we arrived early morning before check in time. the staff stored our luggage and asked us if we would like to stay for breakfast. the room was very comfortable. we were walking distance to most sightseeing. the hotel was very secure at night, you must be buzzed in at night no matter how late it was there was always someone at the desk..spanish steps around the corner as were fontana di trevi, patheon and fontana novella, we only caught a taxi to st peters square. good restaurants nearby. staff always very friendly, nothing was too much of a bother, breakfast was always plentifull. we would stay there again. thankyou for making our first time in Rome memorable.

We had such a great time. This hotel was in a great location, easy to find and the staff was extremely helpful...even lending us a convertor for our computer. There was more than enough room for our family and was very clean. Breakfast was served in a charming breakfast room that had options for all appetites. We would stay here again for sure.

This hotel is a true gem in the city: super central yet quiet at night. Situated in the best shopping street. Rooms are clean and modern; romantic boutique style, same counts for the bathrooms. The lobby / breakfast room is cute with antique furniture. Excellent staff, extremely friendly and helpful.

A few critic notes: wifi connection in rooms is really bad and I could only use it by my door (room 32). Also having to login with the hotspot is quite annoying. Also: the building is old, therefore thin walls and you can hear your neighbours talking on a normal tone even. The hotel could definitely benefit from some sound proofing!

Over all the stay was great and I would definitely recommend it, just bring earplugs when you're sensitive to noise.

All the reviews are really helpfull to us to understand where we can get better and what we are doing good or not.
We are glad you liked the location of our Residenza, which is the best: so centrally located that you can walk to all the main attractions!
As you wrote, all the fornitures are antique and they're part of what makes our Residenza a special place where to stay during a vacation.
About the problem with the wifi we would like to explain that unfortunately that problem didn't depend on us but on the company that provides us the internet (Telecom Italia) and this caused a reduction on the wifi signal but also a problem on the Landline inducing the reception not to be able to work properly for almost two days, tand hereafter the line was reactivated. We are very sorry you had this problem and even though it didn't depend on us we apologize for the incovenience.
Let us also say that the building where the Residenza is located is not old but ancient, in fact it is dated back to the 17th century.
Finally, we are very sorry for the noise you could hear and we are sure that if you would have complained with the reception they would immediately offered to change room.

So pleased with my booking, gorgeous room with ensuite, centrally located in quiet & very safe street in Spagna. Delightful breakfast served daily in charming breakfast room. Staff were most helpful with every enquiry. Highly recommend a stay here

there is a guy to help with luggage up and down but i didn't know about it. i booked through expedia and it was the cheapest room for 3 people. looked again later and the prices just kept going up at the rest of the hotels. we had a huge room facing the street and it was quiet. we got there around 10 and the lady in front made us feel so welcome! we'd just got through an hour drive from civitavechia, just getting off a cruise. so we were tired, car sick and just needed to sit. there was a lovely sitting room that doubles as the breakfast area and a lady makes awesome cappucinos! so we sat checking our emails and figuring out what to do for the rest of the day. when we got back the our room was ready and it had a huge bathroom and cool ceramic tiles. our room was cool too. huge high ceilings, modern bathroom and a stocked fridge that was free! that has never happened before! water and sodas were free and restocked daily. i'm not sure if it was because of expedia or if they do that for everyone. very close to spanish steps and metro, the trevi fountain and the pantheon. the staff was very helpful and i'd stay there again. we felt very secure as the front is locked and you must be buzzed in. the wireless internet was very strong and we could finally catch up on all our emails.

there is a great park above the spanish steps if you want to get away from the hawkers and crunch of the city. could not ask for a better area to be in. this was our second stay near the spanish steps and though our first hotel was nicer, it was also much more expensive. almost forgot the robes and house slippers, very nice touch. staff was very helpful in recommending restaurants and arranging taxi to the airport.

Room Tip: we had room 44 which is one flight above lobby and facing the street. no problem with noise. there...

Staying in this hotel was the highlight of our stay in Rome. Location is amazing, in the middle of upmarket shopping street and 3 min walk to the Spanish stairs. Very quiet once the shops are closed, but everything is within walking distance. Service was very good. The room was cosy and well furnished. Breakfast - very good quality. Freshly baked croissants were delicious, proscuitto and cheese were of good quality and excellent cappucinos. As there is no more than 10 rooms, we never ended up eating breakfast with more than 4 other people. 2 out of 4 times, were ate completely alone by an open window facing the street. We walked everywhere apart for one time when we wanted to get to the StPeter's Basillica early in the morning. We found out that the subway station was directly by the Spanish Stairs which was quite convenient. All in all, we loved the hotel and definitely would stay there again. Almost forgot, one thing that my husbank was not happy about (otherwise he is also quite lyrical about this place) was that the hardness of the bed matress. So, those who are particularly sensitive, should probably opt for a different place or maybe inquire if there are softer beds in other rooms. To me it was just fine, but apparently I am not so sensitive :)

Stayed for two days in March 2013. The hotel is a small gem with superb location and very friendly staff. The bathroom is tiny but very clean and functional, beds are very good, breakfast is fine. Will definitely recommend to friends for a short visit in Rome.
