find Paul if you need help with anything!!

Room Tip: 449 is spacious.

Dear Guest,
Paul is truly one of our best staff members, but my opinion is that the rest of the staff is absolutely not to underestimate. We have professionals with decades of experience training high motivated staff members, with our costumers satisfaction as first goal.
Given that they should not happen, service failures are always possible, specially in high season and peak days, we are sorry that we weren’t able to live up to your expectations. The breakfast room was renovated last year but being in the basement of a 16th century building the windows yes are small, but it’s the breakfast room , not the terrace. The lobby was formed at the beginning of the 20th century and the aesthetics of that time is different from todays. Housmaids are available 24 hour for any need and if you wish your room to be ready before the 4pm deadline for room cleaning, it’s just to hang up the marker on the door. And if you need a softer pillow, you can choose between the three different types we have listed on the bedside table. Hoping that you enjoyed your Roman Holiday despite these smaller annoyances, we will consider you review a spur to better .

I can't compare this to other Rome hotels, but over a three week period, we stayed in 5 other hotels and this was an excellent choice for our needs. It was a beautiful and quiet hotel away from the noise, but in the middle of everything you need. In addition to the amenities, cancellation policy and location, we chose the hotel based upon our need of adjoining rooms for our twins. The rooms were very nice, and although the carpet was a little bit tired. The hotel left us nice gifts of chocolate and full sized Bulgari colognes and perfumes. The concierge and hotel staff was always very accommodating. The breakfasts, which we chose to include, were fine, although you are paying for convenience. My husband was very happy that they had decent American coffee. The location couldn't have been better for us, within short walking distances to most of the major sights. The rooftop garden restaurant was very beautiful, but since the menu was a little too gourmet for our kids tastes, we only ended up eating dessert and coffee and enjoying the view one evening. It was a great experience. My only complaint is that wi-fi was not included for the price, and it was for the other places we stayed for similar type hotels. This was our first stop in Italy and we did arrange for a driver to meet us at the airport, which made things very nice after a 15 hour travel day. Within a two minute walk is an ATM, a travel agency (for helping with train tickets), a pharmacy, numerous dining and gelato options, as well as shops. Also within a couple of blocks was a fabulous chocolate store and a great store called Sandali e Ballerinas that hand-makes custom sandals for you. I would stay at this hotel again and highly recommend it.

Rome is a beautiful city, and the view from our roof top is covering most of the city, a dinner in the sunset have to be your next experience wit us. We have a child menu, by the way, if you don’t want to arrange for baby sitting through our concierge.

The location is simply perfect, the palazzo impressive, the service excellent but breakfast was ok ( nothing more than ok), and the price is simply too high. Our room was large, comfortable with a great view but, for the price, needs a bit of revamping. Maybe best choice is to have a drink on the terrace and pick a better priced hotel to stay overnight. Having said that a great hotel, just overpriced.

This hotel was recommended by a well travelled friend. Our family had 2 rooms for 3 nights at $500 per night per room. For that amount I just expected a bit more. The rooms were small - but manageable. Bathrooms very nice. But the service was mixed - mostly very good but a few not so great ones. What I objected to most was breakfast and wifi not being included for those prices. Continental breakfast another 30 euros. Wifi was another 20 euros for the stay for each room. Location is terrific. I still rate it a 4. But for that amount of money we shouldn't be charged do much for what should already be provided.

We have stayed in one of the Superior rooms and the room itself was very large, roomy and airy which was enjoyable. The room was clean and turn down service very good as well every night. The hotels location is great and you can walk anywhere in Central Rome from here. We had lunch at the rooftop terrace which for fairly expensive and the quality of food not too great. Excellent cosmos though! Also breakfast selection needs a little bit of improvement. The set up is too old fashioned and one morning the staff was so disorganized they could not cope with the guests numbers. Overall, recommended hotel in Rome!

Room Tip: Book one of the Superior rooms.
