Stayed at the Spring House this July. Great hotel near Vatican City -- about a 1 minute walk to the Vatican Museum (but if you count the time to walk to the beginning of the line during peak season, maybe 5 minutes)? About 5-10 minutes to the nearest metro station (Ottaviano I think?). Very convenient to St. Peter's, Vatican Museum, and Castel S'Angelo. Other tourist sites are just several metro stops away.

Hotel is very clean and great selection for breakfast. We stayed in a quadruple room which was very hard to find in Italy. Cozy, but clean.

Great hotel! Steps from the Vatican Museums & St-Peter's. Staff was extra friendly and helpful. Room was small but very confortable, clean and very nice decor. We arrived early in the morning and although the room was not ready yet, the invited us to have breakfast and to freshen up in a very nice and big bathroom. Basically treated us like family! Very good location for shopping also on Calo di Rienzo, close by. I highly recoomend it and would go back myself.

This was our first visit to Italy. I chose a hotel solely from the reviews on Trip Advisor and we weren't disappointed. We stayed at the Spring House in a triple room for 4 days and then went onto Florence for 5 days. Our hotel in Florence was a 4 star hotel and was not as nice as the Spring House which is a 3 star hotel. Here's our review:
THE GOOD: The staff were fantastic! They spoke English very well and were very interested in our satisfaction not just with the hotel, but also with our stay in Rome. They were the best staff we encountered in our entire stay in Italy. The breakfast was excellent. We actually looked forward to breakfast each day. Hot food, fresh fruit, good selection of baked goods, cold meats and cheeses, tomatoes/mozzerella, cereal, yogurt, three types of juice and cappacino's made to order were on the menu each day. The cleanliness was a real highlight. We remarked how clean everything was (we even walked the floors in our bare feet). The location is great not only because you are literally a block or so from the Vatican Museum, but you're only two blocks from the Cipro Metro station. We bought passes and between the buses and the Metro, we were able to get anywhere in the city with no problem at all.
THE BAD: There are a few things worth mentioning, but they are all related to our American hotel expectations and were not unique to the Spring House. The first is the size of the room. It was tiny. Although we had a triple, it was the size of most American single rooms. The bathroom was a very small and the shower was possibly the smallest I've ever encountered in all my travels. We got used to it and the fact that the room was spotless and maintained that way each day was more important than the size. The second is the standard European "light air conditioning". Our air conditioning worked well, but you couldn't make it colder no matter what the setting. While the room was considerably cooler than the hot July days in Rome, it wasn't near the level of air conditioning that we're used to in the U.S. Once again, it was the same type of "light air conditioning" that we encounted in restaurants, shops, etc.
THE UGLY: Nothing hit the UGLY list with the Spring House.

OVERALL: The next time I get to Rome, I'm booking at the Spring House. As I mentioned earlier, it was better than our 4 star hotel in Florence. I highly recommend it.

Bonus Tip: While in Rome (if you're visiting during the summer months) visit Tiber Island. It's a real locals evening event with Arts/Crafts and alfresco dining. No English on the menus or spoken by the waiters, but it's worth the wonderful food and experience that you'll have.

Following the good reviews , our stay at the Spring House was
spot on..
Close to the vatican , close to transportation ( taxi , subway etc..)
and with a good level of comfort and service , Spring House was
definetely a very good choice for our stay..
A little word about the attentive and dedicated service of
Terezinha at the breakfast....which was delicious..

Will come back.,..

I cancelled my reservation and stayed at the Hilton at the Rome airport. The Spring House Hotel still charged me for one of the two nights I had reserved.

This hotel was excellent. It is located within walking distance of the Vatican. The staff were extremely helpful and friendly. They recommended a restaurant within walking distance where we had a fantastic meal. There is also a great ice cream shop just around the corner. The hotel arranged our taxi to the airport, we got a suited chauffer in a Mercedes people mover, all for 50 Euros! The rooms were really clean and the breakfast was by far the best we had during our trip. Just two streets away there is a food market which sells a huge array of meat, fish, fruit, vegetables, bread and pastries. We would recommend this hotel and would definitely stay there again.

We stayed at the Best Western Hotel Spring House for 5 nights on 6 July 2007. This hotel is a greal little gem within just a 3 minute walk to the Vatican Museum entrance. The location is quite a distance away from the rest of the sights but public transportation including taxi stands are all close by. The street its on is quiet at night and we've walked it in the wee hours with no problems.

From the moment my sons and I arrived, the staff makes you very welcome. They are extremely customer oriented and I'm talking not just the front desk. The rooms are typical european sized, meaning a tad small by american standards but clean, modern and well-maintained. Breakfast was consistently good and offered enough variety.

The shower is tight. You can barely turn around without rubbing the walls. Still the bathroom is clean and modern.

They have a small bar where you can order drinks and meals. Its pretty handy when you've done a full day of sightseeing and want to munch something light (or heavy) before you head on out again.

Overall, this hotel is one of the best bargains in Rome. Definitely recommend this to couples, families, seniors, and budget conscious travellers who want a little bit of luxury and the most bang for their buck.
