Pros
-The room (we had a triple room for only 2 people) is a really good size. The other rooms are
standard size but just as nice. There are only 6 rooms in the entire bed and breakfast. Ours was
great. Exceptionally clean, everything was brand new, and the bathroom was immaculate. Hot water and great pressure in the shower too.
-There's a safe in the room and a big closet to hang clothes.
-Cleaning lady straightened up and gave new sheets and towels etc. just like a hotel.
-Bed was very comfortable
-It's very private. Noone will bother you there or make noise. It's also away from all the tourists at night.
-Free breakfast was at the cafe directly next door. Not really breakfast, just a croissant and coffee.
- Within 5mins of the French embassy and US embassy (massive) so there was tons of guards and security cameras in our area. Very safe.
-Mini bar prices were very cheap for beer and drinks.
-Taxi stand is 5min walk away, (but we recommend getting the 'hop on hop off' bus tickets to view all the attractions.)

Cons
-No reception, no concierge, noone to greet you.
-When you enter the B and B it's pitch black cuz the lights are on timers, you can easily flip the switch but it's weird to open the door to the floor that its on and it's pitch black.
-You might have to wait if the owner isn't at the building when you arrive. We had to wait about 25 minutes for the owner to get there to let us in and give us a key. It was like going into an apartment building. We were on the 6th floor. He gave us a key to get in the building, a key to get into the b and b, and a key to our room. If you don't have an intl phone it might be a problem as the owners are not always there.
-The location could have been a bit better. It was a good 20 min walk to city center.
-The WIFI was very unreliable. It worked fine the first night but after that the connection was off and on. That is important because we wanted to make dinner reservations and look at tourist attractions to visit. It was very expensive to make phone calls on our intl lines and with no one at the front desk we felt a bit abandoned. The owners helped when we spoke to them in person but again, we had to wait for them to come a few hours before the connection was restored. They made a few suggestions which were very good.

Overall we really liked the place itself. The room was amazing and perfectly clean but we would not stay there again. It was our first time at a B&B and we now know that we prefer walking into a lobby and knowing there is someone you can rely on at all times if need be. If you have an itinerary set for your stay in Rome, or know the city, we highly recommend this B&B, as the rooms are probably nicer than most hotels!

Really nice staff and great room design - with great ensuite bathroom. Good location - close to Termini. Room immaculately cleaned daily - even folding my clothes I'd left in a pile on a chair. Free Wi-Fi in each room and good breakfast (coffee, juice and croissant/pastry) included in price. Only small suggestion for improvement would be if there was an English language TV station - as all were Italian. Having said that you don't go to Rome to spend much of your time watching TV in your room.
Would highly recommend this B&B.

Stayed here for 3 nights. Room was clean, comfy & big. I really love the room! Check-in was fast. You have to inform the B&B about your arrival time, so that somebody will standby. they provide free map in the room. my husband and I refer to the map a lot. very useful. There is ensuite bathroom, which was also clean. toiletries were provided.

The only minus at that time, was they did not have kettle. I think probably the B&B was quite new and some things might not be available yet. Breakfast of croissant & coffee are included in room charges. There were 2 options of cafe- either the one downstairs next to the B&B or another cafe behind the B&B (just a few meter away, by the corner). The 2nd cafe is bigger but I prefer the first cus I think the pastries taste better... :). Breakfast is redeemed by coupon.

Location wise, about 15-20 mins walk to spanish steps.
This was my 2nd time in Rome. The first time, I stayed very close to roma termini (at 69manin street. just 5-7mins walk to roma termini). I think, staying nearer to termini is more convenient, but of course to get a nice room like this in that area could be more expensive. In overall, highly recommended!

We stayed for a 3 days trip to Rome. The ubication is close to Termini station. (Take bus number 92, stop at fiume, then walk down a block and take the right). The staff very nice. The bedroom and Bathroom great. Good recommendations for restaurants and pizzerias written in a great book in your room. We loved to stay here. We will stay here again.

Last thing to say first: The B&B scared me once I saw the small entrance. However, followed by the warm and kind welcome by Claudia (the receptionist lady), I was impressed by the efficient use and level of service of the cosy place. I highly recommend without hesitation.
The hotel is located on the 4th floor of a traditional Roman building. It is located in the city centre and close to the main train station and has only 6 rooms. The room we had was bigger than i hoped with a high ceiling and a bathroom big enough. It was very clean and had a nice decoration. The breakfast is like French breakfast, consists of a patisserie of choice, a coffe of choice and fruit juice. It was quite delicious and sufficient for me but some could find it too few for breakfast.

Currently Interailing around Europe and weren't expecting much based on the price. We were however pleasantly surprised. Excellent friendly staff, super tidy rooms, flawless amenities and free breakfast included. Really nothing I could fault with the hotel.
