“Excellent location, excellent host”

All would agree that the hotel location is perfect for shopping and easy access to key attractions. What makes it stand head and shoulder above its competition is Giovanna, the host and not to forget her excellent taste in interior decor. The latter is majestically unique - from the carpeting, wall color, bathroom everything. A very modern setting in a very old building.
We can't forget Giovanna - her laugh is infectious and most importantly, she is super helpful. She helped booked our bus to Sorrento and her restaurant recommendations were impeccable. It's this personal touch that made our Roman holiday extra special.
If you are into staying in a boutique hotel, with that personalized service in an excellent location, this place is just for you. Btw don't be fooled by its nondescript wooden door entrance!

We chose this hotel due to the location and that there was a room we could share with our 18 YO daughter--in the Coloseo room. Although the hotel has no formal reception, it was great fun to stay in an apartment building in Rome. The hotel consists of five rooms on the first floor of a building (and the elevator is TINY), but well worth the walk up one floor. Modern room, very spacious with a large bathroom. The room has a single serve espresso maker, a tea pot, a real refrigerator (useful to keep water cold or for yogurt for breakfast), and we were provided with delicious croissants every morning with a basket on our door.

An added bonus is Giovanna, who is a warm, friendly and super helpful conceirge/hostess. We loved being able to watch all the activity on the street, but with a street facing room, even with double glazed windows, there is some street noise. But that was not an issue for us, and there are rooms off the courtyard that are very quiet for anyone who could be concerned about disrupted sleep. We would stay here again in a heartbeat!

We stayed in this small hotel for about one week in May. We liked the hotel for three reasons. Our room was well-designed, clean and quiet. The location was excellent, close to most of the places that we wanted to visit. And Giovanna was a very cheerful and most effective host who helped us with our transportation needs. Breakfast consisted of two croissants and espresso coffee in our room.

We booked this hotel after reading the reviews and were not disappointed. This is an amazing find. A small boutique hotel near the Spanish Steps. Excellent location! Dont be fooled when you arrive at this hotel. You are just presented with a green door. No reception! The hotel is on the first floor and does feel like you are entering an apartment block (actually the other floors are apartments). After squeezing our luggage and myself into the teeny weeny lift (my husband walked up), we werent sure what to expect of the hotel. But we were very impressed as we were welcomed by the host, Giovanna.

The small entrance is newly decorated and had a very cosy feel. We stayed in the Pantheon room and what a delight. The room was large enough for us and a baby cot with tea/coffee facilities. The room felt modern and fresh. It had amazing double glazing and free wifi. Within minutes we felt at home. The hotel is 5 minutes to the Spanish Steps and Metro and 20 mins to the Colosseum. Its located in one the many cobbled streets of Rome with shopping and food on your doorstep. Although no breakfast is provided, a small basket of croissants and pastries are left for you at your door at 8am. What a treat. Sure helps to start the day.

However, this hotel would not be what it is if it was not for Giovanna. I have never come across such 5* service from any hotel, not even from an actual 5* hotel. Giovanna is such an amzing host and made our stay that extra special. When we asked where the local ATMs are, she printed a google map and indicated where to go. When our bank card didnt work and we were worried that we would be without any money for a day or two whilst our bank organised a money transfer, Giovanna offered to lend us money and we could transfer back to her. What host offers that?!!! (Luckily our bank card worked at another ATM). When we spilled coffee onto the mattress, we text her and told her we may have stained the mattress, she told us not to worry. And on top of that, as she started work at 10am, she organised a taxi for our departure from home as we had to leave by 9am. Unfortunately as there was a metro strike that day, the taxis were extra busy and our taxi was delayed. She even called and text us in our Australian mobile numbers to inform us. Although not your conventional hotel, we certainly felt this was one of the better hotels we have stayed in from all our holidays. If we didnt live so far away (in Australia), we would most certainly make regular weekend trips to Rome and stay here. One thing is for sure, if we do ever go back to Rome, this hotel would be our first choice. Location, price and service were all 5*!!

We have stayed here (Young Couple) for a 3 nights City Break in May. This is a lovely Place perfectly located at spagna Area, very Calm rooms with a Little courtyard. Rooms are clean, New and comfortable.. The Host is very nice and helpful... Saluti a Otto......

Piazza di Spagna Prestige

We stayed in the Pantheon Room for four nights in early May, 2012. What a remarkable find! Giovanna is a superlative inn-keeper. She provided us with excellent advice for restaurants. The location could not be better: you can walk to most Roman sites/sights from this hotel easily. If the walking is too much, there is a taxi-rank and a Metro stop right down the street.

The room was fantastic and much larger than anything one can reasonably expect to find in Central Rome. The bathroom was wonderful: a huge shower, a bidet, and plenty of room. The room also had a very convenient refrigerator, a state-of-the-art coffee maker, and a handy safe. Clean, comfortable, elegant and convivial. Many kudos to Giovanna for her hospitality and conviviality. Highly recommended.

Like many Italian hotels or B & B's, Piazza di Spagna Prestige does not blare its presence with flickering neon signs. Look for a dark green door (the number is clearly marked) and ring the bell. There are a lot of convenient shopping and eating options on this street. Ask Giovanna about the Ice Cream and the Tiramisu place!

we had 2 excellent rooms here; the first for 2 adults the 2nd for 3. everything was like new and modern. we were on the 1st floor and had a small inner courtyard with 2 small benchs and flowerbeds which were lit up at night. bathrooms with double showers were lovely and new. we were met on time and given keys and instructions as well as street maps and restaurant recomendations. our hosts were very helpful in giving directions and local transport info for the meeting points for 2 tours we had booked. all in all a wonderful experience and i hope to stay here again. location is perfect, just off paizza de spagna and about 100 m to the red metro.lots of restarants,bars and shops all round the area.
