Some friends who had stayed here recommended this hotel and we have not been disappointed. It is an old building with lots of character but our room had an updated bathroom and an air conditioner and the building had a lift. Free wifi was another great feature, as was the garden outside where you could sit. We enjoyed sitting in the roomy and beautiful lounge area for guests and enjoyed having afternoon tea made for us each day by the staff. (There were no tea or coffee making facilities in the room). Breakfast was also included in the price, though it was quite basic. The best thing was the helpful and friendly service. Nothing was too much trouble, from recommendations of where to eat, to organising our transport to the airport, to making tea. It is a family business and you feel like part of the family when you stay here.

This hotel is a fine budget hotel which is just a few minutes walk from the Termini train station. Customer service is excellent, rooms are very small very hard to move around with 2 people. Pics on web site are upgraded rooms only. Breakfast is OK. Hotel is not within walking distance to any sites you must take a bus to reach the real city center.

If you want an hotel which has friendly and efficient staff, a location that is convenient for transport links, and one where they care about you, this is it! It is not one of those flashy, impersonal new-style hotels, or one of those full of travel company parties, but a traditional family-run hotel in a charming old aristocrat's town-house.
The room (we had a family room as we were staying a week), was comfortable and well-equipped (unless you can't live without the likes of an iPod docking station, that is!) but, as is so often the case in mainland Europe, there was no kettle/drink making facilities. Nonetheless, there was a fridge which was enough to keep drinks etc.cool.
The breakfast was good and (as others have stated) the coffee was excellent and made a good start to the day.
The father and son team, Claude and Filippo, was very professional, as were their colleagues, and we will definitely stay at this hotel again - why look elsewhere??

I always need a place near a main transport centre in a foreign city! For Rome, this is it - been there every year since about 1990. Friendly staff make you welcome, original rooms have those high ceilings and I would rate their new modern bathrooms a good 5*. One and a half blocks "up" Via Vicenza, from Roma Termini, means you can drag your suitcase past the taxi rank and get into a hot shower in no time after arriving from Fumicino Airport or another city. In the 1990's some beds were a bit uncomfortable, but not anymore! I found the rooms always clean. Only negative is in the May-student season - those open-air conversations till 3am are a no-no from a Swiss school...

Before coming to Rome we'd already booked a hotel but apparently booking.com didn't send our reservation to the hotel in which we thought we'd booked a quadruple. It turned out though that it was us being lucky:D Cause we were lucky enough to run into this wonderful hotel on our way when looking for a place to stay! It was wonderful! Both of the receptionists that we got to know, Antonio and Philippe, were very friendly, helpful, handled different kinds of situations very professionally and spoke very good English, rooms were nice and comfortable, breakfast was richly served(especially coffee, that alone is worth staying in Villa delle Rose:D) Don't hesitate when looking for a hotel to stay at in Rome and surely book this one, you most definitely will not regret it!:)

We stayed in this family run hotel in July 2012. The location was great, only 2 blocks to Termini Train Station. Felipe and all the staff were friendly and helpful. The room was nice, the a/c was cool. We asked for a room sufficient for a family of four. I loved the layout; it was a loft room. Downstairs was pull out couch, chairs, fridge, tv, bath and upstairs was a single bed and a queen bed and closet. It was very comfortable and quiet. We enjoyed a glass of wine (our own) one evening on the roof which was peaceful and breezy. Another night we enjoyed a beer (we brought it ourselves) in the downstairs patio. The breakfast was good, with lots of options and great coffee. The building was interesting; a bit outdated but the family works hard to compete. There are mosquitos outside at night. Bring bugspray; they are aggressive bugs. The beds were comfortable. The pull out couch was a bit uncomfortable.

Room Tip: Be clear in your request what you need and they will try and accommodate you.

We stayed here for 2 nights, 3 days in May 2012. The hotel rooms were small (well that is the case with most italian hotels) but clean and nice. It was very simple with basic amenities. The staff was nice and courteous by Italian standards :-) Very centrally located, walking from ROMA Termini. In Rome, you will have to take the train so this is a very good location. No AC in any rooms. Though we did not need it at all.

Room Tip: All rooms are good.
