I was going to wait until after our vacation to write our review, but as luck would have it our train to Venice has wifi so I'm doing it today, after just checking out this morning.
We discovered this B&B on tripadvisor and it was our pick due to the limited space available in Rome for 3 people in 1 room, plus the location and price was good. I've learned from various travel that having a room within walking distance to the sights is ideal and this place really delivered on that this trip. It was muggy and +34C for our two days and boy was it nice to have a quick 15 minute walk back to the room to have cold showers and air conditioning. BTW, the rooms have amazing air conditioning! Our "jr suite" had 2 of them, one in each room and each with remote controls and they were so powerful. they also had a "night time" mode for whisper quiet operation at night.
As others have mentioned, the breakfast was a packaged affair, but the croissants and coffee were very yummy. there was also yogurt, juices and milk in the fridge.
We arrived very early and were accommodated nicely for early check-in. Alberta the hostess met us and was incredibly kind and helpful. As we were getting the orientation on how the kitchen worked, a couple (also from Canada) were just checking out and gave Alberta hugs on the way out. I knew right then we had made the correct choice.
We were given great, and I mean GREAT recommendations for restaurants for dinner. Other practical info for getting around, buses, taxis, etc.. She offered to assist with taxis, but it's just a short walk down the street to the taxi stand by the colosseum so we just did that.
Our daughter reports that the mattress on the fold out bed was comfortable. The master bed mattress was a bit squashed in spots, but wasn't too bad. The bathroom was functional, TV's had hundreds of channels, but none I could find in english. Free high speed Internet though made up for that.
When we buzzed to arrive the first time, we almost didn't hear her over the speaker so listen carefully. Also, she said "come up to 2nd floor" which I guess is an Italian thing, from a Canadian perspective, it was the 3rd floor. So when you get there and go up the first couple steps, you then have 4 sets of 10 stairs each to reach the correct door. Oh, that reminds me, the door is built like a fort knox vault! you will feel very secure when you see how this thing locks. :-) The individual rooms also lock very securely. There are no in room safes, and there is a cleaning lady who comes in every day, but we had no issues or concerns.
They provide soap and shampoo. Electrical outlets are standard european two (round) pin and are plentiful. Bring a simple adapter if you're from North America.
After our initial check-in, we did not see Alberta again, but we did have occasion to call them for something on the 2nd day and they answered and were very helpful.
The street is directly up from the colosseum, about a 15 minute walk. In fact you can see the colosseum from the room and street which made it super easy to get our bearings. There are 2 convenience stores close by that sell fruit, booze, snacks etc... There are also restaurants very close by, but do yourself a favour and take Alberta's advice and walk down a bit further to the one's she recommends. (make reservations! they are VERY popular).
We felt safe walking the street, even at midnight. It's very well lit. There are a few gay bars on the street right next to the colosseum, and you could tell the area catered to that community but if they taxi driver hadn't pointed it out, I probably would never have noticed it. Nothing overt was ever encountered.
The "Rome by Segway" tour location is also right around the corner so if you're planning on doing that, this is another plus as you can walk home after the night-tour. (recommended!)
This is not a 5 star place. No pool. No room service. But you will not be disappointed. It is clean, secure, provides spacious accommodation, great air conditioning, great location and owners who obviously care about your stay being comfortable and enjoyable. I would absolutely stay here again.
