“Great Stay at St. John's Terrace”

My husband and I recently traveled to Rome for three nights and were very pleased with our stay at St. John's Terrace. We really had nothing to complain about. The rooms were modern, clean, quiet and the shutters are capable of closing to completely block the sun from entering the rooms (which is awesome for anyone wanting to sleep in). A complimentary continental breakfast was included in the very affordable hotel rate as well as water, espresso, tea and soft drinks at any time of day at no extra charge. We were even surprised to come home to complimentary bottles of wine twice during our stay. Marco, the manager was amazing. Went over and above to make sure we were having fun. He sat down with us upon our arrival with a map and highlighted all of the areas that we should visit including historic sites, small family run Roman restaurants and great places to shop. We had such a great time. It was an all around perfect stay!

This place is fantastic, a very warm welcome from Giorgio with loads of info on sights, transport and restaurants. The rooms are modern and spotless and breakfast on the roof terrace was wonderful. Lovely touches like strawberries and wine left in your room after a days sightseeing. Really can't say enough great things about this guesthouse, except we will come back.

St. John's Terrace is a small place in the heart of Rome, just walking distance from St. Giovanni's Basilica. Giorgio, the owner of the apartment, is one of the nicest and helpful person I have ever met during a hotel stay. What I really appreciate was Giorgio taking out time and explaining us major attractions, good places to eat.

The entire place has a nice warm feeling to it. The place has been nicely done up and the rooms are neat and tidy. The fixtures are of extremely good quality and the rooms would compete with any good 4-star property.

One of the good things is the common terrace. It has a good view of the street. We enjoyed the breakfast in the morning and complimentary refreshments post a long sight-seeing day on the terrace.

Room Tip: If you can, ask for the room with view of St. Giovanni's Basilica.

We stayed here a week ago - booked it last minute. Did not regret it!

Once I booked I got an email from Giorgio the manager - with an attached map and directions. Also an offer to arrange a taxi from the airport for €45 - very competitive - and offer we took up.

A lovely sunny Sunday meant lots of traffic so the 26km journey from the airport took a hour. We arrived at St John's Terrace - a boutique B&B on the top floor (7th) of a residential block. The building is quite plain but as you buzz the intercom and take the small lift upto level 7 - you were greeted by Giorgio in a modern reception.

He immediately took us onto the terrace - got us a cold drink from the fridge and got a map. He spent 15 minutes marking a map - giving invaluable tips on Rome, where to get tickets for certain attractions, which buses and metro to take, which parts of the city to visit and what time to goto the Vatican - all spot on!

We were then put into room 2 an ensuite room for us to stay two nights and he was going to upgrade us to the bigger room 1 (see pictures) for the remaining three.

Both rooms are modern styled, new and sleek. Apart from the odd dirty bathroom tile, the rest of the place was spotless - kept in good order by Felicea. The lady who serviced the rooms daily.

The rooms can be noisy but you are in the middle of the city. The place is 20 minutes walk from the Colosseum and has fantastic bus and metro links to all parts of Rome (bus stops and metro station a 3 minute walk). The aircon didn't work though Giorgio told us that this is due to a Rome city ruling that aircon is not allowed to be used till mid-May, perhaps that should have been clear at booking.

Brekkie was a simple affair - tasty pastries were a joy. Nespresso machine with pods, other hot drinks, cans of pepsi, schweppes tonic water and fruit available all day. Perfect after a long walk during a hot day.

Giorgio was around most days and he always checked to see how we were getting on - he also informed us that there would be a transport strike on the day we were leaving and hence booked us a taxi back to the airport (which only took 40 mins). On the last day Felicea left us a small bottle of Prosecco courtesy of Giorgio - a nice touch.

Rome is a great city - perfect for a 3-5 day break. This place is a great base to explore this great city. It's modern and clean with great service.

Room Tip: The 2 ensuite rooms are great (rooms 1 & 2). Room 1 is large and roomy with a sofa.

Very nice rooms, good quality beds, charming and helpful owner, nice terrace, very very clean (room service every day), well located (city centre reachable in 15min)! I was positive surprised and can highly recommend for a stay in rome!

Better late than never! We, three women visited Rome in October 2012. Our accommodation was St John’s Terrace, held by two brothers, Giorgio and Marco. We needed one room for three, so this was an excellent choice! Really nice and clean room with lot of space, including bathroom. Also the location is excellent, 20 minutes of walk to the Colosseum and also subway station is close.

In the morning we ate breakfast at the terrace on the top of house –wonderful! Breakfast was good and service excellent: Giorgio himself made coffee for us. Value for the price is excellent! I strongly recommend this and I’ll stay in St John’s Terrace also next time when travelling to the wonderful Rome!

Our flight was two hours late departing Munich for Rome. For our patient, helpful, friendly, welcoming host Giorgio, this was not a problem. When we arrived, he spent at least 20 minutes showing us everything about the room and building, and --best of all-- detailed routes around the city's attractions and hints for maximizing our time in Rome.

We loved our spotlessly clean room (the tilework in the shower was particularly pretty and felt great on our feet), the views from the 7th floor out onto the San Giovanni neighborhood, and the easy walk to both a bus stop and the San Giovanni Metro stop.

In short, an unbeatable value all around!

Room Tip: Very clean en suite bathroom with good water pressure and temperature and beautiful tile work.
